Pre - Construction

A . BASIC 1. Submit colored storefront perspective on 15”x20” illustration board, scale


REQUIREMENTS 1:50 to Leasing Manager at Shopping Center Management Corp. - SM
TO BE SUBMITTED Corporate Offices, Building A, J.W. Diokno Boulevard, Mall of Asia Complex,
Pasay City. Once approved, tenant may proceed with detailed drawings to be
submitted to the Mall Administration Office. Submit eight (8) sets of the
following:

 Architectural
 Electrical
 Mechanical (aircon, sprinkler, exhaust)
 Details of signage
 Structural load computation (if any)
 Plumbing/sanitary (if any )

PLEASE REFER TO ARCHITECTURAL STANDARDS FOR DETAILS. ALL PLANS


SHOULD BE SIGNED AND SEALED BY LICENSED PROFESSIONAL
ARCHITECTS AND ENGINEERS.

2. Once plans are approved, LESSEE must obtain the following and submit
to the MALL ADMINISTRATION OFFICE:
A. Building Permit from Building Official, City Hall submitting:
 Five (5) sets of SM - EDD approved plans
 Five (5) sets of duly completed application form
 Five (5) sets of specifications writing and detailed bill of materials.
 Electrical Wiring Permit
 Sanitary / Plumbing Permit (for water connection)
 Water sub-meter with MWSS certificate of calibration.
 Meter can be purchased from MWSS or hardware store.

B. Contractors All-Risk Insurance See Section III-E.


 List of construction workers with ID pictures (Colored 1 ”x 1”) duly
endorsed by the LESSEE.
C. Payment of Security Deposit and Construction Bond.

D. Necessary tapping permits for utilities primarily water, electrical, exhaust,


aircon and sewer and kitchen line must also be secured.

A . BASIC PERMIT TO CONSTRUCT shall only be issued by SCMC
REQUIREMENTS ADMINISTRATION upon submission of ALL requirements.

B. DURING 1. Building Permit. A copy to be posted on a conspicuous place.


CONSTRUCTION
2. Fire Extinguishers. Number required will depend on volume of hazard
at construction site. Minimum of TWO units, 10 lbs. dry chemical (ABC).

3. Certificate of Final Electrical Inspection (CEI) LESSOR will


provide temporary electric power to LESSEE. A meter and bill deposit will
be required from LESSEE.

4. Construction plan approved by SM-EDD. A copy should be


available at job site.

C. POST *1. Mayor’s Permit


CONSTRUCTION /
PRE - OPERATION 2. FOR PERCENTAGE RENT LESSEE ONLY. Installation of
electronic cash register / Point of Sales connected to LESSOR’s network. The
last mile connection will be for the account of LESSEE.

Note: ECR / POS should be duly registered with BUREAU OF INTERNAL


REVENUE and must possess the BIR permit ( sticker ) which authorizes the
printing / issuance of sales invoice.

*3. Certificate of Occupancy

*4. Mechanical, sanitary / plumbing permit.

5. Fire and Lighting Insurance with other perils coverage. Comprehensive


General Liability Insurance (CGLI) Coverage for bodily injury and property
damage to third parties with a minimum coverage of P500,000.00. Submit
copy of policy and official receipt.

6. List of employees assigned to the branch, ID pictures (colored 1” x 1”) duly


endorsed by the LESSEE.

C. POST 7. LESSEE shall request in writing to SCMC ADMINISTRATION for FINAL
CONSTRUCTION / INSPECTION of the construction which should be scheduled at least three (3)
PRE - OPERATION, days before the intended store opening.

8. LESSOR has the right to restrain store opening depending upon the
degree of deficiencies stipulated in the final inspection report.

9. After compliance with the pre-operating requirements, SCMC will issue


clearance for LESSEE to start operation.

*Governmental Permits, whenever applicable.

D. PHYSICAL 1. Floor - concrete floor designed to carry a maximum load of 60 lbs./sq ft.

LEASED PREMISES
2. Wall Partition and Ceiling - must be fitted with double wall board partition
made of non-combustible materials. (Examples are Gypsum Board, Viroc Board
and FiCem). For restaurants, LESSEE shall be required to put CHB from floor
to slab soffits and fire bricks For all surrounding walls of cooking area.

FOOD TENANTS must maintain a ratio of 70% DINING and 30%


KITCHEN in their store layout.

5. Enclosure - drywall enclosure should be aligned with leaseline extend up to


bottom of a/c grille fascia. Tenant should provide sticker graphics on at least
70% of the drywall enclosure.

5.1 Constructing Tenants - LESSEE will provide Enclosure.

5.2 Non-Constructing Tenants - LESSOR will provide enclosure and will


be charged to LESSEE. LESSEE to get enclosure at the end of
construction.

Drawing Submission & Approval

INTRODUCTION LESSOR’s approval of Design and Working Drawing is required before LESSEE
can start construction. It is understood that all comments, corrections and
notations made by LESSOR on Working Drawings are deemed acceptable,
approved, and have to be
implemented by the LESSEE.

A. DESIGN DRAWINGS 1. LESSEE shall submit to Mall Administration eight (8) sets of Design and
Working Drawings for review and approval.

2. LESSOR shall return to LESSEE two (2) sets of APPROVED plans. One copy
to be kept at job site.

B. WORKING LESSEES are required to visit actual site and take actual measurements

INTRODUCTION LESSEE shall improve the leased premises following the latest trends in
shopping center development , using the most modern facilities that
will give the feeling of elegance and spaciousness to the consumers. This
will serve as an integration of various sections into a unified concept while
at the same time, each space maintaining its own character and Identity.

GENERAL PROVISIONS 1. All works shall be in accordance with the latest government regulations,
Building Code, Fire Code, Electrical and Mechanical Codes, and other codes
being implemented by other approving bodies.

2. All corrections and additional notations on the plans shall be followed. Any
deviation from the approved plan shall have special approval by the
Administration office/SM EDD.

3. During construction and before the store can open, Administration office
shall inspect the construction works of the lessee. All deviations from the
approved shall be asked to redo.

4. Damages done but not limited to existing utilities, viroc wall partitions,
neutral piers, aircon fascia, and common area, by the lessee, whether
accidental of intentional, shall be repaired by Administration office and
corresponding expenses shall be charged to lessee.

5. Hangers and supports of lessee’s ceiling and utilities (pipes, ducts, etc.)
shall not be attached or anchored to the mall’s existing utilities and
concrete beams or columns. Lessee shall attach their hangers only to
concrete slab soffits.

6. Do not cover or block the return air passages and grills of aircon system.

7. Do not cover or block stubouts (cleanouts, water source, exhaust, sewer,


drainage, etc.) when not needed. Instead, said stubouts shall be free of
obstructions and easily accessible.

8. All approved plans shall be present at the work site at all times.

EVERY TENANT IS REQUIRED TO OBSERVE AND COMPLY WITH THE


CONSTRUCTION GUIDELINES.

Air Condition Guidelines

BASIC REQUIREMENTS  All works shall be in accordance with the latest government regulations,

Facilities Connection

REQUIREMENTS  Cooling air from centralized air-conditioning system to be provided by


Lessor from main duct taps. Modifications to branch ductwork and/or
ceiling diffusers to be at Lessee’s expense and must be clearly indicated on
submitted plans for Lessor’s written approval in advance.

