SPECIFICATIONS

This specification is an integral part of the Technical Specifications. For the purpose of
simplification, specific and distinctive materials and application of the project are the emphasis
of this document as follows:

1.0 GENERAL REQUIREMENTS

1.1 Topography -verify all existing elevations, structures, natural growths (trees,
shrubs, roots etc.) which will conform with the related proposed plans,
(architectural, structural, sanitary, electrical, mechanical, landscaping etc.).

1.2 Setbacks - verify with local building and association laws for any setback
requirements.

1.3 Height Limitations - verify with local building and association laws for any
height requirements.

1.4 Existing Utilities - verify all existing utilities on site (sanitary, electrical,
mechanical, etc.) which may affect the construction. Any alteration, revision or
relocation shall be subject for approval by concerned authorities.

1.5 Permits - all necessary permits (Building, Sanitary, Electrical, Mechanical,


Association, etc.) required by the local building laws should be furnished before
starting the construction.

2.0 SITEWORKS

2.1 Scope of Work

2.1.1 Staking out of building, establishment of lines grades and


benchmarks.

2.1.2 All excavation work including all necessary shoring, bracing


and drainage of storm water from site.

2.1.3 All backfilling, filling and grading and removal of excess


materials from site.

2.1.4 Protection of property, work and structures, workmen, and


other people from damage and injury.

2.2 Clearing & grubbing

2.2.1 Clear the “Contract Area” within limits shown on the
location plan of fences, trees, logs, stumps, bush,
vegetation, rubbish or other perishable, objectionable or
unnecessary matter, except existing structures and growth
designated for preservation.

2.3 Lines, Grades & Benchmark

2.3.1 Stake out accurately the lines of the building and of the
other structures included in the contract and establish
grades thereof, after which secure approval by the
Architect before any excavation work is commenced.

2.3.2 Erect basic batter boards and basic reference marks as


directed by the Architect at such places where they will not
be disturbed during the construction of the foundations.

2.3.3 Store materials and conduct work in such a manner as to


preserved all reference marks. Re-establishment of lines
where necessitated due to negligence on the part of the
contractor shall be done at the Contractor’s expense.

2.3.4 Construct two permanent benchmarks of previously known


or determined elevations near or within the site of
construction, for the purpose of determining any
settlement that may occur during the progress of
construction.

2.3.5 Take readings, once every week, of the elevations of at


least 4 points in the building during the progress of
construction work under contract, as directed by the
Architect.

2.4 Excavation

2.4.1 Structural excavations shall be to the depths indicated


bearing values. Excavations for footings and foundations
carried below required depths shall be filled with concrete,
and bottom of such shall be level. All structural
excavations shall extend a sufficient distance from the to
allow for proper erection and dismantling of forms, for
installation of service and for inspection. All excavations
shall be inspected and approved before pouring any
concrete, laying underground services for placing select fill
materials.

The Contractor shall control the grading in the vicinity of


excavated areas to prevent surface drainage running into
excavations. Water, which accumulates in excavated

areas, shall be removed by pumping before fill or concrete
is placed therein

2.4.2 Where rock occurs and footings are indicated to rest on it,
the rock shall be leveled to a clean, even, hard surface.
Sloping rock for bearings shall be stepped and treated in
the same manner.
Excavation of trenches for pipelines shall conform to the
typical sections as shown on the plans.

2.5 Shoring, Bracing & Sheet Piling

2.5.1 Provide, erect and maintain all necessary shoring, bracing,


sheet piling, planking, cribbing and or coffer dams as may
be necessary and as may be required to support adjoining
soil, to maintain excavation and banks in safe and stable
condition, to prevent cave-ins and to permit effective
drainage or pumping out of water from excavation.

2.5.2 Locate such shoring, bracing, sheet piling, planking and


cribbing and coffer dams at sufficient distance away walls
and other permanent work to permit erection and removal
forms, application of damproofing, installation of sub-soil
drains, pipes and other permanent work. Drive shoring,
sheathing etc. below the bottom of the excavation, deep
enough to maintain the bottom.

2.5.3 Provide necessary and required decking, guards, fences,


barricades, planking, warning signs and the like to
maintain safe pedestrian and vehicular traffic and to
render all work safe to life and property, safe to workmen
and other persons within or near the premises.

2.5.4 Remove any shoring, bracing, sheet piling, planking,


cribbing or any non-permanent sheet pilling, which are not
necessary to remain in the work as may be directed by the
Architect.

2.6 Filling & Backfilling

2.6.1 After the forms have been removed from footings, piers,
footing walls and foundation walls etc., and when the
concrete has attained full design strength, and after the
Architect has inspected and approved the concrete work
and has given authorization to proceed, promptly backfill
the excavation.

