REAL EMPIRE SCRIPT

Option 1: INTERESTED PEOPLE SCRIPT (LEADS)

YOU: Hello?
SELLER: Yes?
YOU: Hi, I’m looking for (seller name).
SELLER: Yes, that’s me.
YOU: Hello Mr/Miss (seller name), my name is (your name) and I’m calling in
regards to you property at (property address).
SELLER: Ok, what about it?
YOU: Yes, the reason I’m calling is because our company bought some houses in
that area and we want to reach out to you to see if you’re interested in selling.
SELLER: Yes, I’m interested.
YOU: Great! So let me ask you some quick questions about the property so my
manage can call you right back with an offer. First of all, do you have an asking
price for the property?
SELLER: Yes, it’s (price) OR No, I want to hear your offer.
(IF PRICE IN MIND IS HIGHER THAN THE ESTIMATE, ASK:
YOU: Ok and is that price negotiable or you won’t take less than that?
WRITE IF IT’S NEGOTIABLE OR NOT ON THE NOTES, THEN CONFIRM # OF
BEDROOMS AND BATHROOMS TO SEE IF IT MATCHES WITH ZILLOW’S
INFO AND THEN ASK FOR REMODELATIONS, IF THERE AREN’T ANY,
DISCARD, IF THERE ARE REMODELATIONS THAT JUSTIFY THE PRICE, ASK
THE REST OF THE QUESTIONS).
YOU: Got it. So how long have you owned the property for?
SELLER: (Gives response).
YOU: Are you currently living there?
SELLER: Yes, I am OR No, I have tenants OR No, it’s currently vacant.
YOU: Ok, so just to confirm, the house has (#) bedrooms and (#) bathrooms?

SELLER: Yes OR No, it has (#) bedrooms and (#) bathrooms.
YOU: Great, does it have a garage?
SELLER: Yes, single/2 car/3 car garage OR No, it doesn’t.
YOU: Perfect, would you say the property is in good conditions?
SELLER: Yes OR No, it’s in excellent/great/regular/bad conditions.
YOU: I see, and have you done any remodelations in the past 3 years?
SELLER: No OR Yes, I remodeled the (specifies).
YOU: I understand. So no major repairs that need to be done at the moment?
SELLER: No OR Yes, I need to fix the (specifies).
IF SELLER SAID THE HOUSE IS ENTIRELY REMODELED AND IN
EXCELLENT CONDITIONS, THERE IS NO NEED TO ASK THAT LAST
QUESTION.
YOU: Sure. And do you owe mortgage on the property?
SELLER: No OR Yes OR Yes, I owe (price).
YOU: Ok, so if you like our offer, would you want to sell right away or would it take
you a few months to sort things out?
SELLER: Right away OR In a few months OR It depends on the offer.
YOU: Awesome. So do you a have particular reason for selling the property if I
may ask?
SELLER: Because you called me OR Not really OR Yes, because (gives reason).
YOU: Got it. Just to confirm, the address is (property address)?
SELLER: Yes.
YOU: Perfect. And is this a good number to call you back with the offer?

information. What I’ll do now is have my manager run the numbers on our end, and
he’ll call you back with the numbers ready to go. Sounds good?

YOU: You’re very welcome, have a wonderful rest of the day.

YOU: Thanks, bye.

Option 2: NOT INTERESTED PEOPLE SCRIPT (PROSPECTS)

YOU: Hello?
SELLER: Yes?
YOU: Hi, I’m looking for (seller name).
SELLER: Yes, that’s me.
YOU: Hello Mr/Miss (seller name), my name is (your name) and I’m calling in
regards to you property at (property address).
SELLER: Ok, what about it?
YOU: Yes, the reason I’m calling is because our company bought some houses in
that area and we want to reach out to you to see if you’re interested in selling.
SELLER: No, I’m not interested but thank you.
YOU (SPEAK BEFORE THEY HANG UP): Would you be interested in hearing a
cash offer and maybe consider it?
SELLER: Ok, what’s the offer?
(IF SELLER SAYS “NO” BUT DOUBTS A LITTLE, YOU CAN ASK:
YOU (NICELY): Are you sure? You never know, you might like it.
SELLER: Ok, what’s the offer?)
YOU: Ok, let me ask you, do you have a price in mind that you think the property
might be worth? Or you just want to hear the offer?
SELLER: I just want to hear the offer OR I know the property is worth (gives price).
(IF PRICE IN MIND IS HIGHER THAN THE ESTIMATE, ASK:
YOU: Ok, is that how much you would like to receive for the property if you were to
sell it?
IF SELLER SAYS “YES”, ASK:

