I, ADELFA Y. TAPIL, of legal age, Filipino, single and a resident of Bliss, Barangay
Alfonso XIII, Quezon, Palawan, hereinafter called the MORTGAGOR, and MARY DELA
TORRE CHONG, of legal age, Filipino, single and a resident of 11 Cagayan St., Marina
Baytown, Tambo, Parañaque City, hereinafter called the MORTGAGEE;
WITNESSETH:
That the MORTGAGOR is indebted unto the MORTGAGEE in the sum of EIGHT
HUNDRED THOUSAND PESOS (₱800,000.00), Philippine Currency, with Five Percent (5%)
monthly interest from the principal amount, the receipt of which is hereby acknowledged
from the mortgage and confessed payable within a period of six (6) months, on or before;
LOT NO. 1848, CAD-798-D, EXTENSION 1 BEGINNING AT A POINT MARKED “1” OF LOT
1848, CAD-798-D, EXTENSION 1, BEING, N. 50-56 W. 3038.26 M. FROM B.L.L.M # 1,
CAD-798-D, QUEZON CADASTRE, THENCE N. 42-29 W. 166.20 M. TO POINT 2; N. 14-39
E. 215.76 M. TO POINT 3; S. 69-11 E. 200.38 M. TO POINT 4; S. 16-53 W. 237.93 M. TO
POINT 5; S. 61-49 W. 68.67 M. TO POINT 1; POINT OF BEGINNING. CONTAINING AN
AREA OF FORTY NINE THOUSAND EIGHT HUNDRED FOUR (49,804) SQUARE METERS.
ALL CORNERS ARE MARKED ON THE GROUND BY B.L., CYL., CONC., MONS., 15 X 40
CMS. BOUNDED ON THE SW., ALONG LINE 1-2 BY LOT 1849, CAD-798-D, EXTENSION
1; ON THE WEST ALONG LINE 2-3 BY LOT 2604, CAD-798-D, EXTENSION 1; ON THE
NE., ALONG LINE 3-4 TO EAST ALONG LINE 4-5 BY LOT 2594 (TIMBERLAND); AND ON
THE SE., ALONG LINE 5-1 BY LOT 1858, CAD-798-D, EXTENSION 1. BEARING GRID.
THIS LOT WAS SURVEYED BY ENGR. RODOLFO N. HERNANDEZ, ON JULY-NOVEMBER
1999 TO MARCH-MAY 2000 AND APPROVED ON MARCH 24, 2004, IN ACCORDANCE
WITH LAW AND EXISTING REGULATIONS PROMULGATED THEREUNDER. NOTE: THIS
LOT IS COVERED BY H.A. 045317-1013.
If the MORTGAGOR shall fail or refuse to pay the obligation herein secure when
due, or not comply with any of the conditions herein agreed, or instituted insolvency
proceeding or be voluntarily declared insolvent, or the mortgage cannot be registered for
whatever reasons, then all the unpaid obligation shall immediately become due and
demandable and the MORTGAGEE may institute foreclosure on this mortgage judicially or
extra judicially. In the latter case, the MORTGAGOR hereby appoints the MORTGAGEE as
his/her Attorney-in-fact to sell the property mortgaged, to sign all documents and perform
any acts requisite and necessary to accomplish said purpose. And in case of judicial
foreclosure, the MORTGAGOR hereby consents to the appointment of the MORTGAGEE,
without bond to take charge of the mortgaged property at once and to collect rents/profits
derived there from the sale and waives all his/her rights as DEBTOR under Rule 39
Section of Rules of Court.

ACKNOWLEDGMENT
BEFORE ME, a Notary for the Province of Palawan and in the City of Puerto

bearing their corresponding evidence of identity, known to me to be the same persons who
executed the foregoing instrument and acknowledged before me that the same is their free
voluntary acts and deeds.
The foregoing instrument relates to a Real Estate Mortgage consisting of two (2)
pages including the page wherein this acknowledgment is written and has been signed by
parties and witnesses on the left margin of page 1 and on this page.