2.6.2 For backfiling, use materials excavated unless otherwise


directed by the Architect. Materials to be used for

backfilling shall be free from any objectionable matter. Do
not use stones over .5 cubic foot. Place backfill in uniform
horizontal layers not exceeding 150 mm. in thickness, each
layer being thoroughly compacted and rammed by
wetting, tamping or rolling. Later, after backfilling has
settled, fill all shallow places to bring it up to grade.

2.6.3 When shoring, bracing or sheeting is removed, fill voids


with sound materials and in the manner as herein above
described.

2.6.4 Where open tile drains are indicated around the building,
cover with crushed rock or gravel for a depth up to 300
mm. below indicated finished grade of ground surface,
where open tile drains are indicated under floor slabs,
cover with crushed rock or gravel fill shall be graded from
coarse to fine.

2.6.5 On areas where slabs rest on existing, natural, firm earth


surface, and such surface is not entirely up to required
level, fill all hollow portions with cinder concrete to the
required level before the slab is placed. No earth fill will
be allowed.

2.6.6 On areas where slab rest entirely on earth fill, the earth fill
shall be placed in a horizontal layers not exceeding 150
mm. thickness, each layer being thoroughly compacted
and rammed by wetting, tamping or rolling. Do not placed
the crushed rock or gravel layer which is to served as a
base for the slab until all settlement has occurred and
earth has been leveled and accurately graded.

2.6.7 Backfill, fill and grade to new surface grades as required.


Reform exterior grades in accordance with plans, to easy
contours where contouring is needed, with allowance for
topsoil depth. If sufficient sound materials are not on
hand to complete filling operations to required grades,
furnish it at no extra extra cost to the owner. Take into
account requirements for landscaping work, if any make
backfilling to such grades as will insure proper
performance and completion of such work.

2.7 Placing & Compacting Fill


2.7.1 Common fill shall be approved site excavated material free
from roots, stump and other perishable or objectionable
matter.s

2.7.2 Select fill shall be placed where indicated and shall consist

of crushed gravel, crushed rock or a combination thereof.
The material shall be free from adobe, vegetable matters
and shall be thoroughly tamped after placing

2.7.3 Before placing fill materials, the surface upon which it will
be placed shall be cleared of all bush, roots vegetable
matter and debris, scarified and thoroughly wetted to
insure good bonding between the ground.

2.8 Disposal of Surplus Materials

2.8.1 Any excess material remaining after completion of the


earthwork shall be disposed of by hauling and spreading in
nearby spoil areas designated by the owner. Excavated
material deposited in spoil areas shall be graded to a
uniform surface.

2.9 Concrete Paving for Ramp


2.9.1 “Nonskid Plain waffle tiles” as manufactured by EZ Rocks.
Submit sample for Architects approval.

2.9.2 Dry pack mixture for laying of Non-Skid Plain Waffle tiles.

2.10 Drains & Inlets - refer to Sanitary Specifications.

3.0 CONCRETE

3.1 Scope of Work

3.1.0 Concrete works shall cover all footings, columns, grade beams,
suspended beams, suspended slabs and slab-on-fills.

3.2 Concrete Materials

3.2.1 Cement - shall be of Portland Cement Type I, Holcim Excel or


equivalent. Refer to Structural Specifications

3.2.2 Gravel – shall be clean, sharp and siliceous free from loam silt or
other impurities. Sizes must be in accordance to the Structural
Specifications

3.2.3 Sand – shall be river or fine sand

3.2.4 Water -for mixture shall be of clean and potable type.

3.3 Concrete Reinforcements

3.3.1 All reinforcement shall be of a minimum grade of 40 deformed


type reinforcing bars, by Steel Asia or equivalent (Refer to
Structural Specifications and Plans).

3.3.2 For every delivery, the supplier shall provide the owner and the
Architect the material’s certificate of conformance.

3.4 Concrete Formworks

3.4.1 Timber, plywood, steel or combinations. Refer to Structural


Specifications.

3.4.5 Concrete floor slab – to use a “Super Deck” by ARCHITECKS.

3.5 Mixture, Pouring and Curing

3.5.1 Mixture shall have a minimum compressive strength of 3,000 psi


at 28 days except as specified herein. Slab on fill shall have a
minimum compressive strength of 2,500 psi. Mixture shall be job
or transit mixed whichever is applicable.

3.5.2 Random sampling of a minimum of 3 specimens shall be made per


scheduled pouring. The said shall be tested on approved
laboratory and all expenses for testing shall be shouldered by the
Owner. Testing for reinforcing bars shall be optional.

3.5.3 After pouring, side forms shall be allowed to stripped after a day.
Bottom forms shall be allowed to stripped 21 days after and shall
be provided with shoring up to the 28th day. Any approved
method of curing shall be allowed.