YOU: Yes, I just need to ask you some really quick questions about the property so
my manager can call you right back with an offer, if that’s ok with you. It would only
take a minute.
IF SELLER GETS MAD AND HANGS UP, BUT GAVE HIS PRICE IN MIND AND
IT WAS A GOOD ONE, SEND TO REVIEW, BUT IF HE DIDN’T GIVE A PRICE,
DISCARD. IF SELLER SAYS:
SELLER: Ok, I’m listening.
WHEN SELLER DOESN’T WANT TO ANSWER QUESTIONS, WRITE ON THE
NOTES NEXT TO THE QUESTION: “DIDN’T ANSWER” AND CONTINUE WITH
THE QUESTIONS. EXAMPLE:
YOU: Are you currently living in the property?
SELLER: But what does that have to do with the offer, that doesn’t matter.
YOU: No, it’s just some routine questions that I need to ask but it’s ok if you don’t
want to answer some of them.
SELLER: Ok, go on.
Xencall notes
Are you currently living in the property? DIDN’T WANT TO ANSWER.
YOU: Ok, so just to confirm, the house has (#) bedrooms and (#) bathrooms?

AND CONTINUE WITH THE REST OF THE QUESTIONS, IF SELLER DIDN’T
WANT TO ANSWER THE OCCUPANCY, HE PROBABLY WON’T WANT TO
ANSWER THE MORTGAGE QUESTION EITHER, SO IT’S BETTER TO NOT
ASK THAT ONE.
SO AFTER YOU ASK IF THERE ARE ANY MAJOR REPAIRS THAT NEED TO
BE DONE TO THE PROPERTY, YOU ASK:
YOU: If you like our offer, would you consider selling the property?
SELLER: If the price is right, yes I would.
IF SELLER SAYS “NO” AND JUST WANTS TO SEE HOW MUCH THE
PROPERTY IS WORTH, DISCARD.
YOU: Ok, and if you were to sell, would it be right away or would it take you a few
months to sort things out?
SELLER: Right away OR In a few months.
YOU: Sure. And you haven’t thought about selling in recent times, right?
IF SELLER SAYS “YES”, DON’T ASK THE REASON FOR SELLING AND
CONTINUE WITH THE REST OF THE QUESTIONS. IF HE SAYS “NO,
ACTUALLY I HAVE THOUGHT ABOUT IT”, SAY:
YOU: Oh great! And do you maybe have a particular reason for wanting to sell or
at least hear the offer?
SELLER: Because you called me OR Not really OR Yes, because (gives reason).
YOU: Got it. Just to confirm, the address is (property address)?
SELLER: Yes.
YOU: Perfect. So with this information, my manager will call you right back with an
offer. Is this a good number to call you back?
AND CONTINUE TO THE END OF THE CONVERSATION.
IF SELLER SAID A FIRM “NO” AFTER YOU ASKED:
YOU: Would you be interested in hearing a cash offer and maybe consider it?
OR IF HE SAID “YES” AFTER YOU ASKED:
YOU: Are you sure? You never know, you might like it.
SAY:
YOU: Ok, no problem, do you have any other properties for sale or know anyone
that might be selling?
IF HE HAS ANOTHER PROPERTY, ASK FOR THE ADDRESS AND ASK ALL
THE QUESTIONS, IF HE KNOWS SOMEONE THAT IS SELLING, ASK FOR
NAME AND NUMBER, IF SELLER DOESN’T KNOW IT, ASK FOR THE
ADDRESS AND LOOK FOR IT ONLINE TO SEE IF THE OWNER’S NUMBER IS
THERE. IF SELLER SAYS “NO”, SAY:
YOU: Ok, thanks anyway, have a great day!
SELLER: You too, bye.
YOU: Thanks, bye.

