Value Engineering 2. Normal Track Vs Fast Track Construction

This presentation discusses value engineering and fast track construction. Value engineering is a technique to lower project costs while maintaining quality. Fast track construction begins construction before design is fully complete by overlapping design and construction phases. The benefits of fast track include reduced costs and timelines, while the risks include quality issues and planning challenges if not properly managed with clear communication.

A method of Project Delivery utilizing competent Integrated Team

Approach (CITA) in which the sequencing of construction activities
is planned and coordinated to enable some portions of the project
to begin before the design has been completed on other portions
of the project.
Replacement of sequential relationships with parallel relationships
Characteristics of CITA

•Commitment
•Investment
•Team
•Defined Goals
•Control Systems
•Track Record
Advantages of Fast Track
1. Commercial aspect
2. Catching up the backlog
3. Leaping quickly into emerging
markets
4. Reduce construction costs
5. Saving through advance purchase
6. Closer Collaboration
*Fast track project delivery forces everyone to
share information constantly
Dis-advantages of Fast Track

1. Quality issues
2. Planning issues
3. Unrealistic client
expectations
*Maintain a clear picture of what is
possible. It can be a disaster but it can save
costs and time when done right
Thank You
Unlike CPM, which is a method to control
costs and time. While PERT is evolved as a
research and development project, CPM
evolved as a construction project. PERT is
set according to events while CPM is aligned
towards activities. A deterministic model is
used in CPM.
