BUILDING  SPECIFICATION  &  FINISHES  SCHEDULE    -­‐  SEA  VIEW  LAKE  
 
ALL  PROVISIONAL  SUM  ITEMS  AND  FINISHES  NEED  TO  BE  SELECTED  PRIOR  TO  
CONSTRUCTION  STARTING.  NO  CHANGES  WILL  BE  ALLOWED  ONCE  CONSTRUCTION  HAS  
COMMENCED.  
 
1. INTRODUCTION    
 
• Where  applicable  refer  to  the  Approved  Architects  Plans  for  dimensions  and  
construction  details  
• If  there  is  any  inconsistency  between  the  Building  specification  /  Finishes  Schedule  
and  the  Architects  plans  the  building  specification  /  finishes  schedule  supersedes  the  
Architects  Plans.  
• The  Building  specification  and  finishes  schedule  is  a  guideline  and  the  developer  
reserves  the  right  to  amend  the  specification  with  materials  of  an  equivalent  quality,  
provided  the  alteration  does  not  diminish  the  value  of  the  property.  
• The  purchaser  or  any  nominated  representatives  are  not  permitted  to  do  any  works  
on  site  prior  to  handover.  
• All  PC  Sums  are  inclusive  of  VAT  
• Settlement  cracks  are  regarded  as  a  maintenance  item  and  are  not  covered  under  the  
contractors  guarantee  
• The  structural  Engineer  is  entitled  to  amend  the  design,  specification  or  parts  thereof  
if  required  
• All  works  will  be  done  in  accordance  with  the  NHBRC  guidelines  
• All  works  will  be  done  in  accordance  with  local  authority  guidelines    
 
2. FOUNDATIONS  &  FLOOR  CONSTRUCTION  
 
• Foundations:  All  foundations  to  be  700mm  x  300mm,  20Mpa  reinforced  concrete  strip  footing  
excavated  to  an  average  depth  of  no  more  than  1m  below  natural  ground  level  as  specified  by  
the  Engineer  
• Non-­‐load  bearing  walls  will  be  founded  on  thickened  surface  beds  as  indicated  on  the  
Engineers  drawings.  
• Ground  Floor:  Floor  finish,  selected  from  developers  supplier,  on  a  30mm  screed  on  100mm  
concrete  bed  placed  on  a  250  micron  damp  proof  membrane  on  well  compacted  sand  fill  on  
solid  ground,  or  to  Engineers  design  and  specification.  
• First  Floor:  (Where  applicable)  floor  finish,  selected  from  developers  supplier,  on  30mm  
screed  on  reinforced  concrete  pre-­‐cast  deck  as  per  Engineer’s  design  and  specification.  
 
 
 
 
 
3. WALL  CONSTRUCTION  
 
• Load  bearing  and  external  walls  to  be  230mm  (with  50mm  cavity)  cement  maxi  bricks    
• Internal  walls  to  be  90mm  single  cement  maxi  bricks    
• Weep  holes  to  be  allowed  for  in  all  external  cavity  walls.    
• External  walls  to  be  provided  with  one  coat  wood  float  plaster  and  painted.    
• Internal  walls  to  be  provided  with  one  coat  steel  trowled  plaster  and  painted.    
• Garage  internal  walls  to  be  bagged  brickwork  
 
4. ROOF  CONSTRUCTION  
 
• Trusses:  Prefabricated  Engineer  designed  timber  roof  trusses.    
• Covering:  concrete  tile  on  purlins  and  trusses  according  to  manufacturers  specification  and  
Estate  Architectural  Guidelines.    
• Facias:  Fibre  Cement    
• Insulation:  150mm  isotherm  insulation    
• Rainwater  goods:  Pre-­‐coated  seamless  aluminium  guttering  and  PVC  downpipes  painted  to  
match  external  walls  or  roof.  
• Patio  Roof:  Where  applicable,  0.47  Corrugated  Colourbond  roof  sheets  on  purlins  and  trusses  
according  to  manufacturers  specification  and  Estate  Architectural  Guidelines.    
 
5. WINDOWS  
 
• Aluminium  purpose  made  frames  complete  with  ironmongery,  natural  anodised  or  powder  
coated  to  architects  specification.  All  aluminium  and  glazing  will  be  as  per  National  Building  
Regulations  and  AAMSA  recommendations.    
• Glazing  to  bathroom  windows  to  be  obscure  glass  
• Internal  cills  to  be  plastered  
• External  cills  to  be  plastered  with  a  suitable  fall  
 
6. EXTERNAL  DOORS  
 
• Front  door:  Painted  813  x  2032mm  timber  door  selected  by  developer  in  accordance  with  
Architects  plan  and  Estate  Guidelines  
• Ironmongery:  -­‐  Ironmongery  to  be  supplied  by  developer  and  fitted  with  3  lever  Mortise  lock  
• French  Doors/Sliding:  Purpose  made  aluminium  frame  complete  with  ironmongery,  natural  
anodised  or  powder  coated  to  architects  specification.  All  aluminium  and  glazing  will  be  as  per  
National  Building  Regulations  and  AAMSA  recommendations.    
• Garage  door:  Alu/Zinc  single  sectional  overhead  door  with  horizontal  slats  and  motor  
complete  with  2  door  remotes.  
• Scullery  door:  Painted  813  x  2032mm  timber  door  selected  by  developer  or  Aluminum  door  
as  per  architects  plan.  
 
