GENERAL SPECIFICATIONS:

These instructions for various sections of the work are intended to cover major part of information of materials and
finishes for the project. All workmanship, method, standards etc. shall be as per general practices or as per
guidelines applicable for this contract.However,particular instructions laid down herein together with any other
specifications,instructions shall be integral part of the contract document.For any discrepancy the Municipality
shall be reffered .

A. SUBSTRUCTURE :

1 Excavation depth from existing ground level(NGL or road level) shall be up to the hard strata
as per site condition.However, contractor shall check with foundation drawing approval details
and building levels before excavation and take consultant's approval.

2 PCC 10 cm thick using SRC on double layer of polythene sheets 500

gauge & projection 10 cm all around

3 All RCC works from foundation upto tie/grade beam level shall be with SRC concrete at mix M-30
grade or as specified in drawings. All concrete shall be ready-mix from local sources.

4 All surfaces of RCC (foundation, tie beam etc.) directly in contact with seashore soil shall be
treated by twocoats of bitumen both inner and outer surface of realted components as mensioned avobe
with Nitoproof 100/ Polybit RBE .

5 20 Solid block masonry on substructures to be provided with ratio1:4 Mortar under all exterior tie
beams.

6 Back filling to be done from foundation level to floor levels as mentioned in the architectural drawings
using good quality fillling material in layers of well watered and well compacted .Reference
level will be fixed by the Municipality surveyor

7 Contractor to take care of existing site condition and include all cost thereof . No additional claim in
respect of extra cutting or filling shall be acceptable in course of execution.

8 After refilling and proper compaction polythene sheet 500 gauge in a 2 layers shall be provided.
Ground floor concrete to be M-20 grade PCC using SRC or as recommanded
as approved drawing by the Municipality, and expansion joints whereever required as per standard
details
9 Anti-termite( termitarium) protection to be provided with Dow-Ellance make 'Dursban 4 TC'
 from U.S.A. or equal.Work to be carried out by approved party with 20 years gurantee.'Demon T.C'
is also an approved product. Aqueous solution to be used as recommended.

B. SUPER STRUCTURE :

1 Complete RCC works in column, beam,slabs,staircase, lintels, parapet wall &arches, etc.
shall be in M-30 mix or as specified in drawings with good quality portland cement of approved
make and from local factories. All concrete shall be Ready-mix from local sources.

2 Block masonry work shall be carried over with hollow concrete blocks of approved quality with 1:4
mortar .All columns block junctions to have steel bars projecting from columns for alternate layer.
Hollow blocks to be form Fujairah block factory or equal . Dibba Municipality regulations shall be
applicable.

3 All internal surfaces shall be smoothly plastered with minimum conventional thickness plaster with
1:3 mortar using expanded metal on all joints, between RCC and block work. Use metal beads on
exposed corners.

4 All external plaster with conventional thickness shall be provided and finished as directed by the
consultant using expanded metal on all joints ,between RCC and block work.

5 All joint between block and column/beams shall be provide steel mesh before plastering

6 For water proofing over the roof must be provide light weight concrete (like as foam concrete/
screeding ) before proving bitumenus membrane

C .Door and Window

1 All Aluminium Doors&window with fly mesh shall be made with powder coated approved section with
24mm double glazing having 6mm reflected blue/green ' stopsol' glass to approval. Use Box Section'
Al Ghurair' 1.8mm thick .All fly screen to be inside.Use 13024 Al Ghuriar profile for big opening.
Use approved type section for curtain walls.

2 All bath/toilet to have 6mm obscure glass(Romally) internally.

3 Locks, handle, rollers, rubber gasket etc. shall conform to approval. Use melamine roller only.All
gaskets shall be from European source "DOMAS" .

4 All joints along the frame shall be sealed water tight with' Dow Corning' GP Germany make sealant
satisfactorily.

5 All screws with the sill shall be counter sunk and filled with sealant.

6 All single (8mm) glazing to harmetically sealed .Glazing in spandrel are to be toughened.

D .FINISHING :

1 Entrance floor for main entrance both of external and internal shall be selection marble by
municipality delegate .

2 All kitchen, toilet/bath at G.F to have ceramic tiles and wall tiles upto full height.All
ceramic tiles are limited to following cost prices as selected by owner . All bathroom & bed rooms
to have ceramic tiles.Following cost prices shall be considered for ceramic materials.

3 Entrance steps outside& stair case to have marble/ granite, treads and riser with anti slip grooves.

4 3 cm thick' marble top counter with fascia to be provide for all wash basings with countertop
located in wash room. Use full size mirror upto ceiling for counter wash basin.
 5 False ceiling to be arranged by the Delegate person of municipality as per his/her choice.
i) Plain ceiling &perimeter cornices with decoration shall be gypsum board on galvanized hanger
suspension . All supply and installation by contractor.
ii) All bath/toilet/ kitchen room to have humidity resistant type where ever necessary.Use 60x60
tiles . All such work to be done by contractor.

6 All the gates with compound wall to be in wrought iron with decorative design and paint and approved
type opaque sheet from inside.The main gate to have manual operator.

