India Population Is Equivalent To 17.74% of The Total World Population. India Ranks Number in The List of Countries by Population

Here are the key byelaws that should be considered while designing a housing layout: 1. FAR (Floor Area Ratio) - The maximum permissible floor area that can be constructed on a plot. 2. Ground Coverage - The maximum percentage of the plot area that can be covered by the building. 3. Setbacks - The minimum distance required between the building and the plot boundaries. Common setbacks are front, rear and sides. 4. Parking Norms - The minimum number of car parking spaces to be provided based on the built-up area. Separate norms for open, covered and basement parking. 5. Open Spaces - The minimum percentage of the total plot area to be

SOLUTION
HOUSING
MULTISTORIED HOUSING – NEEDS & REQUIREMENTS
The need of multistoried housing is due to the following reasons.

 Influx of large population to the metropolitan cities in search of jobs.

 Increase in population of the city itself.

 Scarcity of land due to horizontal expansion.

 Unaffordable land costs.

 Security reasons – Complex within the boundary wall.

 Land acquisition problem.

 Fertile land going waste.

 Common facilities can be shared – club, pool etc.

GREEN BUILDINGS
The construction sector poses a major challenge to the environment as :-

 Buildings are responsible for 40% of the total energy consumption.

 Approximately 42% of water is consumed by building industry.
 Approximately 50% of global consumption of raw materials is being
used in buildings.
 Building activities contribute to about 50% of world air pollution.
 50% of water pollution is caused by building industry.
 Huge demand for fresh drinking water and electricity for times to come.
 For achieving green building certification there are several organizations such as
LEEDS, GRIHA which carry out rating systems and issue Platinum / Gold / Silver
certifications depending upon their own rating systems for buildings which have
adopted the green building concepts.

GREEN BUILDINGS
WHAT TO BE DONE TO ATTAIN GREEN BUILDING CERTIFICATIONS?
Some of the common points which can be adopted in design parameters which shall help in
accumulating points for green building in different respective designs are as follows:-
ARCHITECTURAL DESIGN.
• By regulation openings.
• Internal cladding & finishes - using coir board, bamboos etc.
• Using thick reflective glass – which reduces heat transmission but
permits lights.
• Following sun path to have maximum indirect sun light.
• Following wind movement – proper ventilation to reduce electrical load.
STRUCTURAL DESIGN
• By using light weight material such as
fly ash an industrial waste material
in structure.
• Aerated cement concrete blocks
instead of conventional bricks – which
in not only reduces the weight but also
Reduces heat transmission.

GREEN BUILDINGS
LARGE WINDOWS with extended projections
PERMITTING NATURAL LIGHT INSIDE AND YET
CUTTING OFF UNWANTED SUN

SOLAR CONTROL GLASS IN OPENINGS

WHICH ALMOST ACTS FOR 60% OF FACADE
OPENINGS, SOLAR HEAT IS REFLECTED AWAY

GREEN BUILDINGS
ELECTRICAL DESIGN
 Using of LED.
 Timers / Photo electric services to be used to switch off / on external landscape light.
 Solar panel cells to be installed for common area lighting/landscape lighting.
 Solar water heating system to be installed instead of gysers.
 Lifts to move with one control.
PLUMBING & FIRE FIGHTING
 Water conservation shall be achieved using low flow fixtures.
 Dual flushing cistern for water saving.
 Providing Censor based urinals.
 Providing sewage treatment plant.
 Recycled water to be used for flushing and horticulture – saving in
 50% water consumption.
 Rain water harvesting and ground
water recharging.
