CHAPTER I

ABSTRACT

City of Muntinlupa is the southernmost highly urbanized city

of National Capital Region (NCR). According to the 2015

census, it has a population of 504,509. It is classified as

a highly urbanized city.

It is bordered on the north by Taguig; to the northwest by

Parañaque; by Las Piñas to the west; to the southwest by

Bacoor; by San Pedro, Laguna and Laguna de Bay to the east,

the largest lake in the country. It is given the nickname

"Emerald City of the Philippines" by the tourism

establishment and also known as the "Gateway to Calabarzon"

as it is the southernmost city of the National Capital

Region.

Muntinlupa is known as the location of the national insular

penitentiary, the New Bilibid Prison, where the country's

most dangerous criminals were incarcerated, as well as the

location of Ayala Alabang Village, one of the country's

biggest and most expensive residential communities, where

many of the wealthy and famous live.

INTRODUCTION

Industry is the production of goods or related services within


an economy. The major source of revenue of a group or company
is the indicator of its relevant industry. When a large group
has multiple sources of revenue generation, it is considered
to be working in different industries. Manufacturing industry
became a key sector of production and labour in European and
North American countries during the Industrial Revolution,
upsetting previous mercantile and feudal economies. This came
through many successive rapid advances in technology, such as
the production of steel and coal.

Following the Industrial Revolution, possibly a third of the


world's economic output are derived that is from manufacturing
industries. Many developed countries and many developing/semi-
developed countries (China, India etc.) depend significantly
on manufacturing industry. Industries, the countries they
reside in, and the economies of those countries are
interlinked in a complex web of interdependence.

BACKGROUND OF THE STUDY

 HISTORICAL OVERVIEW

In Slovak literature, the term "industrial park"


is basically very similar to the name of "industrial
district", production zone or production cluster.
Nonetheless, English economic literature uses terms such as
industrial estate, trading estate, factory estate, or
employment areas . An industrial park is defined as an area
reserved for industrial development which is usually located
close to the transportation environment, mainly in case

where more types of transportation are used. A "light


version" of an industrial park is then an "Office Park";
this term is used when the objects described are mainly
offices for light industry. The idea of industrial park
development was based on several principles which most of
all included allocation of specialized infrastructure in
selected areas with the aim of decreasing costs connected to
building infrastructure, and, furthermore, capability of a
country to attract new investors, which would eliminate
social and ecological impacts caused by industrial
production. When it comes to industrial parks, we could also
mention Burgess’ Theory of concentric zones. It was coined
by Ernest Burgess1 (1925) who elaborated it on the ground of
history of Chicago city in the last decade of the 19th
century (Hoyt, 1939). This theory is based on observation of
a city development and it demonstrates that a city is built
out from center. Burgess evaluates situation at time of
community evolution as well as urban evolution, and divides
an urban area into five zones: central business district
(CBD - 1) as the center of urban activity and the main point
of urban transportation infrastructures, the transition zone
of mixed residential and commercial areas with residential
places, zone of factories and working class houses located
in less convenient and attractive areas, then a better
quality middle-class homes zone with newer and better flats,
and finally, an fringe suburban zone (Samson, 2001). To some
extent, Burgess’ model of concentric zones is a copy of a
model by Homer Hoyt who worked out a theory of wedge or
radial sector based on urban field usage. Though this model
affects placing of factories only partially, it succeeds to
describe trends of segregation of different social-economy
groups and introduces the so called wedge sectors of
dominant usage of urban areas. All that was based on a
relatively longterm investigation of prices of rent in
different urban districts. Usage of land for living, culture
and mainly to agriculture and industrial purpose derived
from that. Development of industrial parks must pay
attention to one of the basic aims of an economy, that is to
allocate both industrial production and services sector in
such a way, that progress of a region where a park is built
improves. Before we focus on building of industrial parks in
Slovakia, it is necessary to say that their development
begun in the period of the former Czechoslovakia (i. e. what
is referred to as "the First Republic – ČSR") and was

directly connected to development of industry which


simultaneously faced several negative influences.