3.6 NOTES: All other structural materials not specified herein, shall refer to the
Structural plans and specification.

4.0 MASONRY

4.1 Scope of Work

4.1.1 This scope shall cover all interior and exterior walls including all
topping works of all slabs.

4.2 Masonry Materials

4.2.1 Concrete Hollow Blocks – shall be of 5” thick for all exterior and
interior walls and shall have a minimum compressive strength of
350 psi. Refer to Structural Drawings and Specifications. Submit
sample for Architect’s approval.

4.2.2 Masonry Reinforcing & Accessories - shall be of 12 mm diameter
grade 33 deformed bars spaced at 0.60 meter on center both
ways. Refer to Structural Drawings and Specifications.

4.2.3 Mortar & Masonry grouting and plastering - cement shall be of


Masonry cement, Holcim Wallright or equivalent and Holcim Excel
or equivalent for topping works. Only clean river sand for
aggregates shall be used. For plastering and topping, sand shall
be sieved with a maximum sieve of 1/8”. Water for mixture shall
be of clean and potable type.

4.3 Application

4.3.1 All masonry walls shall be plastered in satin finish unless


otherwise specified in the plans. All slabs shall be topped with a
variable thickness and method of finish depending on the finishing
materials that will be situated over it as long as the cumulative
thickness of the topping and the finishing material shall be of 50
millimeters from the rough finish slabs.

4.4 NOTES: All other structural materials not specified herein, shall refer to the
Structural plans and specification.

5.0 METALS

5.1 Scope of Work

5.1.1 This section covers all metal works including supply of materials
and installation processes.

5.2 Materials

5.2.1.1 Metal Coatings – to use Red Oxide Primer for all structural
metal members, for metals exposed to weather and hard
abrasions shall be in Epoxy metal primer and for architectural
metal surfaces finishing must be automotive lacquer paint.
Refer to Section 8.6 for Paint Finishes.

5.2.1.2 Structural Framing System – refer to structural drawings and


specifications and must submit shop drawings for Architect
and Structural Engineer’s approval.

All ceiling eaves and niche framing system shall be of “Jea
Max steel “with a gauge of at least GA 23 or 0.7mm. Refer to
Architectural drawings.

5.2.1.3 Gratings and Trench Covers – Refer to architectural and


sanitary drawings. Submit sample for Architect’s approval

5.2.1.4 Architectural Metalworks – Refer to architectural drawings.


Submit sample for Architect’s approval.

5.2.1.5 Canopy, Railings and Handrails – Refer to Architectural


Drawings. Must submit shop drawings and sample for
Architect’s approval.

5.2.1.6 Miscellaneous Metal Works – submit professional shop


drawings for fabrications, connections and erections of
miscellaneous metal fabrications.

6.0 THERMAL AND MOISTURE PROTECTION

6.1 Scope of Work

6.1.1 This section covers the supply and installation of insulation and
waterproofing materials required in the drawings and plans.

6.2 Materials and Applications

6.2.1 Waterproofing and Damproofing – to use “Hyperdesmo A610”


polyurethane liquid membrane for Roof deck, Balcony and ledges
area. Use “Plexibond” by Boysen for firewalls and basement area
or equivalent.

6.2.3 All applications shall be strictly as per Manufacturer’s


Specifications. It shall strictly be performed by licensed or certified
applicators/ waterproofing contractor representing waterproofing
manufacturer or insulation company specified herein.

6.2.4 Furnish all labors,materials, equipment, plans and other facilities


required to complete all waterproofing as shown on the drawings
and herein specified. All applications shall be strictly performed by
an approved waterproofing contractor.

All materials shall be Environmental Protection Agency (EPA)


certified and approved

6.2.5 Test waterproofed area by seventy-two (72) hours and check for
any seepages:

a. Roof deck
b. Balcony and ledges
c. Firewalls
d. Basement

6.2.6 Notes: Areas stated above but requiring waterproofing shall be


included in scope of work. Thickness should be as per
Manufacturers Specifications and installation depending on
area to be applied with.

6.2.7 Sealant and Caulking – “DOW Corning” structural silicone sealant


and “VT 211” weatherproof sealant. Submit sample for
Architect’s approval

7.0 DOORS, WINDOW GLASS CURTAINS AND GLASS RAILINGS

7.1 Scope of Work

7.1.1 This section covers the furnishing of materials and performance of


labor for all doors and windows complete with hardwares as
required in the plans.

7.2 Materials and Applications

7.2.1 Metal Doors & Frames – shall be “Max steel” fire rated with narrow
lite glass with rabbeted jamb with SS flag hinge. Refer to
architectural drawings.

7.2.2 Aluminum Doors – frames shall be extruded aluminum standard


section as manufactured by “Reynolds Philippines” or approved
equal. Finish shall be powder coated, color and sample to be
approved by the Architect. Glass shall be 10mm thk tempered
clear glass by “Asahi Glass Ph” or approved equal and must submit
sample for Architect’s approval.

