PROJECT : PROPOSED WAREHOUSE BUILDING

LOCATION : BRGY. GUIBANG ,GAMU,ISABELA

OWNER : MR. ANTONIO T. TUMOLVA

TECHNICAL SPECIFICATION
A. GENERAL CONDITIONS:
All works shall be done in good workmanship and must conform to the standard practice and
satisfactory performance of work necessary to complete the proposed residential building in
accordance with the plans, detailed drawings and specifications:
Any details shown in the plans ,but not stated in the specification shall be considered existing
in both any details appearing in the working drawing shall be in accordance with architect/
engineer interpretation.
Alteration of plans ,Working drawings and specifications shall not be made without the
permission of the Architect/ Engineer.
The construction shall be supervised an Architect / Engineer all thru out until the project
completion.

B. SCOPE OF WORKS
1.0 Site Works
2.0 Reinforced concrete works
3.0 Masonry works
4.0 Doors /Gates
5.0 Storm drainage
6.0 Roof framing works
7.0 Tinsmithing works
C. SITE WORKS
Clear the whole area by removing all grasses, shrub, trees and other undesirable materials.
Disposed all cleared materials by hauling from the site or by burning process.

Stakeout the building lines and grades as per plan,Batter boards and control points shall be
located in manner that they may not be disturbed during construction activities.
All excavation activities must conform to the plans and specifications .Excavated materials
which are not suitable for backfill shall be disposed from the site.
Backfill materials shall be of good quality and free from foreign unsuitable materials,
Excavated materials shall be also used for backfilling. In backfilling ,it must be compacted in
every layer of 0.30 meters with watering.

Gravel bedding materials shall be 1” inch diameter from rivers or pit run gravel.
Prior to concrete pouring. All embedded structures shall be treated with soil treatment
chemicals to control termites and pest.

D. REINFORCED CONCRETE WORKS


1.0 CONCRETE
Use type-1 Portland cement for all concrete structures.
Fine the course aggregates shall be clean and free from any foreign materials.
All concrete mixtures shall be class –A concrete with a proportion of 1:2:4 concrete pouring
of beams and slab shall be monolithic or within the ¼ of the span.
Curing of all concrete works shall be watered for a period of 14 days.
All forms must be installed properly with complete shoring and bracing to obtain the
correct shape and position of the structure . Removal of forms for footings and columns
shall be done after 14 days.
All concrete mixtures shall be done by machine mix using one bagger mixer or
equivalent . No hand mixing shall be allowed except machine breakdown and with the
approval of the Engineer .

2.0 REINFORCING STEEL BARS


All reinforcement shall be deformed bars of structural grade 33 and grade 40 and
conforms to the structural steel specifications. It must be stored in a secured placed to avoid
rust and other object that may affect the strength.
All reinforcement shall be place properly in its proper position and fastened with no. 16
tie wire to avoid any displacement.
All reinforcing bars for footing ,columns , girders beams and slabs shall conform to the
size ,no. and spacing as indicated in the plans.

E. MASONRY WORKS.
All concrete hallo blocks must be machine built with a minimum compressive strength of
4.80 mpa.
For exterior walls used 6x8x16 chb and for interior walls use 4x6x16 chb.
Laying of CHB must be straight with faces thru to vertical alignment .The reinforcement must
be 10mm dia. RSB place horizontal space and block cells must be filled with mortar thoroughly.
The chb mortar mixture shall be 1 part cement and 3 parts sand while plaster mortar shall be
1 part cement and 2 parts screened sand.

F. DOORS
1.0 STEEL GATES
All Steel doors must be frame with rectangular tube well fixed and full weled and free
from steel dammage and unsound to be supplied by steel factory. All doors shall be
properly installed provided with heavy duty hinges,door locks, closer and stopp
G. STORM DRAINAGE WORKS
All plumbing/ drainage works shall be in accordance with the provision of the plumbing code
and the requirements of the local plumbing office and pertinent to the provision of the existing
local building code.
All plumbing/drainage works shall be undertaken under the direct supervision of a sanitary
engineer or Master plumber.
Horizontal R.C. pipes shall be installed with the slope of 2 percent in order to maintain a
smooth flow of water and provide Catch basin according to the plan..All joints shall be fixed
properly to avoid water leakage.

H. FIRE PROTECTION
Fire exit door must be provided as per location in the plan . It must be provided with
signage , direction and visible to anyone.
Fire protection devices like fire hose cabinets ,fire extinguishers and alarm system must be
provided in their proper location.
