    PROJECT

    SPECIFICATION

    TITLE: BRUNA BAUTISTA VILLE CPM

    LOCATION: RIZAL SANTIAGO CITY


    SPECIFICATIONS

    General Conditions

    All parts of the construction shall be finished with good workmanship to the
    fullest talent and meaning of the plans and specifications, and to the entire satisfaction
    of the Contractor and Owner.

    Excavation

    All excavation shall be made to grade indicated in the drawings. Where the
    building site is covered with any kind of fill, the excavation for footings should be made
    deeper until the stratum for safe bearing capacity of the soil reached.

    Backfills

    After concrete for foundations are hard enough to withstand pressure resulting
    from fill, the materials removed from excavation shall be used backfill around them.

    Backfills and fills shall be placed in layers not exceeding 100mm in thickness, and
    layer shall be thoroughly compacted by wetting and tamping.

    Proportioning Of Concrete

    All concrete shall be done in accordance with the standard specifications for plan
    and reinforced concrete as adopted by the Government. Cement to be use shall be
    Portland cement so selected must meet the requirements of Portland cement and
    approved by the designing Architect.
    Forms and Concrete Works

    All forms for concrete work shall be properly braced on tied together so as to
    maintain the concrete position and shapes of the concrete members. Forms shall be
    constructed sufficiently tight to prevent bulging and seepage of water.

    Reinforcement Bars

    All steel reinforcing bars to be used in this construction shall consist of round
    deformed bars with lugs or projection on their sides to provide the greater bond
    between the concrete and steel.

    All steel reinforcing bars shall be accurately placed and secured against
    displacement by trying together at each bar intersection with Gauge No. 12 GI wire.

    The steel reinforcing bars indicated for footings, columns, slabs, beams and other
    concrete members shall all conform to number, size and spacing as indicated in the
    drawing or schedule of steel reinforcement.

    No metal reinforcement shall be installed in place unless it is free form rust, scale
    and other coating which will destroy or reduce the bond with concrete.

    Concrete Hollow Blocks

    All firewalls shall be at least 125mm thick, while concrete hollow blocks for front and
    rear walls unless otherwise indicated, shall be 100mm thick..

    The concrete hollow blocks walls shall be cells filled with cement mortar consisting
    of 1 part Portland cement and 3 parts sand by volume. They shall be reinforced with
    round deformed bars, 10mm diameter, spaced bot more than 0.80m on center, both
    ways.
    Floor Finishes

    The materials are used as floor finished for rooms of the building shall be as follows.

    Ground Floor : Plain Concrete

    T&B : Unpolished Tiles 0.30 x 0.30 m

    Counter Top : Unpolished Tiles 0.30 x 0.30 m

    Loft

    All steel reinforcing bars to be used in this construction shall consist of 2 x 3 tubular

    All loft floor shall consist of ¾ flyboards

    Stairs

    All steel reinforcing bars to be used in this construction of the stairs shall consist of 2 x
    3 c purlins and 2x2 tubular as railings

    Walls

    Plastered finish with paint off-white color .

    Lumbers & Doors

    Lumber to be used in this project will be well seasoned, thoroughly dry and free
    from loose or unsound knots or other imperfections impairing their strength or
    appearance.
    The kind of lumber to be used for the various parts of the building shall be as
    follows.

    Exterior and Interior Door Jamb : Wood

    Main Door & Exit Door : Flush Door

    Toilet Doors : PVC Door

    Roofing and Trusses

    The type of roofing materials is 0.40mm color brown Rib Type The Trusses is 2x3
    tubular with 2x3 GI Purlins.

    Electrical Works

    All electrical works and materials shall be conforming to provision of the latest
    edition of Electrical code of the Philippine or National Electrical Code.

    The electrical wiring shall be installed thru MOFLEX coilable PVC electrical conduit,
    fillings and appurtenances the conform to ISO dimensions.

    Electrical Materials to be used for the electric installation shall be as follows;

    Automatic Circuit Breaker : Royu/Equivalent

    Flush wall switches, CO

    Other wiring device : Royu/ Equivalent


    Wires/ Conductors : Phelps-Dodge Brand/ Equivalent

    The spare circuit shall be approved with an empty PVC pipe, size 19 mm diameters
    which should extend at least 300mm above the ceiling line.

    The panel board shall be providing with a circuit directory.

    Plumbing Works

    All plumbing works for this project shall be done in accordance with the approved
    plans and specifications.

    The plumbing installation shall conform to the provision of the national Plumbing
    code and the rules and regulations enforced in the locality.

    The plumbing fixture and accessories to be provided and installed shall be as


    follows;

    Water Closet : Ordinary

    Lavatory : Ordinary

    Piping for drain, waste and vent shall be done using Neltex PVC. For the in
    house water supply installation, Neltex PVC blue.

    Fitting to be used
    Floor drain : 100mm x 100mm, ordinary plate

    Railings

    All railings in this project shall consist of 2x2 & 2x3 tubular.

    Glass Works

    Analok & Awning framing with ¼ thk reflective bronze Glass in a sliding window.