7.2.3 Aluminum window glass curtain – frames shall be extruded


aluminum standard section as manufactured by “Reynolds
Philippines” or approved equal. Finish shall be powder coated,
color and sample to be approved by the Architect. Glass shall be
10mm thk tempered clear glass by “Asahi Glass Ph” or approved

equal and must submit sample for Architect’s approval. Refer to
Architectural drawings for other details.

7.2.4 Finishing Hardware – all locksets, handles, fittings, panic


hardwares, and door closer shall be “Dorma” brand or approved
equal. Submit sample for Architect’s approval.

7.2.5 Glass & Glazing – frameless glass railings shall be 10 mm thk.


Clear green tempered glass by “Asahi Glass Ph” with stainless
connector. For structural sealant refer to section 6.2.7. Submit
sample for Architect’s approval.

8.0 FINISHES

8.1 Scope of Work

8.1.1 This section covers all furnishing of materials and performance of labor
for all finishing works of the project.

8.2. WALL FINISHES

8.2.1 Smooth Cement plaster wall finish

8.2.2 Brick Wall Cladding – 2”x3”x3/4” thk. “Wirecut Brick Honey Bee” by EZ
Rocks finished with wet gloss sealant. Refer to Architectural drawings for
areas.

8.2.3 Aluminum Cladding Panels – 5mm thk PVDF fire rated panels by
“Alcubond” or approved equal. Shade and color to be approved by the
Architect. Refer to Architectural drawings for areas.

8.3 CEILING FINISHES

8.3.1 Ficemboard Ceiling /Eaves – 12mm thk. “Hardiflex” ficemboard ceiling


eaves for exterior on GA# 25 ceiling frame. Submit sample for approval.

8.4 FLOOR FINISHES

8.4.1 Plain Cement Floor Finish – smooth cement steel trowel floor finish as
indicated on Architectural drawings. Submit sample for Architect’s
approval.

8.4.2 Polyurethane Floor Clear Coating Finish – shall be “Sealbond PU-108” or


approved equal. All applications shall be strictly as per Manufacturer’s
Specifications.

8.4.3 Epoxy flooring and Industrial Coating – shall be “Sealbond 321G” or
approved equal. All applications shall be strictly as per Manufacturer’s
Specifications.

8.5 Painting Works

8.5.1 Flat wall Painted Finish – “Davies” or “Boysen” (Minimum of 3 coats


required). Shade & color to be approved by the Architect.

9.0 CONVEYING SYSTEMS

9.1 By Others or refer to mechanical drawings & specifications for elevator

10.0 FURNISHINGS

10.1 Shall be at Tenant’s expense.

11.0 PLUMBING and SANITARY

11.1 Scope of Work

11.1.1 This section covers the furnishing and supply of materials including
equipment and performing labor necessary to complete the sewer and
waterline system of the project.

11.2 Waterline Materials Piping

11.2.1 Shall be PVC pipes S-1000, of NELTEX brand or approved equal.Pipe


fitting shall have a minimum pressure capacity of 150 pounds per square
inch. Valve and cocks shall be of NELTEX brand or equivalent. Water
tanks, pumps, and pressure tanks shall be at Owner’s expense.

11.3 Waterline Execution

11.3.1 All waterline system installation shall comply with the provision of the
National Plumbing Code of the Philippines. Layout and mounting heights
shall be as specified in the drawings and plans. Upon completion of the
system, the piping system shall be hydrostatically tested as specified by
the Sanitary Engineer or Master Plumber.

11.4 SEWER MATERIALS

11.4.1 All pipes and fittings shall be of Unplasticized Polyvinyl Chloride (uPVC)
sanitary pipes, NELTEX or approved equal.Jointing materials shall be of
uPVC solvent cement by NELTEX, Inc. or approved equal.

11.4.2 Sewer Execution-All sewage systems installation shall conform to the


latest edition of Plumbing Code of the Philippines. Run of pipes shall have
a uniform grade of not less than 2%. Change of directions shall be made
only by appropriate fittings. Double hub, double T branch, saddle hubs
and bends shall be prohibited. Each fixture shall be provided with water-
seal trap placed as near to the fixture as possible. No fixture shall be
double trapped. All cleanouts and ventilation required shall be provided.

12.0 ELECTRICAL

12.1 Refer to Electrical Drawings & Specifications

13.0 FIRE PROTECTION

13.1 All provisions shall be strictly complied with as specified in Rule 3, Division 10,
Section 3.1007 in rules and regulations of P.D. 115 or otherwise known as the
Fire Code of the Philippines. Refer to Mechanical Drawings and Specifications