 Cooling water to be provided be Lessor from taps to chilled water mains


(supply and return). All chilled water branch line piping and equipment
(e.g.; fan coils, control valves, etc.) to be at Lessee’s expense and must be
clearly and fully specified/indicated on submitted plans for Lessor’s written
approval in advance.

 When a Lessee plans to operate (and need air-conditioning ) during hours


in which the central chiller plant is not normally available, it shall be the
Lessor’s option to request that the Lessee provide electric driven direct
expansion cooling equipment for use during these periods. The cost of this
equipment and any modifications to the electrical service to the Lessee
shall be at the Lessee’s expense. All electric power used by this equipment
shall pass through the Lessee’s sub-meter and be charged to the Lessee.
Heat generating equipment such as condensers shall be installed outside
the building, location of which shall be designated by the Lessor .

Air Conditioning Design Criteria

FOR TENANTS WITH  Tap only to the side of the nearest branch provision, bottom tapping is
AIRCON DUCT not allowed. Do not tap to duct elbows and duct reducers.
PROVISION
 Tapping to the main ducts shall be at 45° takeoff and properly sealed.

 No splitter damper will be allowed on taps to the main ducts.

 Provide manual adjustable “opposed volume damper” (OVD) per


diffuser.

 All duct works must be provided with complete insulation and G.I. corner
beads.

 Maximum allowed length of flexible ducts shall be 5 meters.

 Install duct hanger fro every duct bend, drop collar, and for every two(2)
meters run of duct. Install trapeze type of duct hanger made of 10mm
dia, round bar and 25mm x 25mm x 5mm angular bar catch support.

 Provide mechanical clips or plastic straps for every meter run of ducts.

 Attach hangers only to existing slab soffit.

 All air-conditioning branch ductwork shall be a designed and constructed to


conform fully to local codes and the requirements of the most current
SMACNA Guidelines “HVAC DUCT CONSTRUCTION STANDARDS –
METAL AND FLEXIBLE” for 1INWG Pressure Class or greater.

 All flexible duct shall be installed in strict compliance with SMACNA guide-
lines and suspended to prevent kinks and air blockage.

 The maximum allowed length for flexible ducts shall be 5 meters.

 Where flexible duct is used to connect to supply air diffusers , the connec-
tion shall be made to a hard sheet-metal colar to prevent kinking.

FOR TENANTS WITH  All branch ducts (and taps to existing main ducts) shall be properly sealed

 All branch ducts shall be adequately insulated to prevent condensation and
water damage to the spaces through which they pass. All insulation used
shall conform to local code requirements for flame spread and smoke
density but shall not exceed a Flame Spread Index of 25 or a smoke
density of 50 when tested as a composite installation including
insulation, facing materials, tapes and adhesives as applied.

FOR TENANTS WITH  Taps for chilled water (supply and return) branch lines shall be provided
CHILLED WATER with isolation valves located at the connection point.
PROVISION
 FCU installed above ceiling or concealed type shall be provided with air
return plenum ducts with ceiling type grills.

 FCU should not be installed near exhaust system or directly above the
kitchen cooking area.

 Install temperature and pressure gauges on the chilled pipes


before and after the Fan Coil Unit (FCU).

 Provide condense drain pipe to all FCU with minimum size of 25mm,
with p-traps and shall be terminated in condense drain stub out through
an indirect connection (air gap) and with insulation.

 Install a wye-strainer and gate valve before the FCU.

 All chilled water (supply and return) branch lines shall be adequately
insulated to prevent condensation and water damage to the spaces
through which they pass (same flame spread index and smoke density
limitations as item #10 above).

 All Fan Coil Units (FCU) shall be installed with 2-way control valves
properly sized for the C V corresponding to the flow they serve and a wide
open pressure drop of 10FTWG.

 Chilled water strainers and maximum flow limiting valves are not required
and not encouraged

 Vibration isolator shall be provided for all rotating equipment.

FOR TENANTS WITH  Condensers and other heat emitting equipment shall be installed
SPLIT TYPE AIR CON outside the building on an approved location by SM.
SYSTEM
 Piping layout should be tightly sealed with rubber insulation and
wrapped with blue polyethylene tape. Boring of holes for the piping layout
shall be approved by SM.

 Waterproofed concrete slab affected by the piping layout should be


totally restored by the tenant.

NOTE  The Lessee will provide an exhaust air system for all comfort rooms.
Exhaust air quantities shall be in accordance with local codes but shall not
be less than 50 CFM per water closet or urinal.

 All Food, Medical Clinic, Petshops, Internet Cafes, Spa and Wellness
Centers, and Hair Salon Tenants shall supply and install its own fan Coil
Unit (FCU). The Lessor shall provide the chilled water line stub-out .

Testing & Commissioning

INTRODUCTION Upon completion of the work, and before acceptance by SM, Lessee’s
Mechanical contractor will submit a “Certificate of Commissioning” for
all air conditioning systems. Lessor shall have the right to witness any or all of
the final measurements shown in the certificate of commissioning. The certifi-
cate of commissioning shall include at least the following items (‘Final” readings
after all balancing adjustments have been made)

SMOKE TESTING Conduct smoke test of ductworks prior to tapping to main duct and installation
of insulation

AIR CONDITIONING Static and total air pressure in the Lessee’s ductwork for each point connection
FROM THE CENTRAL AIR to the AC supply air main ducts.
SYSTEM Measured air flow at each supply diffuser (Air Balancing)

AIR CONDITIONING BY  Chilled water pressure entering and leaving each fan coil unit
FAN COILS SERVED BY
THE CHILLED WATER  Chilled water temperature entering and leaving each fan coil unit
SYSTEM
 Temperature of supply air leaving each fan coil unit

 Electric current draw of each fan coil unit

 For ducted systems- measured air flow at each supply air diffuser and static
and total air pressure at the discharge of the fan coil unit

 For free blow systems – measured air flow at each fan coil unit

 Submit Manufacturer’s Certificate and Literature complete with specifica-


tions of FCU

EVERY TENANT IS REQUIRED TO OBSERVE AND COMPLY WITH THE

Structural/Civil Engineer) Subject to review and approval by SM - EDD.

 Details and Specifications

 Floor Framing Plan to include detail of connection to existing structures.

 Structural load computation for mezzanine, if any.

DO NOT PROCEED WITH DETAILED DRAWINGS UNTIL PERSPECTIVE

Architectural Design Criteria

SIGNAGE A. GENERAL
Text of main signage shall be limited to store’s trade name. Additional
wordings must be behind glass panels.

B. SIGNAGES

 Signage width should not exceed 50% of shop front and can be of any
dimension and location within the store front. FULL-WIDTH SIGNAGE
BAND is not allowed.

 Signage must be imaginative and high quality.

 Preferred signages materials are:

 3-dimensional individual letters


 Internally illuminated or back-lit letters
 Polished or painted metal letters

C. SECONDARY SIGNAGE (behind glass panels) Optional by


tenant

 Signage letters shall be 0.50m in height (maximum).

 The following types of signage are permitted:

 Metal channel or acrylic channel letter with LED in font


 Metal channel letter back lighted pinned off to sign band
 Stencil-cut flexi-glass or 3M panaflex backlit sign
 Cut-out acrylic channel letter back lighted

 Provide self-timer switch for signage with separate circuit breaker.

 Use only non-combustible material for signage box / band.

D. PROHIBITED SIGNAGES

 Simple, flat or box type signs


 Simple light box signs
 Non-illuminated letters
 Painted signs
 Strobe or activating lighting, or flashing lights of any kind
 Cardboard, cloth, paper or foam letters
 Audible signs

FOR ENTRANCE DOOR  The tenant has the option to the determine their shop front entrance
AND GLASS PANELS width. Minimum - 1.00m, maximum = 50% of the shop front width.

