CE TE 3 (Database Management in Construction) Instructor

Comparative Database Analysis

Make a database for steel truss, wood truss and flat (concrete) roofing using the same floor
area. Consider materials, manpower, program of work and equipment. Use actual/present prices
of materials and rates of manpower.

Presuming that finance or budget is not a constraint, answer the following questions based on the
data:

Which type of roofing:

1. is the most expensive and the cheapest in terms of materials?

2. is the most expensive and the cheapest in terms of manpower cost?
3. requires the longest construction time?
4. is the fastest to construct?
5. is the most expensive in terms of total construction cost?
6. is the cheapest in terms of total construction cost?
7. will last the longest? Support your answer. Indicate reference.

7. will last longest? Support your answer. Indicate reference.

-Ans. The longest-lasting roofing materials are normally the most durable and it is the
flat concrete roof. Here, we have a breakdown of roofing material lifespan by the
National Association of Home Builders.

Wood- The normal life span of wood is 20 years if used as materials for roofing.
Steel- According to the international Association of Certified Home Inspectors,
steel roofing is expected to last between 40 to 60 years.
Flat concrete- These durable roofing products are rated with a life expectancy of
100 years by the NAHB and NACHI
