C. SPECIFICATIONS

1.FOUNDATIONS

a. Brick masonry in ‘A’ class (Awal) brick with 1:6 cement sand mortar
(Bricks max: up to 12000 /1000) .

2. SUPER STRUCTURE

a. 9” Thick brick masonry load bearing walls with ‘A’ class brick in 1:6 cement sand
mortar using Ravi sand.

b. Best quality country made deform mild steel( Model.) bars for reinforcement.

c. Basement flooring and RCC walls shall be as per structure design.

d. Roof slab thickness shall be as per design, using Ravi sand ,Sargodha crush.

e. 3” thick RCC parapet walls 1.6 height .

f. The clear height of rooms in ground floor and first floor to be 10’-0” in general.

3. PLASTER
a. All internal plastering works to wall shall be in 1:5 while external and ceiling
plastering works shall be in1:4 cement sand mortar using Ravi sand.

b. Base plaster to external surfaces where facing or tyro lean rendering work are
desired shall be done in 1:4 cement sand (Ravi) mortar and roughened with wire
brush to provide key for facing.
c. Thickness of all plastering work shall be ½” in general.

4. KACHA FlOORING
a. 4”thick clean sand fill and 6” thick brick ballast hard-core above compacted
earth fill under floor in ground shall be provided.

5. KITCHEN TREATMENT
a. Concealed wiring for Hot and Cold water lines.

6. BATH ROOMS
a. Wiring for Hot and cold water to all bath rooms.

7. ROOF TREATMENT
a. Roof DPC in two coats of cold bituminous emulsion with sand blinding
on flat roof.
b. Roof damp proofing works shall be toped with gypsum treatment following
With roof tile work.

9. ELECTRIFICATION
a. Concealed electric wiring only PVC conduits.

10. WATER SUPPLY

a. All piping to be of good quality PVC pipe (Popular(green) or eqvelent )

b. All water lines inside bath rooms and kitchen to be concealed.

c. Front lawn tap to be provided at nearest location, from supply connection.

11. SEWERAGE SYSTEM

a. All vertical and under floor drain pipes be of cost iron 4” and 2” diameter.PVC
iron pipes to be of popular or equivalent full size.

b. All horizontal sewers lines to be in 6” concrete pipe and laid under ground up
to compound wall including the construction of inspection chambers.

c. All vertical drain pipes to be exposed fixed on wall with hold fasts, led filled
Joints.

d. All inspection chambers to be made of 9” thick brick masonry, concrete base,


Internal plaster, bunching and light duty cast iron covers.

12. DRIVE WAY


drive way floor shall be provided with 3” thick cement concrete.

13. ITEMS INCLUDED IN THE RATES

Sewerage lines , water lines, Boundary wall, under ground water tank
septic tank, OHWT and side lanes kacha floorings, main gate up to 50,000
are included in the covered area rates
14. NOTES

a. Covered area will be measured from the top of the roof including roof
Projections.

a. After casting the roof slabs approximate agreed area will be reconsidered and
payment schedule will be adjusted accordingly.

b. All materials and fixtures shall be of Pakistani manufacture of best quality


unless specified otherwise.

c. The cost of external connections from compound wall to sources shall be at


the expenses of client.

d. The owner has opted for certain amendments to specified finishes, fittings
and fixtures difference or the total cost for such items shall be charged with
next immediate stage bill.

e. Top roof parapet will be of 1’ height.

f. Spiral or stair for servant quarter will be charged extra.

g. Split ac wiring, main gate and steel grills shall be charged extra.

h. Back terrace parapet will be of brick masonry up to 3’ height.

i. Pergola, roof projections shell be charged @ Rs 50% of the covered area.

j. Sunken area shall be charged @ Rs. 80% of the covered area.

k. Sun shades shall be charged @ Rs 25% of the covered area.

l. Termite proofing treatment shall be done as per company recommendation.

m. Water pump, Electric meter and gas meter shall be provided by the owner.
