    NOTICE
    This pertains to your failure to refund the amount of EIGHTY-FOUR
    THOUSAND EIGHT HUNDRED FOUR PESOS AND 40 CENTAVOS
    (P84,804.40) due to my client, _____, which represents his down-payment for a
    home unit in your subdivision project located at ______.

    Such refund was made for your continuous failure to deliver the subdivision
    project on the date agreed upon which resulted to the damage and prejudice of
    _____.

    Furthermore, this unacceptable failure runs contrary to the spirit and intent of
    Presidential Decree No. 957, not to mention, the pertinent provisions of the Civil
    Code that regulates the rights of a buyer of real property on installment.

    Because of the inconvenience and prejudice that you have caused____ was
    constrained to hire the services of the undersigned lawyer.

    As such, a FINAL DEMAND, trough this Notice, is hereby made upon you to
    settle the amount of P84,804.40 due to my client for reasons above stated, and the
    amount of P1,000.00 for the cost that ____ incurred in the making of this demand
    letter on or before 27 October 2020. Otherwise, your failure to settle P85,804.40
    on the said date will result in the filing of appropriate legal actions against you
    before a tribunal of competent jurisdiction.

    You are now reminded that it is in your best interest to give this matter a prompt
    and preferential attention so that you can avoid the expenses and inconvenience of
    litigation.