 No projection is allowed beyond the leaseline.

 Full heightglass is required. Maximize views and transparency into tenancy.


Thickness of temepered glass shall be according to structural requirement
of the design.

 Framed glazing systems will be acceptable if innovatively executed.

 Outgoeas and plain bulkheads to shop front will not be accepted.

 Sandblasting, etching, and painting of glass panels are not allowed.

 Tenant shall provide 15mm aluminum reveal at storefront and demising /


neutral pier termintation.

 Lessee using roll-up doors shall have a minimum height opening of 3.00
meters.

 Lessee using glass doors shall have a minimum height of 2.40.

 SM reserves the right to approve the design and construction of all shops.

FOR CEILING  Ceiling should have a minimum of 3.00m clear for all floors, except for
Cyberzone area (Refer to Cyberzone design criteria). The retail ceiling
must be conceived as a three dimensional component of the shop design,
not just a flat surface.

 If the tenant wish to expose the ceiling structure within their leased space,
written approval must be obtained and all visible elements must be
painted.

 Use only non-combustible ceiling materials.

 Provide hangers made of 10mm round bar at 2.00 meters spacing.

 Do not attach or anchor hangers to existing utilities (i.e. pipes, ducts,


valves,etc.) Attach hangers only to ceiling slab.

 Construct 60cm×60cm ceiling manholes at storefront and other strategic


area for maintenance, inspection, and emergency purposes.

 Kitchen with open ceiling is not allowed.

 Do not make any attachment to existing viroc wall partitions. Construct


double wall.

 Install firebricks on the kitchen walls from floor line to ceiling line.

FOR WALLS  Do not make any attachment to existing viroc wall partitions. Construct
double wall

 Install firebricks on the kitchen walls from floor line to ceiling line.

FOR FLOORING  Use natural stone terrazo, commercial quality ceramic tiles, reconstituted
stone finishes, wood parquet, laminated flooring, carpet or marble flooring
and all materials indicated, specified or necessary for a complete and finish
installation.

 The store’s flooring shall be of the same level as that of the mall’s flooring.
Provide 3 to 5 mm aluminum strip at mall tile and shop front tile
termination.

 Chipping on floor slab is not allowed. Pipes shall not be embedded in the
floor slab.

 For drainage outlets, use drills to bore a hole. Uses of hammers exceeding
8lbs. are not allowed.

 Provide four (4)mm polyester reinforced waterproofing membrane (or its


equivalent). Provide two (2) component flexible cementitious waterproof-

premises, said drainage cleanouts & stub outs shall not be sealed or
covered with tiles or floor finish. The removable cover of the
stubouts/cleanouts shall be exposed.

OTHERS  Intermediate floor is a median or storey between 2 other floors; an exten-


sion of a racking system storage above 3.00 meters.

 Install gauge 10 or bigger steel matting at storefront above the ceiling for
security reasons.

 The allowable live and dead load is 60 psf.

 Submit load computations for heavy installations for approval of SM-EDD.

 Prior to preparation of plans , tenant designers / consultants / contractors


should verify on site actual configuration of the area & location of utilities
for accuracy in the planning stage.

 All corrections and additional notations on the plans shall be followed. Any
deviation from the approved plan shall have special approval by the
Administration office/SM EDD.

 During construction and before the store can open, Administration office
shall inspect the construction works of the lessee. All deviations from the
approved shall be asked to redo.

 Damages done but not limited to existing utilities, viroc wall partitions,
neutral piers, aircon fascia, and common area, by the lessee, whether
accidental of intentional, shall be repaired by Administration office and
corresponding expenses shall be charged to lessee.

 Hangers and supports of lessee’s ceiling and utilities (pipes, ducts, etc.)
shall not be attached or anchored to the mall’s existing utilities and
concrete beams or columns. Lessee shall attach their hangers only to

Facilities Connection

REQUIREMENTS  SM (Lessor) will provide Main breaker & kWHR meter for
basic electrical feeder line provision from main tapping point
upto the pullbox in the Tenant (Lessee) area.

 Tenant is responsible for their internal electrical system works ; that


includes tapping from the pullbox ( point of tapping provided by SM) to
the panelboard and its branch circuits distribution up to the load side.

 SM will provide a Communication line ( 1-voice and 1-data)


from IDF/TTC up to the termination box in the Tenant area. Additional
requirement should be requested (w/ a written request) from SM which
will be chargeable to the Tenant.

 SM will provide a line for cash register(s) . Tenant should


immediately identify in their plan the specific location. Tenant to provide
3/4” diameter PVC conduit (w/ pullwire) from the outlet to the junction
box above ceiling.

Electrical Design Criteria

CONNECTED LOAD  Actual load should not exceed 80% of the rating of the over current
device and ampacity of the cable.

 Use high temperature rating THHN wire and shall be in RSC, IMC or
CONDUCTORS / WIRES EMT conduit.*
& CONDUIT  Minimum size of wire shall be 3.5 mm2 THHN stranded.

 Installation of Flat cord, BX wire and PVC conduit shall not be permitted.**

 Cover all junction boxes and pull boxes. Complete pipe fittings : locknut
bushings among others shall be provided on junction boxes and pull boxes.

 Rigid support shall be provided. Use minimum 10mm-diameter round


bars hangers with maximum 3 meters spacing and shall be located not
more than 300mm from boxes or connectors.

 For Kiosk and Carts, individual electrical branch circuits – 30AT, 1 Phase
shall be provided. Minimum size of wire shall be 5.5 mm2 THHN
stranded.

 For Tenant below the escalators, electrical branch circuit – 60AT, 1 Phase
shall be provided. Minimum size of wire shall be 14 mm2 THHN
stranded.

Notes:
*flexible conduit with maximum length of 300 mm shall be permitted.
** PVC shall be used for communication installation.
PANEL BOARD  Should be bolt-on type.

 Circuit breakers should be sized based on kAIC system calculations of the


building. Lighting and power outlets shall not be less than 14kAIC.

 Number of overcurrent device should not exceed more than 42-poles and
construction shall conform to code standards.

 Bus bar shall be sized and cut based on standard ampacity. Crimping of
bus bar shall not be permitted.

INTRODUCTION Tenant electrical contractor should submit a “Certificate of Commis-


sioning” of the electrical system . The Lessor shall have the right to witness
any or all of the final measurement shown in the certificate of commissioning.
The certificate of commissioning shall include at least of the following items

Centralized Gas System Facilities Connection

REQUIREMENTS  A centralized gas system is installed by the LESSOR. All food LESSEE who
will use gas for their cooking shall tap to the system through a stubout
provided by the LESSOR.

 LESSOR shall provide the gas meter through the mall’s gas contractor. Gas
meter shall be installed simultaneously with the tapping of LESSEE’s
system to the mall’s. Coordinate with SCMC Administration Office on the
schedule of Tapping.

tions such as ball valves meters, regulators, etc.

regulator, schedule 40 from 1 st stage regulator to equipment. TANK
FITTINGS (elbows, tees, etc.) - schedule 80 from tank to 1 st stage regula-
tors, schedule 40 from 1st stage regulator to equipment. FLANGES-Weld
Neck ASME 300 lbs before 1st stage regulator, ASME 150 lbs after 1st
stage regulator. GASKET-Spiral Wound Gasket. FLANGE TYPE BALL

 Provide ball valve for every branch outlet.