 
 
 
7. INTERNAL  DOORS  
 
• Doors:  All  internal  doors  to  be  813  x  2032mm  door  selected  by  developer,  primed  and  painted  
with  one  coat  primer  and  two  coats  white  enamel.  
• Fire  Doors:  All  fire  doors  indicated  on  the  Architects  drawings  to  be  ½  hour  813  x  2032mm  fire  
door  with  frame,  primed  and  painted  with  one  coat  primer  and  two  coats  enamel.  
• Ironmongery:  All  ironmongery  to  be  supplied  by  developer  and  fitted  with  2  lever  Mortise  
locks  
 
8. FLOOR  FINISHES  
 
8.1  EXTERNAL  FLOOR  FINISHES  
 
• Driveways  &  Entrance  Walkway:  100mm  x  100mm  Cobble  selected  from  Developers  
range    
• Patio:  430mm  x  430mm  Paver  selected  from  Developers  range  
• Yard:  430mm  x  430mm  Paver  selected  from  Developers  range  
• Garden:  Roll  on  Lawn  
 
8.2 INTERNAL  FLOOR  FINISHES  
 
• Kitchen  &  Scullery:  Tile  selected  from  developers  nominated  supplier.    
• Bathrooms  &  En-­‐suites:  Tile  selected  from  developers  nominated  supplier.  Including  bath  
front,  shower  walls  to  2.2m  and  bath  splash  backs  only.  
• Shower  Floor:  tile  selected  from  developers  nominated  supplier.  
• Dining  Room,  Living  Room,  Passage  &  Study:  Tile  selected  from  developers  nominated  
supplier.  
Notes:    
o A  provisional  allowance  is  included  in  the  purchase  price  for  the  supply  only  of  tiles  
from  the  developers  nominated  supplier.  The  cost  of  laying  the  floor  tiles  is  included  in  
the  purchase  price.  However,  there  will  be  an  extra-­‐over  charge  for  the  laying  of  any  
non-­‐standard  tiles  or  the  laying  of  tiles  in  unusual  patterns.    
o Shower  floors  and  walls  are  to  be  waterproofed  with  “Cemflex”  cementitious  
waterproofing  system  or  similar,  prior  to  tiling.    
o The  cost  of  laying  tiles  in  a  pattern  or  with  inserts  and  borders  will  be  extra.  
• Bedrooms:  Carpet  to  be  selected  from  developers  supplier.  A  provisional  allowance  is  
included  in  the  purchase  price  for  the  supply  and  installation  of  carpets  from  the  
developers  nominated  supplier.  
• Garage:  power  floated  grano  screed  
 
 
 
 
 
 
9. WALL  FINISHES  
 
• Internal  Walls:  All  surfaces  to  be  painted  with  one  coat  primer  and  two  coats  Midas  Envirolite  
Apartment  Pride  Emulsion  Paint  or  similar.  Paint  colour  to  be  selected  by  purchaser  from  the  
developers  nominated  supplier.  
• Internal  Garage  Walls:  bagged  and  painted  with  one  coat  primer  and  two  coats  Midas  
Envirolite  Apartment  Pride  Emulsion  Paint  or  similar.  Paint  colour  to  be  selected  by  purchaser  
from  the  developers  nominated  supplier.  
• Skirting:  110mm  painted  timber  skirting.  
• External  Walls:  All  surfaces  to  be  painted  with  one  coat  primer  and  two  coats  Midas  Envirolite  
Midafelt  225  Emulsion  Paint  or  similar.  Paint  colour  to  be  selected  by  purchaser  from  HOA  
approved  colour  chart  at  the  developers  nominated  supplier.  
• Plaster  bands:  Where  indicated  on  Architects  plans,  Plaster  bands  around;  windows,  vents,  
doors  and  parapet  walls  to  be  painted  with  one  coat  primer  and  two  coats  Midas  Envirolite  
Midafelt  225  Emulsion  Paint  or  similar.  Paint  colour  to  be  selected  by  purchaser  from  HOA  
approved  colour  chart  at  the  developers  nominated  supplier.  
• Shower  Walls:  Tile  selected  from  developers  selection  to  a  height  of  2.2m.  Shower  walls  are  
to  be  waterproofed  with  “Cemflex”  or  similar  prior  to  tiling.  A  provisional  allowance  is  
included  in  the  purchase  price  for  the  supply  only  of  tiles  from  the  developers  nominated  
supplier.  
• Baths:  Tile  splash  backs  to  bath  surrounds  selected  from  developers  selection.  
• Kitchen  &  Scullery:  100mm  granite  or  stone  splash  back.  A  provisional  allowance  is  included  
in  the  purchase  price  for  the  supply  of  kitchen  counters  and  splash  backs  
• Oven  splash  back:  mosaic  tile  between  oven  and  bottom  of  extractor  hood  to  match  width  of  
the  oven.  A  provisional  allowance  is  included  in  the  purchase  price  for  the  supply  only  of  
mosaic  tiles  from  the  developers  nominated  supplier.  
 