 LOCAL CONTEXT

First Philippine Industrial Park, established


in 1996, comprises 349 hectares located in the city
of Tanauan and the municipality of Santo Tomas in the
province of Batangas, Philippines. It currently has 67
occupants, including 37 Japanese firms and approximately
30,000 employees on site. Exports in 2011 amounted to $1.41
billion, according to the company’s latest data. The project
is a joint venture between Sumitomo Corporation and First
Philippine Holdings Corporation. On February 23, 2013,
Sumitomo Corporation, has begun expansion work at the First
Philippine Industrial Park in Batangas, to add approximately
100 hectares of property for leasing and allow for
additional factories to be constructed upon completion.

Sumitomo Corporation, one of the largest Japanese


business conglomerates has begun expansion work at the First
Philippine Industrial Park in Manila, to add approximately
100 hectares of property for leasing and allow for
additional factories to be constructed upon completion, the
company said in a statement on February 22.

The project is a joint venture between Sumitomo and First


Philippine Holdings Corp, which is the core entity of the
Lopez Group, a leading Philippine conglomerate listed at the
Philippine Stock Exchange.

The park, established in 1996, comprises 349 hectares. It


currently has 67 occupants, including 37 Japanese firms and
approximately 30,000 employees on site. Exports in 2011
amounted to $1.41 billion, according to the company’s latest
data.

Sumitomo said in launching this expansion project, it


believes the Philippines will further increase its position
as a strategic location for export-oriented industries
compared to other East Asian nations.

Taking advantage of the park’s close proximity to


Manila’s central business district, Sumitomo said it plans
to pursue sustainable growth and create job opportunities.

Sumitomo Corporation has long been engaging in the


development, operation, and sale of its own industrial parks
at four locations in Vietnam, Indonesia and the Philippines.
In addition, the company has also been acting as the sales
agent of locally developed prominent industrial parks in
Thailand, Indonesia and Cambodia.

STATEMENT OF THE PROBLEM


1. Unorganized urban planning.
2. Community that are lack of amenities that will give
physical activities to the residents.
3. Unplanned segregation of areas
4. Massive contribution of carbon footprints.
5. Factories might produce hazards that can harm the people
inside and near the community.

OBJECTIVE OF THE STUDY


 GENERAL
 To provide a community that will lead to economic,
environmental and individual’s development.
 SPECIFIC
 1. Ensuring well planned and structured industrial
development.
 2. To provide the necessary infrastructure.
 3. To provide common facilities to a number of
industries.
 4. To promote development of clusters.
 5. To enable small units to source products from one
another.
 6. To enable dispersal of industries.
 7. To promote balanced regional development.
 8. To ensure development of backward areas.
 9. To provide a climate for smooth functioning of
industrial enterprises.

The significance of the study is to broaden the


knowledge about industrial parks and set it as guidelines
for possible related study or project proposal.The
impressive and attractive feature here is attached to
history that gives huge amount of information of the past
and make sense of the present. In this way, the study of
the history is relevant to us, because we have learned
the origin and understand that the reason of the
existence of present community is the result and
influenced by the past economy.

Through cognitive researching in the Muntinlupa our


site, we have found out what are the present problems of
the community in terms of economy, infrastructure and
natural hazard. Through brainstorming and strategic
planning we come up to the proposal entitled “An
essential biokenetic community for the people of the
industry ”. The proposal community is focus on providing
a better community for the people in the near site,
having a new transport system and giving the residence of
muntinlupa a livelihood program.

Thus the study did not address all the existing


problem, but it serves as a starting point to improve the
economy of the site which will result to economic growth
in the future.

1. The Researchers/Students- This will be an opportunity for


other researchers to gain further knowledge in the study
of BS Architecture.

2. Existing Establishments especially Commercial Buildings-


This may increase the number of customers and can be an
additional asset to improve the marketing strategies of
the industrial and commercial activity in the site.

3. Colleagues especially Co-Architects and Developers- This


may contribute further knowledge on sustainability
construction and building systems for future
developments.

4. Government & Non-government Agencies- This may serve as a


model for future plan and projects regarding industrial
parks and disaster resiliency .

SCOPE AND LIMITATIONS

The study mainly focus on industrial aspect, the


proposal include a sustainable housing unit that can
accommodate a family.The community also provide
commercial district, it has kioks and commercial spaces
popularize the product of Muntinlupa City. A market that
can be used by the people arond the area. Parks and other
recreational facility like club house, parks , and bike
lane are provided to give a quality of life for the
public.