 Do not use rubber hose for connection to cooking equipment. Use heavy-
duty hose or metal braided hose rated at 300 psi.

 Provide pressure gauge at main manifold.

 Install Anti-leak Safety Device at main manifold and branch outlets.

 Branch outlets shall be not lower than 60 cm from the floor finish.

 Gas hoses or flexible connectors shall not sag more than 10 cm.

 Maximum length of flexible connector shall be 30 cm.

REQUIREMENTS  Lessee’s sanitary system, vent and domestic water piping should conform
to all local requirements and code standards.

 Check stub-out provisions (potable water line, vent, kitchen waste and
domestic waste ) on-site before preparation of drawing plans.

 Use G.I. Schedule 40 pipe or Zero leak fusion type pipe for cold water
line. Indicate on the plan location of water meter.

 Provide four (4)mm polyester reinforced waterproofing membrane (or its


equivalent).

 Provide two (2) component flexible cementitious waterproofing membrane.

 Provide Grease Traps for every sinks with the following specs:
A) The grease trap shall be made of stainless steel materials with the
following specifications:

20 gauge stainless steel local hairline finish for body;

22 gauge stainless steel for partition, partition guide, and perforated collec-
tion basket;

22 gauge stainless steel local hairline finish for top cover;


18 gauge stainless steel angular dwarf legs;

3/8” diameter stainless steel shafting for cover handle and strainer handle;

B) The grease trap shall have at least 4-chambers and 3 partitions;

F) A clearance of at least 12-inches from bottom sink shall be provided;

 For food tenants including cafeterias/canteens, a minimum of 15 gpm of
grease trap per sink shall be installed with the dimension of (500mm)
19.69” L X (350mm) 13.78” W X (325mm) 12.80” H;

 For non-food tenants, like lavatory for hand washing , medical clinics and
hair salons, developing films and other forms of sanitary fit-out which
involve grease, oils and chemicals. A minimum of 5-gpm grease trap shall
be installed with the dimension of (350mm) 13.78” L X (250mm) 9.34”
W X (300mm) 11.81” H;

 For food carts/kiosks with sink which tapped to the kitchen waste line, a
minimum of 5-gpm grease trap shall be installed with the dimension of
(350mm) 13.78” L X (250mm) 9.34” W X (300mm) 11.81” H;

 To check the accuracy of the grease trap size, the following formula shall
be used: dimension of the sink in term of inches (L X W X H) X 0.003;
and
 Cylindrical grease traps/strainer with at least 4-chambers and 3- partition
shall be applied for those non-food tenants with sink of less than 5-gpm
based on the formula under item “d”.
LAY OUT:

 Conduct 24-hours flood testing of water proofing prior to floor topping.

 Conduct hydrostatic leak test of piping works prior to tapping to the main
stub-out

 Upon completion of work, Lessee’s contractor will submit a “Certificate


of Commissioning” for all plumbing works. Lessor shall have the right
to inspect and witness any or all of the final testing shown in the certificate
of commissioning.

Sprinkler System Design Criteria

REQUIREMENTS  Use 212OF sprinkler head for kitchen.

 Use upright sprinkler head for tenant with open ceiling and pendent sprin -
kler head for tenant with ceiling.

 Maximum distance between sprinkler heads should be 3-meters. Radius


covered by sprinkler head is 1.5-meter; hence, design a number of sprin-
kler heads to cover/serve all the area.

 Provide rigid hangers and supports.

 Sprinkler pipe should be Schedule 40 and painted red. G.I. pipe is not
allowed.

 Provide rigid hanger 12” from the sprinkler head.

Testing & Commissioning

 Conduct hydrostatic leak testing prior to tapping from the stab-out


provision.

 Upon completion of work, Lessee’s contractor will submit a “Certificate


of Commissioning” for all sprinkler works. Lessor shall have the right
to inspect and witness any or all of the final testing shown in the certificate
of commissioning.

EVERY TENANT IS REQUIRED TO OBSERVE AND COMPLY WITH THE


CONSTRUCTION GUIDELINES.

Ventilation Guidelines

BASIC REQUIREMENTS  All works shall be in accordance with the latest government regulations,
Building Code, Fire Code, Electrical and Mechanical Codes, and other codes
being implemented by other approving bodies.

 All corrections and additional notations on the plans shall be followed. Any
deviation from the approved plan shall have special approval by the
Administration office/SM EDD.

 During construction and before the store can open, Administration office
shall inspect the construction works of the lessee. All deviations from the
approved shall be asked to redo.

 Damages done but not limited to existing utilities, viroc wall partitions,
neutral piers, aircon fascia, and common area, by the lessee, whether
accidental of intentional, shall be repaired by Administration office and
corresponding expenses shall be charged to lessee.

 Hangers and supports of lessee’s ceiling and utilities (pipes, ducts, etc.)
shall not be attached or anchored to the mall’s existing utilities and
concrete beams or columns. Lessee shall attach their hangers only to
concrete slab soffits.

 Do not cover or block the return air passages and grills of aircon system.

 Do not cover or block stubouts (cleanouts, water source, exhaust, sewer,


drainage, etc.) when not needed. Instead, said stubouts shall be free of
obstructions and easily accessible.

 All approved plans shall be present at the work site at all times.

 LESSEE shall request in writing to SM-EDD thru Mall admini-


stration for technical inspection of the leased area at least
three (3) days prior to any projected store opening.

 WORKING DRAWINGS (Scale 1:50 m at 20 “ x 30 “)

LESSEES are required to visit actual site and take actual measurements

General Criteria

REQUIREMENTS  All steam, vapors, heat, odors and moisture producing areas and
high-heat producing equipment must be exhausted by special mechanical
exhaust systems.

 TYPE 1 - designed to collect and remove all types of cooking effluent from
the exhausted air.

 TYPE 2 - designed to collect and remove only steam, vapors, heat and
odors.

 Special exhaust systems shall be designed to prevent vapors, heat, odors


and moisture from migrating the mall and into the building’s air condition -
ing systems.

Ventilation Design Criteria
REQUIREMENTS  Connection to main exhaust duct shall be angled by 45° towards the
direction of air flow.

 A minimum of 70% of the kitchen hood exhaust air flow must be


made up with unconditioned makeup fresh air introduced directly into the
hood.

 All exhaust hoods shall extend a minimum horizontal distance of


150mm (6”) beyond the edge of the cooking surface on all open sides.
Distance measured from hood inside lip.

 All fans used in exhaust duct systems and fresh-air duct system must be
adjustable type that permits adjustments to capacity during final testing
and balancing. Rigid ceiling manhole and catwalk along the exhaust
duct blower should be provided.

 All ductwork used on exhaust systems must be at least 16 gage


carbon steel or 18 gage stainless steel with all joints and seams made with
continuous liquid-tight welded on the external surface of the ductwork.

 Any portion of the ducting that is inaccessible from the duct entry or
discharge shall be provided with clean out openings.
 The vertical distance between the lower lip of the hood and the cooking
equipment surface shall not exceed 4-feet.

 Air velocity in sections of exhaust duct shall be maintained between a


minimum of 500 FPM and a maximum of 2,500 FPM.
 No dampers may be installed in grease ducts.

 Exhaust fan motor shall be located outside the exhaust airstream and
provided with vibration isolators.

