Thesis Synopsis

The document discusses the need for student housing in Bhubaneswar, India as the population of college students and young professionals has increased. This has led to rising housing rents and social tensions between students and local residents. The proposed solution is to build a "Youth Village" that provides accommodation like dormitories and apartments along with facilities like a library, gym, restaurants, and sports complexes. This would address both the economic issues of housing and the social needs of students. The best location for such a youth village is in the Khandagiri-Khurda area where there are many colleges but currently limited student housing options.

THESIS - In my accordance, thesis (as part of the study of architecture in the span of five years)

is deliberated at providing a solution to a socio-economic problem (or a situation) using the

knowledge acquired under the curriculum.

PROBLEM - With the advent of IT parks and mushrooming of colleges in Bhubaneswar, there
is an increase in the density of youth population in the city. As the numbers increase,
accommodation for this stratum of population needs special attention. The colleges, although
supposed to accommodate hundred percent of the students, fail to do so due to various
factors. In some cases the college infrastructure is lacking and in others, students prefer
external options like private dormitories, etc. This is one of the main contributors to the sudden
rise of housing rents in the city, as house owners prefer to run dormitories rather than give the
complete house on rent, and reason for that being the former’s profit quotient. Apart from
that, the capacity to afford higher rents has made young professionals from the IT sector
(particularly) get priority, which is why housing rents have plummeted in certain parts of the
city (as in case of the Patia Region) due to the setting up of the IT park in that area.

Apart from that, the social context of this situation is of far greater importance. As more
colleges come up, the accommodation of students in residential areas gives rise to a disparity
between the lifestyles of these students and the families (who are the normal inhabitants of the
residential areas). With the onset of rapid globalization, the youth today leads a particular
lifestyle that is in constant friction with the residential lifestyle. There are certain activities that
are legally doable but social constraints of these places put negativity into those activities; that
results in differences between the two lifestyles. Activities like sports, social gatherings, etc are
objected to. This, over a prolonged period of time, might lead into causing a strain in the social
fabric of the city.

SOLUTION – The economic aspect of this problem can be solved by providing for the
accommodation of students and young professionals. Youth Hostel can be an option. But to
cater to the social nature of this problem we need to add much more to a youth hostel. We
need to develop a place which nurtures the youth and redirects their energy in a positive
manner. What I propose is a YOUTH VILLAGE which is a youth hostel, added with utilities of
a youth centre.

YOUTH HOSTEL + YOUTH CENTER + RECREATIONAL CENTRE = YOUTH VILLAGE

Although the proper requirements are not chalked out, the vision of this Youth Village is to
have Studio Apartments, Shared Apartments, Dormitories, etc for accommodation, and
facilities like Library, Gymnasium, Restaurants, Entertainment Centre, Shopping Complex,
Auditorium, Open Air Theatre, Sporting Complex, etc for recreation. The law and order situation
of the place can be handled by having a police station that is specially meant for the Youth
village.

SITE SIGNIFICANCE – The density of colleges in the city is mainly in two places; one being the
Info city – Patia Area and the other being the Khandagiri – Khurda Area. The former has
developed such a scenario in an unconscious way, with the dominance of the KIIT University in
the place. The IT Park in that area adds to this. But, in the Khandagiri – Khurda region, the
absence of student housing in the area with so many colleges, calls for action. Furthermore, the
approval of another IT Park in that area makes it urgent to have suitable arrangements for the
accommodation of the young professionals who would be working in this IT Park.