The designing phase undergoes to step by step


planning and various considerations. Government
organizations regulates architectural practice, and that
is one of the biggest factor that influenced the design
and planning of community.

PRESENTATION AND ANALYSIS OF DATA

This thesis focuses on planning and designing an

industrial parks and districts, that will help the

employees in there stay inside the industrial parks and

districts. to also benefit not just the industrial park

but also the community that the industrial park is

located.

The municipality of Muntinlupa standsas the macro site

of the proposal, since it is one of the fastest growing

provinces in the country. If you look at it in a

provincial perspective the site and the location of it is

suitable for the project proposal.

The Philippine archipelago lies in Southeast Asia the

archipelago numbers some 7,107 islands. The Philippines

occupies an area that stretches for 1,850 kilometers from

about the fifth to the twentieth parallels north latitude.

The total land area is slightly more than 300,000 square

kilometers. Only approximately 1,000 of its islands are

populated, and less than one-half of these are larger than

2.5 square kilometers. Eleven islands make up 95 percent

of the Philippine landmass, and two of these — Luzon and

Mindanao — measure 105,000 square kilometers and 95,000

square kilometers, respectively. They, together with the

cluster of islands in Visayas in between them, represent

the three principal regions of the archipelago that are

identified by the three stars on the Philippine flag. The

Philippines is broken up by the sea, which gives it one of

the longest coastlines of any nation in the world.

The Philippines is part of a western Pacific arc system

characterized by active volcanoes. All of the Philippine

islands are prone to earthquakes. The rain forests also

offer prime habitat for more than 500 species of birds.

the southwestern part of the island of Luzon and has the

total land area of 16,560 square kilometers. CALABARZON is

the second most populated region in the country, with the

to manila and the industrial and economic opportunities

Muntinlupa city is located east of Laguna de Bay

“Emerald City of the Philippines”. It is bounded in the

North by Taguig City, in the northwest by Paranaque City,

by Las Pinas City in the west, in the southwest by the

province of Cavite, in the south by the province of Laguna

de Bay.

It is located twenty-two kilometers South of Metro Manila,

easily accessible to-andfrom the provinces of Laguna,

Batangas, Quezon and all points of Metro Manila via the

National Highway and the South Luzon Expressway and the

Skyway.

Muntinlupa City claims a total land area of 3,975 hec.

Which is divided to 9 barangays. Alabang 406hec.(10.2%),

Ayala-Alabang 697 hec. (17.5%), Bayanan 76hec. (1.9%),

Buli 60hec.(1.5%), Cupang 549hec.(13.8%), Poblacion

653hec. (16.4%), Putatan 418hec. (10.5%), Sucat 265hec.

Muntinlupa city

Muntinlupa City it is now considered a highly urbanized

City. Being in the southern threshold of the National

Capital Region and the gateway to CALABARZON (Cavite,

Laguna, Batangas, Rizal and Quezon) area, it continues to

bolster its development by capitalizing on its strategic

location. With the establishment of several major malls, the

City of Muntinlupa has become a favorite destination for

show businesses established in the City, which maintains its

viability as potential investment haven pping of residents

from neighboring areas.

Topography, Slope and Elevation The terrain of

Muntinlupa is relatively flat sloping towards the east

along the lake while gently rolling hills occupy the

western part of the City with elevation increasing up to

72 meters and above towards the southwest portion.

A.5.2. SLOPE

Muntinlupa is generally level to gently sloping. About

45.29% is characterized by flat to relatively low, with

gradients ranging from 0.0 – 2.5% offering good

opportunities for urban or agricultural uses. This greatly

influences the development of the city, which at present is

rapidly and continually being transformed into a residential

– commercial area. This characterizes the whole of almost

half of Sucat, most of Buli, almost half of Cupang, ¾ of

Alabang, Bayanan, portions of Ayala-Alabang, Putatan

(adjacent to the lake), portions of Poblacion and Tunasan.