 Use stainless “Self-Compensating Hood” type of hoods (Exhaust


Hood Canopy w/ Fresh Air). Complete with:

 All hood filters should be baffle type and shall be installed at an angle
not less than 45O from the horizontal and shall be equipped with a drip
side gutter and oil collector tray.

 Use fire-rated and leak-proof materials for machine flexible duct


connector approved by SM.

 Pop rivets, metal screws , or other similar exposed fasteners shall not be
used on the internal surfaces of the hood.

 Lighting fixtures installed inside exhaust hoods shall be marked, “For use
within commercial cooking hoods”, or equivalent explosion proof
fixture.

 Hoods shall be secured in place by noncombustible supports.

 Exhaust ducts must be cylindrical in shape.

 Horizontal ducts shall be properly sloped to the hood it serves with


minimum of 2°.

 Provide duct hanger for every duct bend, drop collar, machine connec-
tion and for every Two (2) meters run of duct.

 Provide 40mm thick aluminum foil coated acoustic duct insulation around
the duct with the use of non combustible adhesive to paste the insulation.

 Install individual exhaust for each comfort rooms.

Commercial Kitchen Hood Design Criteria

WHERE REQUIRED Hoods shall installed at or above all commercial food heat-processing equip-
ment. Included are deep fat fryers; broilers; fry grills;steam-jacketed kettles;
hot-top ranges; ovens; barbecues; rotisseries; dishwashing machines and similar
equipment. For the purpose of this section, a food-processing establishment
shall include any building or a portion thereof used for the processing of food.

Exception: Food heat-processing equipment installed within a


dwelling unit.

FACTORY-BUILT  Approval of hoods. Listed and labeled factory-built commercial


COMMERCIAL KITCHEN exhaust hoods tested in accordance with UL 710 shall be installed in
HOODS. FACTORY-BUILT accordance with the manufacturer’s installation instructions. The exhaust
COMMERCIAL HOODS hood shall be designed for the type of cooking appliance served, and shall
SHALL COMPLY be designed to confine cooking vapors and residues within the hood.

 Other type hoods. Factory-built commercial exhaust hoods that are


not tested in accordance with UL 710 shall conform to all of the
requirements.

 Type I and Type II hoods. Type I hood shall be installed at or above


all commercial food heat-processing equipment that produces grease
vapors or smoke. A Type I or Type II hood shall be installed at or above
all commercial food heat-processing equipment that produces fumes,
steam, odor or heat.

 Domestic cooking appliances used for commercial purposes.


Domestic cooking appliances utilized for commercial purposes shall be
provided with Type I or II hoods as required for the type of equipment and
processes.

 Solid fuel. Type I hood for use over solid fuel-burning cooking equip-
ment shall discharge to an exhaust system is dependent of other exhaust
systems.

FUEL BURNING Where vented fuel-burning appliances are located in the same room or space
APPLIANCES as the hood provisions shall be made to prevent the hood system from interfer-
ing with normal operation of the appliance vent.

MATERIALS  Type I and II hoods shall be constructed of materials conforming D.1 or
D.2 or other approved material.

 D1 Galvanized steel. Galvanized steel for Type I hood construction


shall have a minimum thickness of 0.03 inches (0.8 mm) (No. 22 gauge).
Galvanized steel for Type II hood construction shall have a minimum thick-
ness of 0.24 inch (0.6 mm) (No. 24 gauge).

 D2 Stainless steel and copper. Stainless steel for the construction of


hoods shall have a minimum thickness of 0.03 inch (0.8 mm) (No. 22
gauge). Copper for the construction of hoods shall be of copper sheets
weighing not less than 24 ounces per
square foot (7 kg/m2).

SUPPORTS Hoods shall be secured in place by noncombustible supports.

JOINTS AND SEAMS External joints and seams shall be welded liquid tight.

CLEANING AND GREASE  A hood shall be designed to provide for through cleaning of the entire
GUTTERS hood.

 Grease gutters shall drain to an approved collection receptacle that is fabri-


cated, designed and installed to be accessible for cleaning.

CLEARANCES FOR TYPE I  Type I hood shall be installed with a clearance to combustibles of not less
HOOD than 18 inches (457 mm), or not less than 3 inches (76 mm) where the
combustible material is protected with noncombustible materials having a
minimum 1-hour fire-resistance rating on the hood side.

 Hoods located less than 12 inches (305 mm) from ceiling or wall shall be
flashed solidly with materials specified in D.1 & D.2 or noncombustible
materials having a minimum 1-hour fire-resistance rating.

HOODS PENETRATING A Type I hoods or portions thereof penetrating a ceiling, wall or furred space
CEILING shall comply with all the requirements.

GREASE FILTERS Type I hoods shall be equipped with approved grease filters designed for the
specific purpose. Grease-collecting equipment shall be accessible for cleaning.
The lowest edge of a grease filter located above the cooking surface shall be
not less than the height specified.

Minimum Distance between the Lowest Edge of a Grease Filter and the
Cooking Surface or the Heating Surface.

Criteria: Filters shall be of such size, type and arrangement as will permit
the required quantity of air to pass through such units at rates not exceeding
those for which the filter or unit was designed or approved. Filter units shall be
installed in frames or holders so as to be readily removable without the use of
separate tools,unless designed and installed to be cleaned in place and the
system is equipped for such cleaning in place. Removable filter units shall be
of a size that will allow them to be cleaned in an dishwashing machine or pot
sink. Filter units shall be arranged in place or provided with drip-intercepting
devices to prevent grease or other condensate from dripping into food or on
food preparation surfaces.

Mounting Position: Filters shall be installed at an angle greater than 45


degrees (0.79 rad) from the horizontal and shall be equipped with a drip tray
beneath the lower edge of the filters.

CANOPY SIZE AND The inside edge of canopy-type commercial cooking


LOCATION hoods shall overhang or extend a horizontal distance of not less than 6 inches
(152 mm) beyond the edge of the cooking surface, on all open sides. The
vertical distance between the lip of the hood and the cooking surface shall not
exceed 4 feet (1219 mm).

NON CANOPY SIZE AND Non canopy-type hoods shall be located a maximum of 3 feet (914 mm)
LOCATION above the cooking surface. The edge of the hood shall be set back a
maximum of 1 foot (305 mm) from the edge of the cooking surface.

CAPACITY OF HOODS Canopy-type commercial cooking hoods shall exhaust a minimum quantity of
air, where:
A = the horizontal surface area of the hood, in square feet (m2).
D = distance in feet (mm) between the lower lip of the hood
and the cooking surface
P = that part of the perimeter of the hood that is open, in feet
(mm).
Q = quantity of air, in cubic feet per minute (L/s).

Where cooking equipment is installed back to back and is covered by a


common island-type hood, the airflow required shall be calculated using the
formula for a minimum of three sides exposed. Airflow requirements for Type
II hoods shall be in accordance with the requirements for low-temperature
appliance hoods.

Solid fuel - burning cooking equipment. The minimum airflow for exhaust
systems used for solid fuel-burning cooking equipment, grease-burning
charbroilers and similar equipment shall be:

House Rules & Regulations

It is understood that the following House Rules shall form an integral part of the Contract of Lease.

General Responsibilities

USE OF THE LEASED  All LESSEES are advised to strictly adhere to the conditions and privileges
PREMISES of their respective Lease Contract regarding the use of the premises and
the specified items and merchandise to be carried.

OFFICIAL BUSINESS  Shops must be opened for business from during regular mall hours daily.
HOURS However, on All Saints Day and Election Day, store hours shall be from
12:00 noon - 9:00 p.m.

