Rental Agreement

THIS RENTAL AGREEMENT is made and entered into this 13th day of April 2018, by and
between MOHAMED RAFT SIRAJUDEEN, currently residing at Flat No 204, Tamarind Elegance Apartments,
Maruthi Layout. AECS Layout Extension, Bangalore - 560 037
hereinafter referred to as "Landlord"
and
PRATEEK MOHAPATRA hereinafter referred to as "Tenant".
Landlord leases to Tenant and tenant leases from Landlord upon the terms and conditions contained herein. The scheduled
property located at Flat No G-026, Sumadhuras Sandoval, Sy.No.70, Thubarahalli, Kundanahalli Gate, Near Marathahalli,
Bangalore for a period of 11 months commencing on the 1st day of April 2018 until the 31st day of March 2019, after which
time this Rental Agreement shall automatically expire.

1. Where in the Landlord is the absolute owner of scheduled property.

2. Tenant shall pay a sum of rupees 16,540/- (Rupees Sixteen Thousand Five Hundred and Forty Only) as monthly rent.

3. The rent shall be paid to Landlord before 5th of every month.

4. For example, the rent for the month of January should be paid on or before January 5th, 2018.

5. A security deposit of 1,00,000/- (Rupees One Lakh Only) is received. NOTE: SECURITY DEPOSIT MAY NOT BE
USED TO PAY RENT!

6. The Tenant is required to give the Landlord in writing a notice 1 month (30 days) in advance of his/her moving. Notice
must be given before the third day of a month. If notice is given after the third day of the month, the one-month (30
days) notice will not start until the following month.

7. Tenant agrees to use said dwelling as living quarters only for four adults.

8. Pets are not allowed inside the apartment premise.

9. Tenant agrees not to assign this Lease. nor to sublet any portion of the scheduled property, nor to allow any other person
to live therein other than people as stated in point No.7.

10. Any minor repairs (less than Rs.200/-) in the apartment has to be borne by the Tenant for its upkeep.

11. Electricity bill has to be paid by Tenant separately which is received on 7th of each month, failing which the reconnection
charges has to be borne by the Tenant.

12. Tenant specifically authorizes Landlord to deduct amounts of any unpaid Electricity bills from the security deposit upon
termination of this Agreement.

13. Landlord shall not be liable for any loss of Tenant's property by fire, theft, breakage, burglary, or otherwise. nor for any
accidental damage to persons or property in or about the leased premises resulting from electrical failure, water, rain,
windstorm, etc.

14. Landlord has the right of emergency access to the leased premises at any time and access during reasonable hours to
inspect the property or to show property to a prospective tenant or buyer. In the event that the property is sold, the
lease/rental agreement between Landlord and Tenant is canceled on the date the new owner takes possession of property.
Tenant has thirty days to vacate the property.
15. Release of the security deposit. at the Option of the Landlord is subject to the provisions listed below from A to F.
A. The full term of the Agreement has been completed, or upon the successful completion of the aforementioned notice
period.
B. No damage to the premises, buildings, or floor is evident.
C. The entire dwelling, kitchen, cabinets, wardrobes are clean and free from insects.
D. Geysers are in working condition
E. All lights and fans are in working condition.
F. The bathroom fittings are in working condition and not broken.
G. All keys have been returned.

16. If Tenant leaves said premises unoccupied for 15 days while rent is due and unpaid. Landlord is granted the right
hereunder to take the help of Law and take appropriate action as deemed correct.

17. Payment of rent may be made by check until the first check is returned unpaid. Regardless of cause, no additional
payments may afterwards be made by check. Rent must then be paid by cash to caretaker. Rent may be otherwise paid
through online money transfer. before the 5th day of every month.

18. Rent may be mailed through Registered INDIA POST at Tenant's risk. Any rents lost in the mail will be treated as if
unpaid until received by Landlord.

19. Tenant agrees to accept said dwelling and all of the furnishings and appliances therein as being in good and satisfactory
condition unless a written statement of any objections is delivered to Landlord within three (3) days after resident takes
possession. Tenant agrees that failure to file such statement shall be conclusive proof that there were no defects in the
property.

20. Tenant agrees not to permit any damage to the premises during the period of this agreement to woodwork, floors, walls,
furnishings, fixtures, appliances, windows, doors. plumbing and electrical fittings.

21. Tenant specifically agrees that he will be responsible for, and agrees to pay for any damage done by rain, wind, or hail
caused by leaving windows open; overflow of water or stoppage of waste pipes, breakage of glass, whether caused by
abuse or neglect.

22. Tenant's obligations are as follows:


A. Keep the dwelling clean and sanitary, removing garbage and trash as it accumulates, maintaining plumbing in good
working order to prevent stoppages and leakage of plumbing fixtures, faucets, pipes, etc.
B. Operate all electrical, plumbing, sanitary, heating. ventilating, and other appliances in a reasonable and safe manner.
C. Assure that property belonging to Landlord is safeguarded against damage, destruction, loss, removal. or theft.
D. Conduct himself, his family, friends, guests, and visitors in a manner, which will not disturb others.
E. Tenant shall maintain the flat in good condition.
F. Tenant shall not drive screws or nails in to walls under any circumstances.
G. Tenant shall not drill holes with drill or punch for any reason what-so-ever.
H. Tenant shall maintain the premises of the flat neat and clean.
I. Tenant shall not cause damage to wardrobes.
J. Tenant shall maintain the kitchen in a good condition including the granite platform.
K. Tenant shall not cause damage to kitchen racks and shelves.
L. Tenant shall not drive extra nails in balcony to tie ropes and strings. Strong stand to dry clothes is provided in
balcony.
M. Tenant shall not fix any fixtures on the walls without prior permission of the owner.
N. Tenant shall not deface the walls and cause the soft plaster to come off.
O. Tenant shall not indulge in anti-social activities.

23. No additional locks will be installed on any door without permission from the Landlord.

24. Tenant warrants that any work or repairs performed by him will be undertaken only if he is competent and qualified
to perform it. Tenant will be totally responsible for all activities to assure that work is done in a safe manner in which
will meet all the applicable codes and statutes. Tenant further warrants that he will be accountable for any mishaps
and/or accidents resulting from such work, and will hold the Landlord free from harm, litigation, or claims of any
other person.

25. Tenant is responsible for all plumbing repairs including faucets, leaks, stopped up pipes,Water damage, and bathroom
caulking.

26. No money is to be deducted by Tenant from rent payment for any reason without express written permission of
Landlord.

27. Landlord wishes to appoint Mr. Hyder Khan, whose signature is below and is the caretaker of the apartment. As a
caretaker on a need basis he could make visits to flat after advice from Landlord.

28. The following are the fixtures and furniture as part of the flat during handover:
a. Geyser - 3 (One 25 liters and two 1.5 liters instant heaters)
b. Ceiling Fans - 6
c. Exhaust Fans - 3
d. Tube Lights
e. Electric Chimney - Elica (1)
f. Mirrors - 3
g. Plastic Cabinet - 1
h. Kitchen Cabinets
i. Wardrobes - 3 (One in each bedroom)
YOU SHOULD READ AND UNDERSTAND THIS RENTAL AGREEMENT. IT IS A
LEGAL AND BINDING CONTRACT AFTER SIGNING.

Signing below means you have read the Lease, and are in full agreement with it and have received a copy of the contract.

ACCEPTED THIS EFFECTIVELY FROM 13th day of April 2018, at Bangalore.