 
10. FIRE  PLACE    
 
• Megamaster  900  built  in  fireplace  with  brick  work  chimney  and  bolt  on  turbo  cowl  
 
11. INTERNAL  STAIRCASE  
 
• Where  applicable,  reinforced  concrete  staircase  finished  as  per  the  adjoining  floor  finishes,  to  
Engineer’s  detail.  
 
12.  BALUSTRADES  
 
• Where  applicable  all  balustrades  to  be  designed  and  crafted  by  a  specialist  contractor  
appointed  by  the  developer  and  fixed  to  the  staircase  steps  or  wall.  
 
 
 
 
13. CEILINGS  
 
• All  Ceilings,  except  patio,  to  be  “Rhinoboard”  finished  with  “Cretestone”  skim  plaster,  primed  
and  painted  with  2  coats  Acrylic  190  or  similar.    
• Ceiling  battens  are  to  be  38mm  x  38mm  South  African  Pine  Timber.  
• Patterned  cornice  in  the  living  room,  dinning  room,  kitchen,  &  scullery.  All  other  rooms  to  be  
fitted  with  75mm  coved  gypsum  cornice.    
 
14. PERGOLAS  
 
• Where  applicable  pergolas  are  treated  pine  timber  as  per  Architect’s  drawings.  
 
15. KITCHEN    
 
• High  quality  white  melamine  carcass  with  sprayed  supawood  doors  and  panels.    
• Internal  finish  to  be  1mm  impact  edged  white  melamine  with  white  backing  boards.    
• Hinges  to  be  grass  or  similar.  Draw  runners  to  be  AFS  ball  bearing  full  extension  runners  or  
similar.    
• Handles  to  be  selected  from  developers  nominated  supplier.    
• A  Provisional  allowance  is  included  in  the  purchase  price  for  the  supply  and  installation  of  
kitchen  carcass,  doors,  drawers,  hinges,  work  tops,  appliances  and  handles  by  the  Developers  
Kitchen  manufacturer.  
 
16. KITCHEN  BRASSWARE  and  APPLIANCES  
 
The  purchase  price  includes  the  supply  and  installation  of:    
• Sink  &  Tap:  A  Provisional  allowance  is  included  in  the  purchase  price  for  the  supply  only  of  the  
kitchen  tap  and  for  the  supply  only  of  the  kitchen  sink  from  the  developers  nominated  
supplier.  See  Sanware  PC  allowance.  
• Oven,  Hob  &  Extractor:  A  Provisional  allowance  is  included  in  the  purchase  price  for  the  
supply  only  of  an  electric  Oven,  Hob  &  Extractor  from  the  developers  nominated  supplier.  
There  will  be  an  extra  cost  for  the  installation  of  a  Gas  Hob  if  selected.  
 
17. BEDROOM  CUPBOARDS  &  BATHROOM  VANITIES  
 
• Built  in  Cupboards  and  Linen  Cupboards:  Melamine  built  in  cupboards  with  1mm  impact  
edge,  grass  hinges  or  similar  and  white  backing  boards  to  be  installed  to  positions  as  per  
Architects  Drawings.    Colour  of  melamine  to  be  selected  from  developers  range.  A  provisional  
allowance  included  in  the  purchase  price  for  the  supply  and  installation  of  BIC  &  linen  
cupboard  carcasses,  doors,  drawers,  hinges  and  handles  by  the  Developers  Cupboard  
manufacturer.  
 
 
 
• Vanities:  Melamine  vanities,  selected  from  the  developers  range  of  finish  with  1mm  impact  
edging  and  counter  top.  Internal  finish  to  be  1mm  impact  edged  white  melamine  with  white  
backing  boards.  A  Provisional  allowance  is  included  in  the  purchase  price  for  the  supply  and  
installation  of  vanities  and  counter  tops.  
 
