TECHNICAL SPECIFICATIONS
I. CONCRETE WORKS
A. CONCRETE PROPORTION AND CONSISTENCIES
Proportion. The class of concrete shall be as required by the project drawings.
Concrete shall be proportioned either by weighing or by volume, whichever is approved by
the Engineer.
B. MIXING CONCRETE
General Requirements. Concrete shall be machine mixed in a standard hype of
patch mixer with drum speed of 200-225 peripheral feet per minute. Mixing shall begun
within 30 minutes after the cement has been added to the aggregates. The time of
mixing after all cement and aggregates are in the mixed drum shall not be less than one
(1) minute for mixers having capacity of one cubic yard or less, and shall be increased 15
seconds for each additional cubic yard before ¼ of the mixing time has elapsed.
II. MASONRY WORKS
SCOPE – The work includes furnishing of all plant equipment , appliances, labor and materials and
performing all operations necessry for the installation of all masonry works, In strict accordance with the
plans and as specified herein.
A. MATERIALS
1. Masonry units shall be of standard manufacturers, machine vibrtaed, and shall have
fine and even textures and well defined edged. Masonry units shall be non- load bearing unless noted in
the drawings.
Non- load bearing masonry units shall conform to ASIM C- 90-44 Grade B, minimum
compressive stregth- 400 psl ( ave. 5 specimens) .
2. Mortar proportion. Portland cement mortar for laying concrete hollow block shall
consist of one (1) part portland cement , ¼ part time and three ( 3) parts sand.
Mortar materials shall be accurately measured by volume and thoroughly mixed until evenly
distributed throughout the batch. Unless otherwise approved by the Engineer, materials shall be mixed
in a catch mechanical mixer. The actual mixing time shall not be less than two (2) minutes.
B. ERECTION
1. Laying – All masonry units shall be laid, plumbed, leveled and accurately spaced. All
units shall be tested before laying,. The blocks should be laid on full mortar bedding
and in such a way that no cracks are formed between blocks and the mortar at the
time the blocks are placed. The block should be adjusted to its final positon while
the mortar is still soft and plastic to insure a good bond. The position of the block
should never be shifted after the mortar has stiffened. All joints should be filled with
mortar at the time it is laid. Any patching necessary to fill the joints should be
completed while the mortar is still soft and elastic.
Provide concrete beam blocks with ¼” dia. Reinforcing bars at every coarse, to most
coarse and over the under – opening in the walls. Vertical reinforcements shall be ½”
dia. Spaced at every second block or 32” o.c. These reinforcements are placed in a beam
block or thru a hollow. The same should be completely enhanced in concrete coarse
aggregate of which shall consist of a pea gravel with not more than ½” measured from
any side. All horizontal and vertical CHB wall reinforcements shall be anchored to
concrete works by means of ½” dia.by 24” (min.)dowels.
III. VITRIFIED CERAMIC TILES
SCOPE – The work includes furnishing all plant , equipment, appliances, labor and
materials and performing all operations in connection with the installation of vitrified
ceramic tiles, complete in strict accordance with the approved plans, schedule and as
specified herein.
A. GENERAL
Vitrified ceramic tiles shall be as manufactured by PII- Hispano
Premium tiles, mariwasa Manufacturing, Inc. And Cathay Ceramics.
B. MATERIALS
1. Tiles shall be encaustic tiles, sizes shall be according to design, color will be
whichever is called for in the plans. Tiles shall be semi- glazed for floors and
bright lustrous glazed for walls or whichever is called for in the plans.
2. Trimers and mouldings shall be bright, lustrous glazed to its size of wall tiles.
3. Samples,. Before tiles are purchased, samples of the same with their
accessories shall be submiitted to the Engineer for approval as to quality and
color. Locally manufactured tiles may be used.
C. FINISH
1.Semi- glazed tiles shall have a surface texture that is uniform throughout.