Option 3: OWNER NOT AVAILABLE SCRIPT

YOU: Hello?
PERSON: Yes?
YOU: Hi, I’m looking for (seller name).
PERSON: He’s not here right now OR He’s not available, can I take a message?
YOU: Oh ok, my name is (your name) and I’m just calling to see if he’s interested
in selling his property at (property address).
IF PERSON SAYS “HE’S NOT INTERESTED”, USE THE NOT INTERESTED
PEOPLE SCRIPT, IF PERSON SAYS “YES HE’S INTERESTED”, ASK THAT
PERSON THE QUESTIONS TO SEE IF SHE KNOWS AND IF NOT OR IF SHE
DOESN’T KNOW IF THE OWNER IS INTERESTED IN SELLING, ASK:
YOU: Ok, no problem, so can I call back later to speak with him?
PERSON: Sure, you can call back at (time).
YOU: Great! I’ll call back, thank you very much. Have a good one!
PERSON: You too, bye.
YOU: Thanks, bye.
YOU WRITE ON THE NOTES THAT OWNER WASN’T AVAILABLE AND THE
PERSON WHO ANSWERED TOLD YOU TO CALL BACK AT (TIME). THEN
YOU SET THE CALL BACK TO THE TIME SHE SAID. IF PERSON SAYS “HE
DOESN’T LIVE HERE” AFTER YOU ASK:
YOU: So can I call back later to speak with him?
PERSON: He doesn’t live here.
YOU: Oh ok, sorry, do you have a number where I can reach him?
IF PERSON SAYS “NO”, DISPOSE AS WRONG NUMBER, IF PERSON SAYS
“YES” AND GIVES YOU THE NUMBER, SEARCH FOR IT ON THE SEARCH
BAR TO SEE IF IT’S REGISTERED AND IF WE HAVE SPOKEN TO HIM
BEFORE, AND IF IT’S NOT REGISTERED, CALL MANUALLY AND USE THE
NORMAL SCRIPT.

Option 4: WRONG NUMBER SCRIPT

YOU: Hello?
PERSON: Yes?
YOU: Hi, I’m looking for (seller name).
PERSON: No, you have the wrong number.
YOU: Sorry, I’m calling in regards to the property (property address), is that familiar
to you?
PERSON: Yes, what about it?
YOU: Yes, the reason I’m calling is because our company bought some houses in
that area and we want to reach out to the owners to see if they’re interested in
selling.
DEPENDING ON WHAT THE PERSON ANSWERS, YOU CAN USE THE
INTERESTED PEOPLE SCRIPT, NOT INTERESTED PEOPLE SCRIPT OR
OWNER NOT AVAILABLE SCRIPT. IF PERSON SAYS “NO” AFTER YOU ASK:
YOU: Sorry, I’m calling in regards to the property (property address), is that familiar
to you?
PERSON: No, it’s not.
YOU: So sorry, well if I may ask, do you have any properties that you would like to
sell or know anyone that might be selling?
IF THE PERSON HAS A PROPERTY FOR SALE, ASK FOR THE ADDRESS
AND ASK ALL THE QUESTIONS, IF HE KNOWS SOMEONE THAT IS
SELLING, ASK FOR NAME AND NUMBER, IF PERSON DOESN’ KNOW IT,
ASK FOR THE ADDRESS AND LOOK FOR IT ONLINE TO SEE IF THE
OWNER’S NUMBER IS THERE. IF PERSON SAYS “NO”, SAY:
YOU: Ok, I’m so sorry for bothering, thank you and have a great day!
PERSON: You too, bye.

Option 5: REFERAL PERSON SCRIPT


THIS IS WHEN A PERSON GAVE YOU THE NAME AND NUMBER OF
ANOTHER PERSON WHO WAS SELLING.

YOU: Hello?
SELLER: Yes?
YOU: Hi, I’m looking for (seller name).
SELLER: Yes, that’s me.
YOU: Hello Mr/Miss (seller name), my name is (your name) and I work for a real
estate investor. I was just speaking to your friend (name of person who referred)
and she told me you had a property for sale at (city), is that correct?
SELLER: Yes, it is!
YOU: Great! So let me ask you some quick questions about the property so my
manager can call you right back with an offer. First of all, can you tell me the exact
address of the property?
SELLER: Sure, it’s (property address).
YOU: Perfect. So do you have an asking price for the property?
AND CONTINUE WITH THE REST OF THE INTERESTED PEOPLE SCRIPT.

IMPORTANT NOTES
WHAT TO ANSWER WHEN PEOPLE SAY:

Where did you get my number?


Yes, since our company bought properties near your house, they used the internet
to find the numbers of people living in that area. We hope it’s not too much of a
bother, we just want to know if you’re interested in selling or just want to hear a
cash offer and maybe consider it.
Do you see a For Sale sign at my house?
No, that’s why we’re calling to see if you might be interested in selling or just want
to hear a cash offer and maybe consider it.
If I sell my house, where am I supposed to live?
Well maybe with the cash offer that we give you, you can find a better place to live
in.
