Building Notice: Important Information
Important information:
Building Notices submitted without detailed plans and specifications should normally only be
used for minor internal alterations to domestic buildings.
We strongly recommend that Building Notices are not used for rooms in the roof or extensions.
Rooms in the roof undoubtedly will require structural calculations, which will need checking and
proving before work starts. There are increasingly onerous requirements regarding thermal
insulation and ventilation and your application must now include plans, calculations and specification
details, showing in advance how these conditions will be satisfied. We therefore suggest that you seek
professional advice from an architect or surveyor prior to submitting your application.
In any case with your application you must submit a Location Plan to a scale not less than 1:1250
For any work that involves structural alterations, forming through-rooms or removal of structural walls
etc. your application must include the relevant structural calculations and a sketch of the proposed
layout.
You are reminded that in addition to the above, you should notify us at least two working days in
advance of the work starting on site, giving the actual date of commencement.
Remember that if you are working under a building notice then you are not working to approved
drawings and any work you do which is subsequently found not to comply, will need to be corrected at
your expense. With a full plans application, details are checked for compliance before you start and
therefore you are at much less risk of things going wrong.