2. Glazed tiles shall have a smooth ceramic tiles finish that is applied by ceramic
process of coaling, glazing burning, etc..to produce a semi- vitreous body. The finish
shall have an imprevious glossy texture and shall be bright and lustrous in finish.
D.PREPARATORY WORK
1. Floor under tile is included as part of the work under “Concrete”. It shall be
reinforced with shrinkage reinforcement and struck off to a liu, even surface
two inches below the finished floor level.
2. A scratch coal sack for a wall tile shall consist of one part portland cement , ¼
part line putty and 3 parts sand by volume.
3. The bullering mortar for setting wall tile and mortar setting bed for floor tiles
shall consist of one (1) part portland cement, ½ part line putty and three (3)
parts sand by volume. Dusting the mortar bed with cement as the floor tiles are
laid will be permitted only to take up excess water and to give better adhesion.
The proportions actually used shall be those that will produce the best results.
Under the prevailing conditions, waterproofing compound shall be mixed with
the mortar in accordance wirh the manufacturer’s specifications.
E. SETTING TILE
Tiles shall be firmly secured in place. Joints shall be well – filled, lines kept
straight and true and finished surface brought to a true plan. The complete
works shall be free from loose, cracked or broken tile. Tile shall be laid out on
the floor in a manner such that no tiles less than 1 ½ in size shall occur on the
borders. Wall filled tiles shall be set with horizontal and vertical straight line
joints, except as indicated otherwise. Setting beds of floor tile shall be thick
enough to being the tops of the tiles to the finish slopes or levels indicated. The
mortar shall be spaced and worked to a true and even plan, either leveled or
sloped to drain as required. For areas of more than 100 square feet, screed
strips shall be set temporary guides to secure these results. As a result as large a
floor area as can be covered with lies before the mortar has reached its initial
set shall be placed in one operation. When more setting has been spread that it
can be thus covered, it must be cut to a clean , leveled edge close to the tile and
removed.Under no circumtances shall relospered mortar be used. Tiles on floors
of more than 100 square foot area shall be laid to a straight edge at regular
intervals.
F. GROUTING
1. Grouting shall be done as soon as the mortar beds have sufficient set. All
cement shall be portland cement.
2. Face joints if glazed wall tiles and glazed viteous tile shall be carefully
washed out and filled with non- straining cement grout.
G. CLEANING
Upon completion of the grouting, the tile shall be thoroughly cleaned and
maintained in this condition until completion of the contract.
IV. FINISH CARPENTRY
1. Work Included - Furnish all materials and equipment and perform all labor required to
complete running and standing trim, mouldings, handrills, wood door frames, lumber and
solid wood panel, plywood and hard- boards, veneel, build – in cabinetry and counter
tops.
Measurements and Coordination
- Check and verify measurements at site prior to fabrication
- Coordinate work with all other related trades.
2. Materials
Lumber - Kiln – dried quarter sawn containing not more than 14% moisture content,
free from imperfections impalting its strength and finish. Trademark is
required on each piece of lumber.
Plywood – For interior plywood use Class “ A” plywood, and thickness shall conform to
schedule and drawings.
Samples – Submit samples of trims, mouldings, handrills, door frames, solid wood
panelwork for Constructin officer’s approval.
Storage – Protect millwork against dampness during and after delivery. Do not bring in
interior finish including doors into building until plaster is thoroughly
dry.
3. Workmanship – All wood finish, millwork and built –in cabinet work shall be true to details,
clean and sharply defined. Panels must be set to allow free movement in case of swelling or
shrinkage. Means of fastening various parts together shall be concealed.
Finishes – Mill, fabricate and erect interior finish as indicated on the Plans. Machine –
sand at the mill and hand- sand smooth at the job site
- Interior trim set against concrete masonry or wood shall be separated wih
¼” stone – cut joints.
- Intersecting plywood veneers or plywood panels shall be finished with a
corner wooden trim with same kinding the plywood
- Make joints tight and in a manner to conceal shrinkage. Secure trim with
fine finishing nails, screws or glue where required.
