Summary of Chapters VII-IX

After scanning all the provisions stated in Chapters VII-IX, it can be noted that
these chapters clearly detailed the general standards and requirements of all buildings by
use of occupancy, light, ventilation and sanitation to the tiniest bit possible. These gave
a lengthy but vivid statement of every single piece of information so that rules and
regulations stated here are duly complied and conformed by the persons involved.
For instance, Chapter VII deals with the classification and general requirements of
all buildings by use of occupancy. According to Section 701, buildings designed for
construction are classified based on their use or the character of its occupancy as follow:
Group A as Residential Dwellings; Group B as Residentials, Hotels and Apartments;
Education and Recreation for Group C; Group D as Institutional buildings; Group E for
Business and Mercantile; Group F is for Industrial; Group G for Storage and Hazardous;
Group H as Assembly other than listed in Group I; Assembly Occupant Load 1,000 or
more for Group I, and lastly; Group J is for Accessory. Most restrictive requirement is
given when a building is identified as mixed occupancy or used for more than one
occupancy. Type of occupancy separation is identified as one, two, three or four hours of
fire-resistivity. Under Section 704, any building to be constructed shall have direct access
to a public space yard or street on at least one of its sides. Highlighted also under this
chapter is allowable floor areas for one-storey buildings and those over one-storey,
making clear that floor areas shall not exceed the limits given by the Secretary. Prescribed
maximum height and number of storeys are dependent upon the character of occupancy
and type of construction.
On the other hand, stated under Chapter VIII are general requirements for light
and ventilation which are dependent upon the measurement and percentage of site
occupancy. Standard minimum requirements for size and dimensions of courts and
rooms, ceiling heights, air space, window openings and vent shafts are stated here. Also,
all buildings are required to face a street, public alley or private street.
Chapter IX mainly focuses on the sanitation aspect of buildings. Clearly stated here
is that all buildings are necessitated to be provided with adequate and potable water
supply, plumbing installation, and suitable wastewater treatment or disposal system,
storm water drainage, pest and vermin control, and noise abatement device to ensure the
health of persons occupying the premises and other living nearby.