7 All sloping roof and other as per drawing shall be finished with bituminus membrane

F .PAINTING :

1 All kitchen , bath/toilet to have 2 coats of oil paint on ceiling if false ceiling is not provide

2 All internal wall &ceiling etc. shall have smooth painting with at least 2 coats of washable
emulsion from national &approved over primer and putty.

3 Compound wall &exposed surfaces in elevations to have epoxy paint with two polyurethane topcoats.

4 Inside of boundary shall have Anti fungul Acrylic paint from national .

G .PLUMBING& DRAINAGE :

1 All bath/toilet set shall be suplied by the contractor and the cost of each bathroom set . The design
shall be choice by the Municipality delegate . All mixers, mirror,accessories, shattaf&towel rod are
all to be supplied with the set.Bottle trap,waste for bathtub&bidet and angle valves are all to be
supplied by contractor.

2 Pipes for waste, soil&rainwater disposal shall be of make negotiate with Municipality delegate or
equal as per sizez in drawings.

3 All water pipes shall be copper as stated on quotation or equal . All copper pipes shall have best
quality insulation. Roof pipes to have insulation as per drawings with 'armaflex' or fibre glass
&canvass with foster

4 Water heaters shall be 12 gal for toilets andkitchen.All water heaters shall be glasslined horizontal
type as stated on quotation .

5 Automatic pump of make 'Guinard'/'Grundfos' having rated capacity to serve the system shall be
installed at ground level water tank. The pump shall have automatic control for roof level tank.
Pressure pump at roof level to be provided to serve the system with requistic pressure vessel.

6 All manhole covers in paved area shall be of stated in qoutations use recessed type in paved areas.

7 All units in toilet/kitchen shall have separate control gate valve.

8 Roof water tank with GRP .. All tanks shall be

pressed G.R.P panel or stated on quotations

9 All pipe for gardening to be heavy duty PVC with 4 taps at specified location and connected to
water supply.

10 All bathrooms and toilet floor traps to have cast brass chrome plated cover from RSI or equal.

11 Matching colour 'Daw Corning' to be used all around with tiles and bath sets. 4/6
H. ELECTRICAL INSTALLATIONS:

1 The whole electrical installations shall be carried out in the conformity with (FEWA) and strickly
in accordance to the drawings and specifications issued with this.

2 All electrical installation tests (major test, earth continuity test, polarity test, all electrical points test
etc.) shall be carried out by the contractor before commissioning the installation. All such test shall
repeated in presence and to the satisfaction of the Architect's representative .

3 Detailed working drawing mentioning 'condiut layout system' ( including A/C requirement) &
corresponding loading schedule etc. shall be submitted to the consultant&obtain approval before
commencement of any electrical work.(Approved Drawing) and aggreement (original)drawings.

4 a) All P.V.C conduit shall be as stated on quotations

b) Cables/wires shall be as stated on quotations
c) All switches/sockets) shall be approved range.
d)All main board &DB shall be of make"ABB'/'Hager'/Dorman smith with white recessed encloser
and confirming to FEWA .All components from origin only.
e)All exhaust fans shall be of panasonic/national size as specified in qoutation. For kitchen 6 inch dia.
For bathrooms. With automatic shutter.

5 a) Every main circuit shall have its own conduit.

b) All conduit to be kept at least 15cm away from parallel runs of water pipes.
c) Bends of conduit shall be less than 6 times the internal diameter.
d) All 15 A sockets shall be wired in separate circuit .All 13A sockets shall be wired on a
continious ring circuits with maximum of 6 sockets per ring.
e) No wires shall be smaller than 2.5 mm2 .Sockets to have 4mm2 wire.Approved type earthing shall
be provided, and all performance tests shall be carried out.

6 a) Single length wire or cables shall be used.No joints are allowed within any conductors.
b) Suitable junction boxes ,connectors,pull boxes etc.shall be installed to faciliate pulling of cables.

7 a) all electric tube light should be selex( phillips florescent bulb) 'Holland"
b) Emergency light should be NS8 self container (OXCIN) 'England"
a) all electric LAMP (light) should be selex( phillips florescent bulb) 'Holland"
F. GENERAL:

1 Kitchen sink shall be of stainless steel &integral with kitchen cabinet.Use white colour sink.

2 All sockets to have switch.Switch/socket outlet shall be used for all water heater A.C.

3 Telephone junction box to be located as per drawing.All block wiring by the contractor as
per ETISALAT standard and latest regulation.

4 All ducts at roof level shall be covered as per detail.

5 Contractor to prepare shop drawing for all sanitary and drainage work and take Consultant's approval.

6 All sub-contractors for building services work like plumbing , electrical etc. are to be selected
with the approval of the consultant.

7 Galvanized steel pipe painted access ladder to roof to be provided to suit site requirement.

8 Wherever the cost prices have been fixed for furnishing materials&fixtures like bath sets, marbles,
tiles ,stones,&kitchen cabinets etc. the Owner has the sole right to select the same and adjust price
variations accordingly.Alternatively, the owner may supply the same and deduct the whole of prices
thereof as stipulated.

N.B : Any changes in brand & specification of any material should be approved by the
municipality engineers before starting the work.