 The LESSEE shall secure the written approval of the LESSOR at least three
(3) days in advance if it intends to close the Premises. Use this same
procedure for any time deviation.

UTILITIES AND SERVICE  All LESSEES are advised to pay their individual air-condition charges, if
CHARGES applicable and their share of common area maintenance service charges
on or before the due date indicated in the billing. After which period, a
service of disconnection order shall be issued if no payment is received. Any
delay in the issuance of such disconnection order may not be construed as
a waiver of the LESSOR.

UNIFORM OF SHOP  To enhance the appearance of each shop and develop better image for
PERSONNEL the MALL, shop owners are strongly urged to have their personnel wear
properly coordinated uniforms that blend with the total concept of the
shop, complete with identification tags.

IDENTIFICATION CARDS  LESSEES shall furnish the LESSOR names of their employees assigned at
the MALL with their respective position and 1” x 1” color photo in white
background at least five (5) days before their store opening for the
necessary issuance of SCMC ID.

IDENTIFICATION CARDS,  Likewise, in cases where your employees resign, are transferred or
continued terminated, the IDs shall be surrendered to SCMC ADMINISTRATION.

 The policy of “NO ID, NO ENTRY” shall be strictly followed by the MALL
SECURITY. Employees shall use only designated employees entrance
before regular operating hours.

 All store employees are required to wear their SCMC ID during store
hours.

SHOP DISPLAY AND  It shall be the responsibility of the LESSEE to see that their stocks are
STOCKING replenished to assure shoppers of variety of choice. This will ensure the
continuous patronage of shops at the MALL.

 LESSEES are prohibited from selling untaxed imported goods which are
deemed to be a violation of law.

 LESSEE shall, in order to maintain the prestige and standard of the MALL,
adopt pricing mechanisms which assure that goods for sale are reasonably
and competitively priced.

REPORTING AND  LESSEES are requested to report immediately the outbreak of fire in their
COMBATING FIRE area and to apply necessary measures within their disposal to extinguish
the blaze.

 For this purpose, LESSEES and their staff are required to familiarize
themselves with fire-fighting procedures by attending fire-fighting
orientation and participating in fire drills which SCMC ADMINISTRATION
may periodically call from time to time.

BREAKDOWN OF  LESSEES are requested to report immediately any breakdown of company


FACILITIES AND facilities and installations within their premises and their neighboring areas.
INSTALLATIONS
 LESSEES must also report the breakdown of their own installations if the
same poses inconvenience/hazard to the MALL or its customers.

NIGHT LIGHT  Shops must be provided with night lights when not open for business and
after store hours for security reasons and to provide continuous viewing of
the merchandise on display.

REPORTING OF  Shoplifting and other security incidents must be reported to CUSTOMER


SHOPLIFTING AND RELATIONS SERVICE OFFICE immediately.
OTHER INCIDENTS
 Shop owners are enjoined to pursue the complaints or file legal action
necessary to punish the responsible parties to deter the repeated
occurrence of the same.

Maintenance of Leased Premises

GUIDELINES  LESSEE shall warehouse, store and/or stock in the premises only such
goods, wares and merchandise as LESSEE intends to offer for sale in the
premises. This shall not preclude bonafide transfers of merchandise
between LESSEE’s other stores in the metropolitan area.

 LESSEE agrees to use only brand new or completely reconditioned


fixtures, furnitures, and equipment within the leased premises. LESSOR
reserves the right to pass upon, and even refuse the entry and use in the
leased premises of such materials and equipment which are evidently
suffering from poor workmanship, quality and old age.

 LESSEE must at all times keep the premises clean and in sanitary
condition. SCMC ADMINISTRATION or its representative reserves the
right to enter any of the leased premises, particularly the kitchen and
comfort rooms of food establishments to look into the sanitary condition of
the same.

 LESSEE must attend immediately to any repair the shop needs, which
shall be undertaken at his own expense. LESSEE shall first secure approval
from SCMC ADMINISTRATION at least three (3) days before any
repair/renovation is to be done.

Where the nature of the repair contemplated is such that it may, in


any manner, affect the mall’s own installations, said repair shall be
undertaken only after prior notice and approval from SCMC
ADMINISTRATION. In any event, SCMC ADMINISTRATION must be
informed so that the movement of workers and the progress of the job
may be controlled and properly supervised on proper safety and security.

 LESSEE shall provide receptacles and sufficient containers for trash and
agrees that the disposal of same shall be done at such time, place and
manner as may be fixed by LESSOR.

Prohibitions

 Except for food establishments, cooking of any kind and by any means is
strictly prohibited within the leased premises. Eating within the leased
premises, however, will be permitted provided strict sanitation is observed
and should not be in full view of the customers.

 LESSEE shall not use or permit the use of any portion of the premises as
sleeping or living quarters or use the same for illegal purposes.

 Shops with piped-in music are advised to play the same at regulated
and moderate volume. The SCMC ADMINISTRATION reserves the right to
regulate the volume which interferes with its own activities in the MALL.

 LESSEE shall not use or employ any audio-visual services, such as but not
limited to loud speakers, mechanical or moving display devices, unusually
bright and flashing lights and similar devices, the effect of which may be
seen or heard outside the leased premises.

 Entries, passages, mall, hallway and corridors of the building shall not be
used by LESSEE or his store personnel for any other purpose other than
ingress or egress.

 LESSEE shall not place or allow anybody to place any merchandise


or install, attach, or incorporate any structure annex, or work of any kind,
protruding from the Premises. Violation of this provision shall give the
LESSOR the right to remove merchandise, structure, etc., without need of
notice, and all expenses incurred shall be for the account of the LESSEE.

 LESSEE shall not paint, drive nails, screws or abutments on the walls
or frames, nor post any indecent, immoral or objectionable inscription, nor
make alterations, improvements or changes in any part of the leased
premises, including electrical installation, plumbing and other fixtures
without prior written approval from the LESSOR.

 LESSEE shall not use or store in the leased premises inflammable or
explosive materials or gas-fueled appliances in any form or quantity. In
addition thereto, RESTAURANTS shall provide and install within the leased
premises adequate safety devices such as fire extinguishers, LPG safety
device and smoke and fire alarms to minimize and avoid fire hazards. The
LESSEE shall permit regular inspection by the LESSOR or its agents of its
appliances, and shall immediately furnish such reasonable safety devices
when required by the LESSOR or its agents. In all cases, LESSEE shall not
perform any act or thing which may expose the leased premises to fire or
increase the volume of fire hazard or change to insurance rate of the
building, it being understood that should LESSEE do so, he shall be
responsible for all the damages which such violation may cause the
LESSOR and/or its other LESSEES aside from LESSEE’S other liabilities
under the lease contract.

 Gambling in any form and/or games where sums of money are at


stake shall not be conducted within the leased premises.

 Storage of machinery, equipment, and other properties of LESSEE in the


common areas is strictly prohibited.

Movements of Merchandise, Machinery, Furniture, & Equipment

INTRODUCTION Delivery of merchandise, supplies and other materials shall be from 6:00 A.M.
to 3:00 P.M. for food tenants, and from 6:00 A.M. to 12:00 noon for nonfood
tenants daily without need of a gate pass, subject to the following guidelines.

GUIDELINES  Use only designated entrances for all deliveries.

 Delivery carts must have rubber rollers. Items should not be allowed to be
dragged damaging the flooring.

