• Setbacks: Front - 18 m, side - 9 m, back - 9 m
• 1 Tree of height > 6 meter for per 100 Sqm.
• Regulations for lakefront site: The waterfront site comes in the zone II B of controlled construction
zone but can be converted into one for the construction of institutional buildings by the permit of State
Government.

1.3 Why Udaipur?

Udaipur is one of the most beautiful city in world hence been a famous place for tourism. It is under the
scheme of the smart city programme. Udaipur majorly have regional and district level government
offices. Udaipur have an educational institutes like IIM, Singhania University and RNT Medical College
etc. which brings in a lot of Student crowd in Udaipur. Hence this institute can generate its own money
and sustain economically.

• Smart City Programme, Govt. Proposals and Schemes

1. Smart city programme brings a lot of development schemes in Udaipur for lakes and rivers,
forest areas, climate, tourism, nature friendly building bye laws etc.

2. Due to city expansion and increasing population, govt. is also showing concern towards city’s
climate in master plan 2031 and also plans to give incentive for building who are serving for
betterment of Udaipur.

3. There is a specific Chapter in this master plan 2031 showing concerns on city climate and
proposed many parks, Eco spots and institutes in Udaipur for the sake of saving the city of
lakes.

• Water as a major resources

Udaipur is blessed with water bodies. As this institute is a research hub, water is important
for this institute.

• Connectivity
Udaipur is very well connected with cities like Ahmedabad(250 km) and Jaipur(426 km) by
National highway NH 76, NH 927A, NH 8, NH 9 and NH 32 and other state highways.

• Forest land as a resources

Again, Udaipur is blessed with more than 9000 Acre of open land and a lot of forest
Land.

• Need of Forest land with low vegetation
• Proposed site is in institutional region of Udaipur
• Proposed site is in near NH 927A
• Proposed site is near a water body which is to be conserved.
• Proposed site is near Aayad River
• Proposed site is in a low human density area i.e. 213 people/acre.
• Proposed site is the expanding part of Udaipur.
• Proposed site have incentives and Govt. proposals on it.

1.7 Zoning

• Innermost ring is of Bio - Dome or

research land.
• Middle ring is for Spaces like class
rooms, labs, Libraries etc.
• Outermost ring is majorly for residential
spaces, services and circulation.
• Rest of the green area is for cultivation
and sustainable crop research area.

1.8 Design Strategies

• To integrate the building with water and vegetation.
• Creating a Water Channel on the Site.
• Water should come in the building for recreation and research purpose
• Stagger placement of built form for views, light and ventilation
• Interactive Vertical Planes (Non - digital)
• Intake of SW-NE winds.