18. PLUMBING    
 
The  purchase  price  includes  the  supply  and  installation  of:    
• Domestic  water  meter:  1  x  domestic  water  meter  supplied  and  installed    
• Hot  water  cylinder:  250KL  400  Kpa  hot  water  cylinder  with  drip  tray  and  valves.    
• Solar  Heating:  Kwiksol  direct  pump  circulation  split  solar  heating  system  or  similar    
• Plumbing  Points:  Washing  machine  point  and  dishwasher  point  with  15mm  logic  valve  to  be  
supplied  and  installed.  Plumbing  Points  for  Kitchen  &  Bathrooms  as  per  Architects  plans  
• External  taps:  2  x  external  tap    
 
19. BATHROOM  SANITARYWARE  and  ACCESSORIES  
 
The  purchase  price  includes  the  supply  and  installation  of:    
• Baths:  A  Provisional  allowance  is  included  in  the  purchase  price  for  the  supply  of  the  baths,  
mixers,  wastes  and  hand  held  showers  from  the  developers  nominated  supplier.  
• Basins:  A  Provisional  allowance  is  included  in  the  purchase  price  for  the  supply  of  the  basin  
and  basin  tap  mixer  from  the  developers  nominated  supplier.  
• Showers:  Glazed  aluminmium  framed  shower  door  with  return  panel.  Provisional  allowance  is  
included  in  the  purchase  price  for  the  supply  of  the  shower  rose,  arm,  waste  and  mixer  from  
the  developers  nominated  supplier.  
• WC’s:  White  close  couple  toilet  with  top  flush  mechanism  and  toilet  seat.  A  Provisional  
allowance  is  included  in  the  purchase  price  for  the  supply  only  of  the  WC  and  seat  from  the  
developers  nominated  supplier.  An  extra  cost  will  be  charged  to  install  a  geberit  concealed  
flush  mechanism  
 
 
20. ELECTRICAL  and  LIGHT  FITTINGS  
 
The  purchase  price  includes  the  supply  and  installation  of:    
• A  single  phase  60  AMP  energy  dispenser  with  45amp  earth  leakage  
• DB  Board  and  energy  dispenser  unit  to  be  installed  in  garage  
• Installation  of  the  oven  hob  and  extractor  
• Supply  and  installation  of  a  remote  controlled  motor  to  the  garage  door  
• Plug  Points  (CE  Cobalt  or  similar)  
o Main  Bedroom  -­‐  3  x  double  plug  sockets  
o Other  Bedrooms  -­‐  2  x  double  plug  sockets  
o Lounge  /  Dining  room  -­‐  4  x  double  plug  sockets

21. EXTERNAL  
 
• Built  in  Braai:  Megamaster  1000  built  in  braai  
• Landscaping:  Roll  on  lawn  
• Boundary  Walls  &  Fences:  Boundary  walls  and  fences  not  shown  on  the  Architects  drawings  
are  excluded  from  the  contract.  Boundary  walls  are  an  optional  extra  to  be  requested  by  the  
purchaser  and  submitted  to  council  for  approval  by  the  architect.  Boundary  walls  will  be  1.8m  
high  plastered  and  painted  190  cement  block  walls  at  a  cost  of  approximately  R1750/m.  
Boundary  walls  facing  common  open  space  will  be  palisade.  
• Swimming  Pools:  Swimming  pools  are  excluded  from  the  contract.  If  a  swimming  pool  is  
added  to  the  deed  of  sale  the  Developer  will  charge  a  15%  attendance  fee  on  the  total  cost  of  
the  pool.  The  guarantee  for  the  pool  will  be  given  directly  by  the  supplier  to  the  purchaser.  
• Terraforce  retaining  walls:  Any  form  of  retaining  wall  is  excluded  from  the  contract.  If  a  
retaining  wall  is  added  to  the  contract,  as  an  optional  extra,  it  will  be  built  by  a  developer  
appointed  sub-­‐contractor.

NOTES:  
• All  provisional  sums  are  inclusive  of  VAT.  
• All  External  finishes  need  to  comply  with  the  Architectural  Guidelines  set  out  by  the  HOA  
• If  the  purchaser  wishes  to  upgrade  any  item  and  as  a  result  exceeds  the  provisional  allowance  
allocated  to  that  item,  the  purchaser  is  liable  to  pay  the  difference  to  the  developer  before  
purchase  and  installation  of  the  upgraded  item.    
• The  developer  will  charge  a  15%  management  and  handling  fee  for  any  item  that  is  not  
selected  from  the  developers  range  or  from  one  of  the  developers  nominated  suppliers  or  
sub-­‐contractors.    
• The  developer  reserves  the  right  to  alter  the  nominated  sub-­‐contractors  and  the  specification  
and  finishes  with  materials  of  equivalent  quality  should  this  become  necessary.