 Deliveries that would stain and mess the mall and hallways are not
allowed. Wet deliveries should be placed in tightly sealed plastic sanitary
bags or styro containers.

 Ingress of breakable, sharp-edged, bulky, heavy materials, tank container,


construction lumber and material supplies, must secure proper clearance
from SCMC ADMINISTRATION before entry.

 Overloading of delivery carts is not allowed.

 Tenants can use the basement service elevator for deliveries not
exceeding 1,000 lbs. at any given time. Basement services area can only
be used for loading and unloading of merchandise of not more than 15
minutes.

 Deliveries shall be subject to proper safety and security policy of the MALL.

 Shop owners should obtain permission from SCMC ADMINISTRATION


before sm corporate offices, bldg. a, furniture, and equipment are brought
in or out of the premises beyond specified time.

Moreover, kindly provide the SCMC ADMINISTRATION names of your


authorized signatories and their corresponding specimen signatures for
better control and security.

Updating of authorized signatories should be done periodically.

Forms are available at SCMC ADMINISTRATION and may be reproduced


for your requirements.

Advertising

THE SM LOGO  All LESSEES are required to use the symbolic SM logo of which standard
design is readily available at the SCMC ADMINISTRATION, for use in all
communications, promotions, advertising material forms. Said logo must be
used in all materials adjacent to, immediately above or below your store’s
name in newspaper advertisements, circulars, mailers, or any other print
media advertising of your products or services.

 The utilization of this logo is necessary to provide a uniform look in the


promotion of SM MALL as a single entity.

 LESSEE maintaining branches in other areas shall afford equal exposure


to their operation in SM MALL in all their promotions and advertisements.

 LESSEE shall be required to advertise in at least one leading newspaper to


announce the opening of his store at the MALL.

SALE SIGNS AND  Except for the duly authorized store sign, no other signs and posters shall
POSTERS be installed on the facade of each shop without any prior approval or
clearance from SCMC ADMINISTRATION. The Administration reserves the

Payment Guidelines

GUIDELINES  Per our Contract of Lease, payment of rental and other charges shall be
made within the first fifteen (15) calendar days after the end of every
calendar month to which the rental statement of account corresponds.

 If payment is made on the sixteenth (16th) day of the month or on a


later day, the LESSEE shall be charged an interest of three percent (3%)
per month on all unpaid charges reckoning from the beginning of the
month up to the date of payment over thirty (30) days.

All arrearages/unpaid charges shall be charged an interest of three percent


(3%) per month.

 If full payment is not made at the end of the month, a cashier will be
posted in your area on the first day of the following month. The cashier
shall monitor all sales transactions and collect forty (40%) percent of the
total daily cash and credit sales. The daily rate of the cashier in your
premises shall be reflected in your account. The cashier posting shall cease
only upon full payment of your rental arrears.

 If full payment is still not made after twenty five (25) days of cashier
posting, the lease contract shall be subject to termination.

 If a particular item in the rental statement of account is being contested,


it is suggested that the LESSEE pay the account in full and preferably on
time. The LESSEE shall send a letter to the SCMC ADMINISTRATION
stating the reason why the item should be removed from the account. If
the reason is found to be valid, the corresponding credit will be made.
Unless written exception is made by the LESSEE on the correctness of the
rental statement of account within two (2) weeks from receipt thereof, the
correctness of the rental statement of account shall be considered
conclusive against the LESSEE.

 The LESSEE is encouraged to reconcile their accounts with the SCMC


ADMINISTRATION on a regular basis.

GUIDELINES, continued  The LESSEE undertakes to remit to the Bureau of Internal Revenue (BIR)
all taxes withheld from his payments on or before the tenth (10th) of the
month. The LESSEE shall likewise submit to the SCMC ADMINISTRATION
three (3) copies of the Certificate of Creditable Income Tax Withheld at
Source (BIR Form 2307) for the quarter within fifteen (15) days after the
end of each quarter.

Failure to submit said Certificate shall be construed as non remittance to
BIR, as such, tax withheld shall be billed accordingly. In addition, interest at
3% per month shall be charged correspondingly for the equivalent amount

be computed from the month the tax was withheld from payments.

 For the convenience of the LESSEE, payments may be made at any of the
following venues:

- Any Banco De Oro branch nearest to the Lessee (Bring the Payment Slip
attached in your Statement Of Account)

- Any SM Mall Treasury Office

Sales Reporting (For Non-Fixed Tenants)

GUIDELINES  LESSEE should submit a daily sales report thru the Lotus Notes Sales
Reporting System on or before 10:00 a.m. of the following day. LESSEE
should submit a certified monthly sales report within the first three (3)
days after the end of each calendar month.

 The sales report should state the total gross sales made during each
preceding month. All sales transactions and sales related transactions,
which include but not limited to approved/unapproved discounts, inventory
losses charged to employees, employees meals, and sales from inventory
pull-out, must be reported/ shown in the certified monthly sales report.
Credit/charge sales should be treated as a sale for the full price at the
same time of the transaction, regardless of the time of payment or when
title passes. Credit/charge sales are to be punched in to your POS
machine(s) / Cash Register Machine(s).

Submission of Fire Insurance & Comprehensive General Liability
Insurance Coverage

GUIDELINES  LESSEE shall furnish the LESSOR a photocopy of the insurance coverage of
your improvements, merchandise, and all other properties inside your
leased premises. The insurance shall be against fire and/or lightning and/or
other perils, and an adequate comprehensive general liability insurance
coverage.

General Services

INTRODUCTION One of our prime objectives is to provide assistance to our tenants, specifically
in relation to work that would require EMERGENCY repairs of existing
plumbing, electrical, and air-conditioning facilities.

GUIDELINES Please inform our office of the needed services and fill up a SERVICE
REQUEST form.

 Secure and fill up a form in 4 copies available at SCMC


ADMINISTRATION.

 Confirmation by your AUTHORIZED SIGNATORY of the service needed


and cost acceptance.

 Only emergency and minor repairs not to exceed one hour’s work shall be
attended to by our maintenance group. A minimum service fee per call will
be charged. Materials to be supplied by LESSEE.

 Unless it is an emergency, work shall be scheduled in order not to hamper


store operations.

 Major repairs shall be referred to outside contractors.

Trash Collections & Disposal Guidelines

INTRODUCTION In line with our continuing maintenance program, garbage collection for
NON-FOOD ESTABLISHMENTS will be done by collectors assigned at the
Mall.

GUIDELINES All concerned are required to observe the following guidelines:

 Place all trash in properly sealed sanitary bags, separating wet from dry.
Garbage should be brought out only when the collector arrives at your
outlet.

 LARGE/BULKY GARBAGE is not included. Please bring directly to


designated dump site.

 Burning of trash within the leased premises is not allowed.

Garbage from FOOD ESTABLISHMENTS shall be collected by the


authorized garbage contractor at specified pick-up schedules.

Pest Control Program (Spraying / Misting / Fogging / Rat & Mice
Control)

GUIDELINES To ensure control program implementation, sanitation and safety, everyone is


hereby enjoined to cooperate in the following:

 To avoid chemical contamination, food items and utensils of all food


establishments should be properly kept and stored, during the application
of pest control program.

 To immediately inform SCMC ADMINISTRATION of any untoward


incident, as a result of the program implementation.

 Immediately report the presence of dead rats and foul odor.

 Identify and report other possible infestation of any kind.

Moreover, LESSEE shall participate in the LESSOR’S mall-wide pest control


maintenance and service of the leased premises, which shall be charged to
the LESSEE’s account.