Very gently sloping or undulating with gradients ranging

from 2.5% – 5.0% covers 29.96% of the City’s land area and

is found in portions of Sucat, Buli, Cupang, Ayala-Alabang,

Alabang, Bayanan, Putatan, Bayanan, Putatan, Poblacion and

Tunasan. Portions of Sucat, Cupang, Alabang, Ayala-Alabang,

Putatan, Poblacion and Tunasan are characterized by gently

sloping lands with gradients ranging from 5.0% – 10.0%

comprising about 19.50% of the city’s land area. Portions of

Sucat, Alabang, Putatan, Poblacion and Tunasan are composed

of

10.0% -15.0% and 15.0% - 25.0% sloping lands, covering 4.07%

and 1.19% respectively.

A.5.3. CLIMATE

The PAG-ASA bases its classification of the types

of climate in the Philippines upon the types of

rainfall. Based on the distribution of rainfall, four

climate types are recognized, described as follows:

Type I, two pronounced seasons- dry from November to

April, wet during the rest of the year; Type II, no dry

season with very pronounced rainfall from November to

January; Type III, seasons are not very pronounced-

relatively dry from November to April and wet during

the rest of the year; and Type IV, rainfall is more or

less evenly distributed throughout the year.

3.1 RAINFALL

Maximum rainfall in Muntinlupa usually occurs from

the months of June to October. The annual rainfall is

1,767.8 millimeters with a peak of 418.4 millimeters in

August and a low 4.0 millimeters in March.

3.2 TEMPERATURE

The annual mean temperature reading for Muntinlupa

is 27.8°C. The highest temperature occurs during the

months of April and May (33°C-34°C), while the lowest

occurs during the months of December to February at

22°C to 23.7°C.

3.3 HUMIDITY

The relative humidity of Muntinlupa has an annual

average of 76%. This makes the city better than the

municipalities of Laguna, which has an average relative

humidity of 81%.

3.4 WIND DIRECTION

From October to March, prevailing winds blow

easterly, while the rest of the months have winds

blowing westerly.

3.5 TYPHOON

The Philippines, due to its geographical location

is one of the Asian countries often affected by

typhoons. It is located within the so-called "typhoon

belt”. Generally, typhoon season starts from June and

ends in November. However, the rest of the months are

not entirely free of the typhoons since they are

unpredictable in nature and might enter the country

anytime of the year. The mean percentage frequency of

typhoon passage over the Metropolitan Manila, of which

Muntinlupa is a part, ranges from 11% to 20%

A.5.4 SOIL

The soils of Muntinlupa belong to two series

namely: Guadalupe and Quingua (Table 2.4 and Map 2.3)

as per the Bureau of Soils and Water Management (BSWM).

