Statement of the problem:
Mr. and Mrs Lopue were able to come up with an amount enough to fund a seven storey apartment
building to be built in Mansilingan, Philippines. They commissioned Architect Sac to do the project. They are
excited to build this project as another business venture. They immediately wanted to invest their money,
aiming to achieve the return of investment the soonest possible.
The site is a 647.90 square meter lot with a frontage of 20.90 m. The client wants it to have a 24 – car
parking spaces connected to the street by a six meter (6 m.) driveway starting from seven meters (7 m.)
from the left corner of the lot. At the right corner of the property will be the entrance lobby, elevator lobby,
guards quarter with t&b and storage with 57.33 square meters with 4.90 m side. There will be a 1.10 m wide
pedestrian walkway adjacent to main entrance. At the rear is the utility room or 5m x 2m and the
generator/electrical room of 5.9m x 2.8m opposite each other.
The 2nd floor of the building up to the 7th floor will have a typical plan with 10 units each. The 8 studio type
units of each floor will have an area of 3.2 m x 7.70m at rear; at which will be divided into 4 units on the right
side and 4 units on the left side, separated by a hallway; all with balconies. The remaining two units will have
an area of 10.20m (front) x 6 m with balcony. All balconies will be 3.84 square meters and 1.2 m wide. The
hallways will have a total length of 24.80m and width of 1.50m. It ends at the fire exit stair, with 1.50m x 8 m
dimensions. The building has common areas, of which are the lobbies, stairs, a 57.33 square meter storage
with a 4.90 m width. The roof deck area will be the same as the typical floors. The 24.64 square meters of
the roof deck will be allotted for the water tank. The rest of it will be a party place.