Fire Extinguishers

INTRODUCTION Please be reminded of the need to install FIRE EXTINGUISHERS in your


respective store, not only in compliance with our lease contract and the Fire
Code but more particularly, for the safety of lives and property.

GUIDELINES Likewise, the following guidelines in acquiring FIRE EXTINGUISHERS would be


to your advantage, viz:

 Product should have PASSED the “P.S.A.” approval of the Department of


Trade and Industry.

 Chemical content must be suitable to A, B, C classes of fires


(MONOAMONIUM PHOSPHATE) with at least one year warranty.

 Deal only with a reputable supplier to ensure after-sales service.

 Building Administration will assist you and shall be conducting safety


inspection, particularly of various volume of fire hazard present in your
area. Fire extinguishers shall be installed in unobstructed location, easily
accessible and visible in case of emergency.

 Institute periodic inspection of all units to ensure that contents have not
expired.

Sprinkler System

GUIDELINES For our mutual benefit, everyone is enjoined to observe and strictly follow the
safety guidelines, to wit:

 Sprinkler heads and pipes should always be free from any obstruction.
Improper utilization of the pipes, hanging of merchandise is strictly
prohibited.

 The system has a HYDROSTATIC PRESSURE, and therefore should be


handled with extra care.

 Immediately report any leak found and/or misalignment that you may
notice.

Practices other than the above guidelines may prove detrimental to your
operation, as it may result in malfunctioning in cases of fire and premature
water spray, causing water damage.

Exhaust Duct Cleaning & Safety Measures (For Food
Establishments)

INTRODUCTION To safeguard our lives and valuable property, fire prevention measures as
embodied in our Lease Contract should be strictly observed.

GUIDELINES Likewise, SM-ENGINEERING’S STANDARD SAFETY PROCEDURES,


particularly on this matter must be given utmost importance as follows:

 Regulate heavy cooking practices.

 Weekly cleaning of all exhaust hoods, filters, and ducts to be free


from oil residues and other flammable elements.

 Weekly check-up and proper installation of all required exhaust blower


capacity, subject to SM-Engineering’s approval.

 Availability of at least four (4) units of 10-15 lbs. capacity of ABC-DRY


CHEMICAL TYPE or CARBON DIOXIDE or BCF - HALON TYPE of fire
extinguishers with P.S.A. or U.L. approval on quality.

Moreover, LESSEE shall participate in the LESSOR’S mall-wide exhaust


duct and hood cleaning service of the leased premises, which shall be
charged to the LESSEE’s account.

Guidelines on Emergency Power Operations

GUIDELINES  Use of convenience outlets is limited to Cash Register Machines. Other


motor driven machines are not allowed.

 Always maintain the lever of the double throw switch upward (normal
power).

 During power interruption (brown-out), manually operate the lever


pointing to emergency position. When normal power resumes, move the
lever to normal position.

 No new or additional load shall be connected to the emergency lines


without prior clearance from the SCMC ADMINISTRATION.

 Report any untoward incident to the SCMC ADMINISTRATION


immediately.

Failure to comply with any of the above conditions would mean forfeiture of
the LESSEE’s privilege of using emergency power.

LPG Safety

GUIDELINES  LPG storage compartment should be CHB-enclosed, properly


aired/ventilated, fully lit and free from combustible obstruction, dirt and
trash. (If applicable)

 LPG cylinders and piping system should be free and away from any
spark producing objects, convenience outlet or switches. (If applicable)

 Only authorized technicians duly certified by the Chief of local Fire


Department, in coordination with Philippine LPG Association are allowed
to install and service LPG equipment, tanks, cylinders, piping, hoses,
regulators and burner.

 LPG appliances should be provided with safety devices that automatically


stop the flow of gas, should a leak develop in the system, between the
regulator and burner.

Delivery Parking

GUIDELINES The delivery parking area is open for tenants delivery services, using the freight
elevators under the following guidelines:

 Delivery vehicles with gross weight of more than 5000 kg. must
secure entry pass from SCMC ADMINISTRATION.

 Delivery area shall only be used for loading and unloading of supplies and
materials, not to exceed 15 minutes.

 Tenants/customers shall be held liable for any damage they may


cause to the parking/delivery area or to its accessories or to persons or
any other property/vehicles inside the parking/delivery area.

 Tenants/customers agree to follow rules and regulations and


observe traffic signs in the carpark. Delivery vans and trucks will be limited
to only those that may be accommodated at any given time.

Emergency Telephone Numbers

GUIDELINES  It is our objective to provide immediate support assistance to all our


tenants, especially in cases of emergency.

 All tenants are required to provide SCMC ADMINISTRATION with the


name of person(s) to contact, together with address and telephone
number. The authorized representative should be able to decide on
matters that may come up in cases of emergency.
The above information will be kept in strict confidence under the
responsibility of our Mall Manager.

Customer Relations Service

GUIDELINES  The Security Force of the MALL, in addition to its primary function of
securing the physical building facilities, is charged with the responsibility of
reporting violations of the MALL’S HOUSE RULES. They shall see to it that
the following rules are strictly enforced and implemented to the letter.

Additionally, it shall be the duty of the Security Force to report in writing to


SCMC ADMINISTRATION each and every action in compliance with the
above responsibilities.

 In the event that LESSEE decides to hire, solicit and engage the
services of a private security guard or watchman’s agency for his own
purposes, he shall only hire and engage the services of reputable security
agencies acceptable to and subject to the prior written approval of
LESSOR; provided, that LESSOR shall not, in any manner be responsible
for any losses and/or damages sustained by LESSEE relative to the choice
and approval of any particular security agency; and provided further that
LESSOR reserves the right to formulate such supplementary rules and
regulations for the proper observance of the parties for the coordination of
the private security system in the entire center.

The LESSEE should follow the following procedures:

 The security guard should report to SCMC ADMINISTRATION for


orientation.

 The security guard should submit his individual Mayor’s Permit, copy of
license, bio-data and 1 x 1 ID picture.

 The security agency should submit copy of Business Permit to Operate.

Parking

GUIDELINES  The parking areas are open to the general public. As such the SCMC
ADMINISTRATION thru its security services, cannot be held accountable
for damages or losses incurred even when drivers or owners have
specifically informed the roving guard on duty of its presence. The guard’s
responsibility lies primarily in the enforcement of the regulations of SCMC
ADMINISTRATION regarding traffic, parking, and molestations from
unauthorized people.

 Loading and unloading zones shall be properly identified for this purpose.

 Customer Relations Service Office shall see to it that the security guards
on duty direct the delivery of construction materials and the like through
the designated entrances.

 Security guards must see to it that traffic flows smoothly within the
MALL and must politely request car owners/drivers to park properly in
designated parking areas.

Sanitation

GUIDELINES The janitorial service engaged by the Mall is charged with the same
responsibility in the enforcement of the House Rules involving sanitation,
particularly enumerated as follows:

 Improper garbage disposal

 Littering in common areas.

 Reporting and helping combat fire that may occur.

 Calling the attention of the Customer Relations Service Office and the
SCMC ADMINISTRATION to any violation of the House Rules that
come to its attention.

EVERY TENANT IS ENJOINED TO OBSERVE AND HELP ENFORCE THESE


HOUSE RULES, FOR THE MUTUAL BENEFIT OF MANAGEMENT AND THE
LESSEES, AND THE BEST INTEREST OF THE MALL.