The Quingua series is considered one of the best soils

in the Philippines for agriculture, good for lowland

and upland rice, corn, sugar cane, vegetable,

plantation crops, root crops, and coconut with moderate

to very high fertility. Its physiography is level to

nearly level upper terrace/levees wherein the solum

thickness ranges from 100-150 centimeters and is well

drained. The parent material could be recent alluvium

or recent coastal deposits. It has very few to few

patches of clay skin in between ped faces. This type of

soil was first described in Quingua, Bulacan, a

settlement that dated back as early as 1595 during the

early years of Spanish colonization.Today, Quingua is

known as Plaridel, Bulacan. This type of soil is most

likely a candidate for extinction because of

encroachment of urbanization. Guadalupe series on the

other hand is residual soil of water laid volcanic

tuff. The substratum of Guadalupe series is Diliman

Tuff, a massive suite of soft tuffaceous Quaternary

volcanic rocks formed from water laid volcanic

sediments, part of the Guadalupe formation which is

also referred to as the Guadalupe Tuff. These soils are

generally found on rolling to gently rolling areas of

volcanic foot slopes but they are also found on some

flat areas of slightly degraded tuffaceous plains of

the residual volcanic foot slopes. Often times, these

Guadalupe series on volcanic plains are extinct, buried

by urban development and industrialization. The soil

was first described in barangay Guadalupe, what is now

Makati City, when it was still a municipality of the

province of Rizal. Makati is the financial center of

the Philippines and was founded in 1578 by Miguel Lopez

de Legazpi, the first Spanish Governor General in the

Philippines. Guadalupe is named after Guadalupe town in

Spain. 1 The Guadalupe series is composed of various

textural types – sand, silt loam, loam, clay loam,

silty clay, clay adobe phase. Clay series is

characterized as coarse and granular when dry but

sticky and plastic when wet. Its substratum is solid

volcanic tuff. These types of soils are suited to

lowland rice and corn while those in the upland are

suited for orchard and pasture. Guadalupe clay adobes

on the other hand are hard and compact and difficult

to cultivate that makes it generally unsuitable for

diverse cropping. The most extensive soil type found in

all barangays in Muntinlupa is the Guadalupe Clay Adobe

covering an estimated 3,079 hectares. The next biggest

coverage excluding Ayala Alabang is the Guadalupe Clay

with a total of 768 hectares. The Quingua Fine Sandy

Loam, adjacent to the lake is the least and almost

diminishing as it is being encroached by the lake. It

is now only at 128 hectares, excluding Ayala Alabang

and Poblacion in coverage.

A.5.5 HYDROGEOLOGIC FEATURES

Groundwater Resources

Groundwater in Muntinlupa is rated good, which is

probably one reason why many of the residents obtain

water by deep well before. However, based from the study

coordinated by the Multi-Sectoral Task Force on Land, the

hydrologic data showed that the fissuring on certain

areas was caused by ground water extraction. The National

Water Regulatory Board later issued a moratorium to limit

ground water extraction for domestic use only. At

present, Maynilad is the main water supplier of the City

besides from Prime Water who got a license to extract

ground water for its Camella Properties.

Natural Drainage

Rivers and other tributaries collectively drain

water into Laguna De Bay (Map x.x). Most of these

riverways mark the natural boundary of the separation of

each barangays. Like any continually developing areas,

some riverways have already been covered by developments,

which in turn is the reason why there is evident flooding

on some parts of the City. This is aside from the fact

that most of these riverways are already polluted and

clogged. Fortunately, the City is active in restoring and

preserving these riverways.

A.5.6 RISK AREAS/ENVIRONMENTALLY CRITICAL AREAS

Based on the pronouncement of the Environmental

Management Bureau the whole of Metro Manila is considered

an environmentally critical area. Thus, they require

every newly established building or business to conduct

either an Initial Environmental Examination (IEE) or

Environmental Impact Statement (EIS) to secure either

Certificate of Non-Coverage (CNC) or Environmental

Compliance Certificate (ECC). The City is also covered by

the Laguna Lake Development Authority (LLDA) mandate

where similar fish pens need to require their clearance.

Because of this broad definition, the whole City just

like the other LGUs in the NCR is an environmentally

critical area. The City however has areas classified as

high risk areas for flooding and ground rapture/shaking.

They are mostly on the east between the South Luzon

Expressway and the Laguna de Bay coastline. High risk

areas for flooding are situated along the shoreline which

is the effect of the overflow of the lake during heavy

rains. On the other hand, ground rapture shall be

expected along the main tract of the West Valley Fault

that runs throughout all the barangays expect for Ayala

Alabang, but ground shaking shall be felt not only in the

City but on neighboring cities and provinces.

A.5.7 AIR QUALITY

Particulate Matter of 10 microns diameter is more

commonly known as PM-10 (as DENR-NCR measures). PM10

comes from mobile and stationary sources (diesel trucks,

woodstoves, power plants, etc.), their chemical and

physical composition vary widely. It can be directly

emitted or can be formed in the atmosphere when gaseous

pollutants such as SO2 and NOx react to form fine

particles. PM 10 are smaller particles that are likely

responsible for adverse health effects because of their

ability to reach the lower regions of the respiratory

tract. The long term guideline value set for PM 10 is 60

ug/Ncm.

Air Quality Index (AQI) is a number code used by the

government to communicate to the public how polluted the air

is at present or how polluted it is forecasted to become.

The purpose of the AQI is to help the public understand how

local air quality affects public health. Each category

corresponds to a different level of health concern.

ambient (roadside and general) monitoring at the five (5)

air quality monitoring stations measuring Particulate

Matter 10 (PM10) for CY 2015. It could be observed that

NPO-EDSA station registered the highest concentration

which exceeded the abovementioned guideline value of 60

µg/Ncm due to the volume of vehicles traversing along

EDSA. Muntinlupa City with PM10 of 25 is considered

generally “good”.

