CAFES AND BARS

FLAT PLATE/SLAB SYSTEM: FLAT PLATE/SLAB SYSTEM IS USED IN

THIS REINFORCED CONCRETE BUILDING. THIS SYST,EM
CONSISTS OF BEAMLESS FLOOR SLABS OF CONSTANT THICKNESS CENTRAL CORE
AND COLUMNS. SYSTEM TUBE SYSTEM
CORE SYSTEM IS USED IN THIS REINFORCED CONCRETE
BUILDING. THIS SYSTEM CONSISTS OF A REINFORCED CONCRETE
CORE, SHEAR WALL RESISTING ALL THE VERTICAL AND LATERAL
LOADS.

TUBE SYSTEM: THE TUBE SYSTEM IS LIKENED TO A SYSTEM IN

WHICH A HOLLOW BOX COLUMN IS CANTILEVERING FROM THE
GROUND, AND SO THE BUILDING EXTERIOR EXHIBITS A
TUBULAR BEHAVIOUR AGAINST LATERAL LOADS. THIS SYSTEM
IS EVOLVED FROM THE RIGID FRAME SYSTEM AND CAN BE
DEFNED AS A THREE DIMENSIONAL RIGID FRAME HAVING THE
CAPABILITY OF RESISTING ALL LATERAL LOADS WITH THE
FACADE STRUCTURE.

FLAT PLATE SYSTEM

STRUCTURAL SYSTEMS USED IN THE BUILDING:
RCC FRAMED STRUCTURE.
THE TUBE SYSTEM CONCEPT IS BASED ON THE IDEA THAT A BUILDING CAN BE
DESIGNED TO RESIST LATERAL LOADS.
COLUMN LESS FLOOR PLATES
CONCRETE CORE, USE OF THE POST TENSION SPANDREL BEAM AND FLAT
SLABS STRUCTURAL DESIGN.
THE SPANDREL BEAMS ARE PLACED AT THE EXTERNAL EDGE AND
SUPPORTING THE FLOOR BEAMS THAT ATTACHED TO THE SLAB TO TRANSFER
THE LOAD FROM THE SLAB INTO THE COLUMNS.
A REINFORCED CONCRETE FLAT SLAB IS SUPPORTED DIRECTLY BY CONCRETE
COLUMNS AT EDGES WITHOUT THE USE OF CENTRAL BEAMS.
THIS ASSEMBLY OF COLUMNS AND BEAMS FORMS A RIGID FRAME THAT
AMOUNTS TO A DENSE AND STRONG STRUCTURAL WALL ALONG THE
EXTERIOR OF THE BUILDING.
THE COMBINED PILE RAFT FOUNDATION SYSTEM IS USED .
IT IS A GEOTECHNICAL COMPOSITE CONSTRUCTION THAT COMBINES THE
BEARING EFFECT OF BOTH FOUNDATION ELEMENTS RAFT AND PILES.
THE ASSEMBLY OF COLUMNS AND BEAMS FORMS A RIGID FRAME THAT
AMOUNTS TO A DENSE AND STRONG STRUCTURAL WALL ALONG THE
EXTERIOR OF THE BUILDING.
THE FAÇADE CONSIST OF FACETED UNITIZED CURTAIN WALLS WITH
PROVISIONS FOR HIGH PERFORMANCE DOUBLE GLASS FAÇADES ON THE
TOWER.
LOBBY REFLECTED CEILING PLAN
MATERIAL CONCEPT OF LOBBY: THE MATERIAL PALETTE OF THE TOWER’S LOBBY IS A MEAPHOR
FOR THE ORIGIN OF A DIAMOND.
THE TOWER’S CORE IS WRAPPED IN BLACK STONE SYBOLIZING THE ROCK MATERIAL THAT DIAMONDS ARE
FOUND WITHIN.THE MODERN AND POLISHED BLACK STONE EMPHASIS THE CORE ‘S STRENGTH WHILE
UNIFYING THE ATRIUM.
ALONG THE GROUND LEVEL, A WHITE TRANSLUCENT GLASS WALL PROVIDES SIGNAGE OPPORTUNITIES
FOR THE LIFT LOBBIES AND KOHINOOR SQUARE.
SKY LOBBY CEILING SKETCH
FLOOR PATTERN
STRUCTURAL GRID FOLLOWED IN BLOCK PLANS
THE AVERAGE CENTRE TO CENTRE DISTANCE BETWEEN
COLUMNS IS 9.5M.
THE COLUMN IS OF 1.8 X 1.8 M .
THE TYPE CORE PRESENT IN THE BUILDING IS CENTRAL CORE.
CORE AREA: 7320 FT2
THE CENTRAL CORE EXTREMELY CONVENIENT OF ACCESS AND
EQUIDISTANT FOR ALL SIDE.
THE HORIZONTAL UTILITY RUNS IS ALSO RELATIVELY
EQUIDISTANT FROM THE CORE.
COMBINE WITH BEARING EXTERIOR & CORE WALLS, THE
CETRAL CORE PERMITS A FLOOR PLAN FREE OF COLUMNS AND
THUS TOTALLY FLEXIBLE FOR OFFICE LAYOUT.
CENTRAL CORE(OFFICE TOWER) CONSIST OF :
• 3 LOBBIES OF 6 LIFTS SERVING LEVELS 25TH TO 39TH
• SPACES BETWEEN THE LIFTS WHERE A LIFT LOBBY IS NOT
PROVIDED ARE USED AS TOILETS WITH DUCT AT EITHER SIDE.
THE CENTRAL CORE IS SURROUNDED BY THE OFFICE SPACES.
2 SERVICE LIFTS TRAVELLING THROUGHOUT THE BUILDING
2 STAIR CASES ARE ALSO PLACED IN THE CORE .

7TH FLOOR (OFFICE TOWER)

CORE TYPE: CENTRAL CORE
CENTRAL CORE: SUITABLE CHOICE FOR THE PROJECT IN TERMS OF
ARCHITECTURAL DESIGN
FOR APPROACHING THE FLOOR ABOVE. IT IS BEST THAT
THE FLOOR PLATE IS DESIGNED ON THE CENTRAL CORE
CATERING FOR LIFTS AND STAIRCASE IN THE FORM OF
SHEAR WALL.
IT ALLOWS ALL WINDOW ALL SPACE TO BE UTILIZED AS
RENTAL OFFICE SPACE.
IT PERMIT OFFICES OF VERGING DEPTHS TO RECEIVE
NATURAL LIGHT
IT IS EXTREMELY CONVENIENT IN TERMS OF ACCESS
AND EQUIDISTANT FOR ALL SIDE
SIMPLIFIES AREA DIVISION. CENTRAL CORE PROVIDES
EASY ACCESS TO THE SPACES INSIDE THE BUILDING.
CENTRAL CORE PROVIDES EASY ACCESS TO THE SPACES
INSIDE THE BUILDING.
BY THESE ASPECTS CENTRAL CORE IS A SUITABLE
CHOICE FOR THE PROJECT.
AREA CONSIDERATIONS:
NET RENTABLE AREA = GROSS FLOOR AREA – (SERVICE AREA+VERTICAL PENETRATION AREA)
SERVICE AREA= AREA PROVIDES FOR SERVICES (ELECTRICAL, MECHANICAL ETC.)
GROSS FLOOR AREA= NET INTERNAL FLOOR AREA INCLUDING WALLS
EFFICIENCY= (NET RENTAL AREA / GROSS FLOOR AREA)X100