- Set nails for putty stopping
- Window and door trim shall be single length.
- Miler mouldings at corners, cope and angles
Wooden Door, Jambs, and Heads- Set door frames plumb end level and brace until built-in.
Anchor wood frames to masonry with approved metal anchors on each side of jamb . Provide
top and bottom anchors at 200mm. From head to floor.
Hardware installation - Accurately fit and Install all finsh hardware items required. If surface
applied hardware is filled and applied before painting remove all such items, except butts and
re- install after painting work is completed.
Schedule – Kiln – dried Tanguile lumber shall be used for expose woodwork at ceiling including
wood slats, ribbon grain plywood for panelling and other finish carpentry work as shown on the
drawings, unless indicated or specified otherwise
- Kiln seasoned Narra lumber shall be used as indicated in plans for door
jambs and heads.
V. ROOFING WORKS
A. GENERAL REQUIREMENTS
The work includes furnishing all equipment, appliances, labor and materials and
performing all operations in connection with the installation of all sheet roofing,
complete with accessories as shown on the drawings and as specified herein.
B. MATERIALS
1. Corrugated sheets shall be of local manufacture precoated galvanized
sheets. Gauge base metal 0.400mm with plan thickness 0f 10-15 microns.
2. Accessories
a. Ridge rolls, downspouts, flashing and similar items required to
complete the roofing installations shall be plain sheet Ga #26, cut
and formed in accordance with the details.
b. Gutters and valley rolls shall be plain sheet Ga # 26 cut and formed
in accordance with the details.
c. Strap fasteners, purlins and sluds shall be galvanized metal straps
25mm x 0.400 mm length as required by the size of peulins of
sluddings, holes enough to fit the bolts to be used.
C. INSTALLATION
1. Roof Sheets
a. Laying. Each course of roof sheets shall be laid in a manner that the
vertical joints are broken.
b. Laps. Roof sheets shall be laid with the ends lapping as indicated on
the drawings. The minimum end laps shall be 12” side laps shall be
at least 2 ½” corrugations turned down for the top sheet and turned
up for the bottom sheet.
VI. PLUMBING WORKS
SCOPE – The work includes furnishing all labor, plant, equipment, appliances and
materials and performing all operations in connection with the installation of all
plumbing works. Completed and in strict accordance with applicable plans, schedules
and specifications.
A. GENERAL REQUIREMENT
1. Drawings. The drawing show the general arrangement of all piping.
2. Connection to Equipment and Filling. The Contractor shall provide all
necessary materials and labor to connect to the plumbing system all fixtures
and equipment having plumbing connections, including those specified in
other sections of those specification. All drainage connections to these
fixtures and equipment shall be trapped.
B. MATERIALS
All pipes fittings, trap valves and accessories shall be adequate for the purpose
of the quality acceptable to the engineer.
1. The contractor shall furnish all plumbing fixtures indicated on drawings
complete in accordance with the quality given herein. If no definite
description is given for any fixture, same shall conform to the balance of the
fixture so specified.
2. Where manufacture’s name and product are mentioned, same are given for
description prupose only, to establish the desired quality without any
intention of restricting competition.
3. Fixture Connections. Where space conditions will not permit the use of
standard fittings in conjunction with the cast iron floor lange, special short
radius fitting shall be provided. Connections between earthware fixture and
flanges on soil pipe shall be made absolutely to the approval of the
Engineer.
VII. PAINTING
1. Paint shall be delivered to the shop and jobsite in original sealed containers, which shall
be clearly marked with the manufacturer’s name and the identifying brand number or
name. The paint shall be used as prepared by the manufacturer without thinning or
other admixtures.
2. All painting shall be done on dry surface, free from rust, scale and grease. Steel shall be
falme-cleared in the shop to remove mills scale. Surfaces in contact shall be cleaned by
effective means but not painted except that contact surfaces of exposed exteriors steel,
such as tank supports, shall be painted.
