2. BUYER/CLIENT:
Location of site:

The project is in Jalan Teknologi, Kota Damansara, 47810 Petaling Jaya, Selangor. It’s about
12km from center of Kuala Lumpur to site, At the same time Kota Damansara is the closest
major transportation hub that easily carries out transportation facility for public. Our
company already confirmed that location belongs to (Dewan Bandaraya Kuala Lumpur)
DBKL authority. The location of this project is a flat area and there is no difficulty to
construct this project.

This project occupies about 10.3m*6.3m for a simple house, which consists of two rooms,
two washrooms and common area. There are two stories in this building and the floor-to-
floor height for each level is 3.0 m.

SEGi institutional group has selected our consulting company to prepare tender documents
for a proposed project of two story simple house.

It's a 2-storey simple house which in surrounding has a lot of units on a covered boulevard
that links the school to the nearby public library. Which build up area around 10.3m*6.3m.

team of BIM modelers for Architecture & MEP, Steel and Precast Detailers to create
fabrication drawings for structural steel and precast members.

What is the purpose of the project?

This two-story building is mainly used as a residential for the client from Segi University, to
be used as their private residence.

4. GEOTECHNICAL ENGINEERING:
INTRODUCTION

This report will show the results of the soil investigation works for the project of developing
a house for the client which is double storeys house. This works package is to design,
construction and completion of the building. The main objective of this report is to
investigate the subsoil conditions of the site and to collect relevant geotechnical parameters
for the foundation design.

OBJECTIVE

To investigate the existing soil strata layer condition since the soils are unique and
unpredictable as per location and weather. The engineer should know how important of soil
information for chosen area before it is constructed.

Hence, the under soil layer have surveyed and investigated by the geotechnical engineers for
several methods which has been mentioned in detail below about this soil condition.

DESK STUDY

Desk study is including review of the following information

Geological Maps

This geological maps and reports together with an understanding of the associated
depositional process can enable a preliminary assessment of ground conditions to be made.

Site Histories and Details of Adjacent Development

The knowledge or information of the existing buildings history around is quite well as no
underground tunnel, no sewage in deep and shallow drainage which is 3 to 5 m below the
ground level.

Existing buildings are apart 40m – 70m around each other. Those building that have been
built for more than 35 years around and going well as no any changes effective soil
conditions. The subsoil information of the site and existing building condition shown, it is
eligible to be aligned the project to construct eco Shopping mall at Jalan Teknologi.

Requirement from authority bodies

Every necessary documents and forms already have been written and submitted to local
authorities for purpose of permission to allow for site investigation and construction within
required time. All of each specific document files have been approved by electricity
authorized body, water-supply Company, Telecommunication Company and sewage line and
others.

Requirements of the Proposed Structures or Foundations

In order to plan a proper conservative foundation, structure and cost effective. S.I Engineer
must have sufficient information on the requirements of the buildable structures on the
chosen site. Hence, the soil investigation was carried out to be collected and examined all the
necessary soil information with different parameters by following all the rules and regulation.

SCOPE OF WORK

The scope of work contains two numbers of deep borehole, In-situ tests, groundwater level
monitoring and selected laboratory testing. The field works is carried out from 3rd December
2018 until 3rd March 2019 with the respective equipment as described as follows.

SUB SURFACE EXPLORATION

Sub surface exploration was carried out by using a multi speed YWE D90-R wash boring rig
operated by our experienced locally trained driller.

Casing NQ size (89 mm dia.) or HW size (100 mm) was lowered into the borehole to prevent
the collapse of the borehole wall. YWE-D90-R Piston Pump circulated water into the
boreholes to wash up samples for visual examination by our supervisor. Rock coring will be
using NMLC size with core barrel with diamond bit will be carried out if the rock
encountered. The normal drill run shall be 1.5 m with 54 mm diameter core size.

STANDARD PENETRATION TEST (SPT)

SPT was carried out 1.5m intervals until the termination of the borehole or hitting rock. The
SPT is carried out accordance with test No. 19, B.S 1377: 1975. Basically, the test was

conducted by dropping a self-tripping hammer of 63.5kg from a fixed height of 76cm (+2cm)
and 75mm markings are made on the extended rod. According to BS 5930 the number of
blows for initial 15 cm was recorded as the seating drive. The N-value is the number of blows
to penetrate the subsequent 30cm. Nevertheless, if the number of blows ever reached 50 in
test drive, the test was terminated and the corresponding penetration recorded.

SOIL SAMPLING

Disturbed soil sample are extruded from the split-spoon sampler and sealed in air-tight
double layered thick-gauge plastic bags. Undisturbed samples were obtained by jacking thin-
walled tubes into soft cohesive layers and Mazier sampler is used for stiffer soil layer. All
samples were duty labelled and sampling tube are promptly sealed with paraffin wax to
prevent any loss of moisture and stored before dispatch to an approved laboratory for tests.

GROUNDWATER TABLE MONITORING

The measurement of groundwater table in the borehole was taken once before work
commenced in the morning and once after work stopped in the afternoon. These levels were
recorded.

The Standard Penetration Representative samples were sent to an approved laboratory

Discussion

The foundations are in range to design the house. The soil investigation shows that the
shallow foundation according to the load data from the built house. We checked the ultimate
bearing capacity and find the allowable bearing capacity by using the factor of safety 3.0. The
maximum bearing capacity is 544.66 kN/m2 at the foundation F23 and the lowest bearing
capacity is 96.87 kN/m2 at the foundation F18.

The immediate settlement has been checked for all ten foundations. The highest
immediate settlement is at the F22 which is 3.8 mm. The minimum immediate settlement is at
the F18 which is 0.8 mm. These foundations behaviour shows the value that we can be
considered to be design at the area.

All the soil investigation has been through the test of soils as stated in the
introduction.

5. QUANTITY SERVEYING
Estimating and Costing:

- Initial Cost Estimate

By Using Superficial Area Method

To use the method, the building must be first measured by its internal dimensions at each
floor level.

No deductions are made for internal walls, ducts, lifts or stair cases.

The costs of previous similar building are used to establish a sound cost per m 2 that can be
used for calculation of total project cost by using the below expression.

Estimate total cost for New Proposed house building with similar building unit cost price per
m2 = RM 3500/m2

Length = 10.3 m

Width = 63 m

GFA of New Building = length *Width


= 10.3*63
= 648.9 m2
Unit price /m2 = RM 3500 / m2
Initial Cost = GFA proposed building (m2)*[Unit price / GFA (m2)]
= 648.9m2 * RM 3500/m2

6. CONCLUSION:
The proposed project is located at Kota Damansara which planned to develop 2 storey
house. The aim purpose of this project is to clearly plan and manage for construction
activities, produce approximate estimate and introduce the sustainable development features
for the project. Feasibility studies have carried out by Expert Engineering. Sdn. Bhd
Company. The permission of certain authorities have discussed in this report which should
be done before the construction activities starts.

The project duration is about 7 months and estimated total cost by RM 2,218,444
which consider a high amount but hopefully will provide a sustain usage in term of operation,
sustainability and maintenance. According to design and plan activities for this project we are
expecting a valuable and durable product to develop which hopefully satisfy the clients’
requirements.
