    AFFIDAVIT OF ADVERSE CLAIM

    I, MARIO S. CASRTOVERDE, of legal age, Filipino, married and a resident of


    Brgy. Patanad, San Isidro, Isabela, after having duly sworn to in accordance with law,
    hereby depose and state THAT:

    1. I, together with my mother Soledad Castroverde , my siblings namely, Bella C.


    Bilado, Margie C. Zamora, Victoria C. Artemio, Eulanda C. Baquirin, Cecilia C.
    Daquiwag, Gloria C. Vino and Eduardo Casrtoverde are the surviving heirs of Jose
    Castroverde who died April 07, 2012;

    2. During the lifetime of my father, he entered into an agreement with Jeremias


    Secolles on May 31, 1993. The agreement was a sale of a parcel of land owned by
    Jeremias Secolles, with area of approximately 2319 square meters and it is located at
    Brgy. Patanad, San Isidro, Isabela. The subject parcel of land now is where my house
    was erected. (Copy of the Agreement is herewith attached as Annex “A”).

    3. Embodied in the agreement was that, Jeremias Secolles sold his parcel of
    land to my late father Jose Castroverde. Jeremias Secolles received the amount of
    Ten Thousand Pesos (P10, 000.00) as partial payment of the parcel of land. The
    remaining balance will be paid later;

    3. Both Jeremias Secolles and Jose Castroverde were already dead. Upon
    verification at the Office the Municipal Assessor’s Office, I came to know that Bagio
    Secolles, one of the surviving heirs of Jeremias Secolles was able to transfer ownership
    over the parcel of land. Upon further verification, Bagio Secolles was issued a Transfer
    Certificate of Title (TCT) No. T-233232 over the parcel of land covered by the
    Agreement executed by my father and Jeremias Secolles;

    4. I am willing to undertake to fulfill the Agreement executed by my father and


    Jeremias Secolles or pay the remaining balance of Five Thousand Pesos (P5, 000.00)
    as embodied in the Agreement, and for the heirs of Jeremias Secolles to execute the
    necessary Deed of Sale over the parcel of land in our favor;

    5. I am executing this Affidavit in support of my request for the annotation of an


    adverse claim over the said parcel of land covered by TCT No. T-233232 in the name of
    Bagio Secolles.

    IN WITNESS WHEREOF, I have hereunto affixed my signature this 4th day of


    September, 2019 at Echague, Isabela.

    SUBSCRIBED AND SWORN to before me this 4th day of September, 2019 at


    Echague, Isabela, who has satisfactorily proven his identity to me through his PhilHealth
    ID with No. 3310-00594 bearing his name and picture, that he is the same person who
    personally signed the foregoing affidavit before me and acknowledged that he executed
    the same.