5.8.1 SPECIAL WASTE

Wastes that contain hazardous gases such as busted

computers, monitors, printers, batteries, ink cartridge,

and household appliances, among others are properly

disposed through Recyclables Fair conducted every third

Friday of the month. The City Government launched the

activity in 2006, together with the Ayala Foundation,

Inc. and the Philippine Business for Environment

(National Recyclers Organization of the Philippines).

Main contributors are homeowners and companies.

5.8.2 FINAL DISPOSAL

The disposal facility being utilized by the city

is at Rodriguez Sanitary Landfill (SLF). The Rodriguez

SLF is a solid, non-hazardous waste disposal facility

located in Rizal. Rodriguez is approximately 50

kilometers northeast of Metro Manila. The SLF is based on

an area 14 hectares in size, which receives approximately

3,000 tons of solid waste per day.

CHAPTER III

A. SUMMARY AND FINDINGS

Industrial parks and districts are great contributor


in our country’s economic development. Proper planning of
this project is very important because this can lead to
economic and individual’s success. A well planned
industrial community must consists of separate plots and
sheds, cluster, regional development and common
infrastructures. Industrial parks itself must promote
industrialization for economic status.

Promoting a biokinetic community for the people is


essential that it can form an ideal environment and
lifestyle.
Workers are a big part of this development that they must
gain
individually from industrial, not only monetary but also
physically, emotionally and psychologically. Proposing a
walk able and bicycle friendly ambiance inside the site
is a great advantage for them. Through architectural
influence people might do physical activities naturally.

An industrial parks must consist of components that


will form it as a whole. Having this rationale, the
project proposal was entitled “Mazabolic: An essential
biokinetic community for the people of the industry.”

From our design concept: Mazabolic, (Maza- from the


Japanese word Mazabodo which means Motherboard and –bolic
from the word Parabolic which means part of one) we came
up to the idea of planning a site that will be composed
of diverse amenities, buildings and structures. Each one
are important so that it will function well just like the
tiny units and pieces in a motherboard.

Considering the information we have gathered about


our site in Poblacion, Muntinlupa city. Adjoining the
data gathered about this project proposal, we planned the
community and divided it into three parts; the
residential, the locators’ area (saleable areas) and the
commercial area. Residential area is composed of Bungalow
houses, Apartments, Clubhouse, Daycare, Parks, Courts,
Elementary School, Multi Purpose Hall, Chapel,
Supermarket, Police station and Public realms. Locators’
area or the saleable area is composed of Administration
office, clinic, firestation, utilities, parking areas for
deliveries watch tower and factories. Commercial area is
composed of Exhibition Hall, Outdoor commercial strip
area, parks and kiosks. Whereas providing a complete and
diverse road networks to those areas are essential. That
focuses on the development of both industry and its
people.

B. CONCLUSIONS

Based from all the gathered datas and the


researchers studies the proposal

“MAZABOLIC: AN ESSENTIAL BIOKINETIC COMMUNITY FOR THE


PEOPLE OF THE INDUSTRY”

 The researchers earned knowledge and


information that gave them more potential for a
related project that they might be a part in
the future.
 The researchers make it able to at least reduce
the carbon foot print produced by industrial
parks through innovative technologies and
architectural means.
 The researchers provide a more utilize
facilities and amenities for the convenience of
the users.

C. RECOMMENDATIONS

For an effective design planning of an Industrial parks


and districts entitled "Mazabolic: An essential biokinetic
community for the people of the industry". The following
factors are stated as a recommendation by the project study.

Recommendation in research

Provide an area that caters a residential,


commercial, saleable and recreational that will give a
big contribution for economic growth and individual’s
development. This must be considered in the entire study
of the project. The researchers highly recommend this
project proposal to serve only as a case study but might
be possible to become a setting of an industrial parks
and districts.

Recommendations for practitioners

The study is respectfully recommended in any related


profession serves as a basis of a study that corresponds
to their needs.

Recommendations for the government agencies

The researchers highly recommend the project


proposal entitled "Mazabolic: An essential biokinetic
