This agreement is being electronically executed between the First party and Second part as specified in

the agreement. This stamp paper forms an integral part of the following agreement.

THIS RENTAL AGREEMENT is executed at Bangalore on this 23/06/2020, between Nisha Rathore ,
Resident, Female, an adult, Indian inhabitant residing at H NO 666/12 New Govind Nagar, Ramganj,
Ajmer, Rajasthan having contact number 8452856906; (hereinafter jointly and severally called the
“THE LANDLORD”, which expression shall include their heirs, legal representatives, successors and
assigns) of the one part:

Akshintala Nagesh Kashyap, Male, Occupation: Sr BIE at Amazon Development Centre, an adult,
Indian inhabitant having permanent address at 3-122, Behind Shivalayam, Tapovanam, Anantapur,
Andhra Pradesh – 515001. Having contact number 9980685855 (hereinafter called the “The
TENANT”, which expression shall include its legal representatives, successors and assigns) of the other
part.
WHEREAS the Landlord is the lawful and legal owner and is fully seized and possessed of a residential
apartment admeasuring 1135 sqft (built up approximately) with the flat number AF2 on the first floor of
the building known as SVS Sri Nilayam situated at Yerranna Palya road, Ramamurthy Nagar,
Bangalore, 560016 consisting of 2 bedrooms, 1 living room, 1 kitchen, 2 bathrooms and inbuilt
fittings & fixtures and inventory of the equipment as detailed in annexure-I, hereinafter referred to as
"Rented Premises".
WHEREAS the Tenant has requested the Landlord to grant Rent with respect to the rented premises and
the Landlord has agreed to rent out to the Tenant the Property for a period of 11 months, on the following
terms and condition:
NOW THIS DEED WITNESSETH AS FOLLOWS:
1. The rent in respect of the “Rented Premises” shall commence from 01/04/2020 and shall be valid till
28/02/2021 for a period of 11 months for residential purpose. Thereafter, the same may be extended
further on mutual consent of both the parties.
2. That the Tenant shall pay to the Landlord a monthly rent of Rs. 18,000 and a one-time interest free
refundable deposit of Rs 90,000 for the use of the said Landlord premises. The rent shall be paid in
advance [Monthly] on or before 3rd of English Calendar Month.
3. That the Tenant shall pay to the Landlord a monthly maintenance charge to the Society account every
month with notifying the Landlord and Association by email without fail.
4. That during the Rent period, in addition to the rental amount payable to the Landlord, the Tenant shall
pay for the use of electricity and other incidental charges due to appropriate authorities as per the bill
amount regularly during the currency of this Agreement.
6. The existing and future rates, levies, charges and fee etc, in respect of the schedule premises including
general tax, ground tax, municipal tax etc, levied by statutory authority in respect of the scheduled
premises shall be paid by the Landlord.
6. That the Landlord said Flat shall be used only for Residential purpose and not for any other purpose.
7. That the Tenant shall not sublet, assign or part with the rented premises in whole or part thereof to any
person in any circumstances whatsoever and the same shall be used for the bonafide residential purposes
only.
8. That the Landlord shall hold the right to visit in person or through his authorized agent(s), servants,
workmen etc., to enter upon the Rented Premises for inspection or to carry out repairs / construction, as
and when required, by giving a prior to the occupier.
9. The Tenant shall maintain the Landlord said flat in good condition and will not cause any damage to
thereof. If any changes is caused to Rented Premises or any part thereof by the Tenant or his/her family
members, the same will be made good by the Tenant at the cost of the Tenant whether by rectifying the
damage or by paying the cash compensation as may be determined by the Landlord.
10. That no structural additions or alterations shall be made by the Tenant in the premises. Only such
alterations which are not of structural type or permanent nature may be allowed to be made by the Tenant
in the Rented Premises with the prior written consent of the Landlord.
11. The Tenant shall not cause any nuisance or annoyance to the people in the neighborhood or store any
hazardous goods on the premises of Rented Premises.
12. The Tenant agreed to abide all the rules and regulations of the Society.
13. If the Tenant commits any breach of any terms of this agreement then notwithstanding anything
herein contained the Landlord will be entitled to terminate this agreement by 30 days prior notice to the
Tenant.
14. That either party to this Agreement is at liberty to terminate this Agreement by giving 30 days prior
notice in writing.
15. On the expiration of the said terms or period of the Rental or earlier termination thereof, the Tenant
shall hand over vacant and peaceful possession of the Landlord said Flat to the Landlord in the same
condition in which Rented Premises now exist, subject to normal wear and tear. The tenant, occupation of
Rented Premises after such termination, will be deemed to that of a trespasser.
16. Deposit amount total Rs 90,000 will be paid in 2 parts Rs 20,000 and Rs 70,000. Rs 20,000 is paid on
03/04/2019 and remaining Rs 70,000 is paid on 05/05/2019.
IN WITNESSETH THEREOF the parties hereto have herein unto set and subscribed their respective
hands on the day and year mentioned hereinabove.
