GENERAL TERMS AND CONDITIONS

SERVICE AND UTILITIES - public utilities like electricity,water, cable, telephone, internet and other similar services with
monthly fees shall be for the account of Lessee/Tenant. Water bill is through submeter computed prorated every billing
date. Unpaid water and electricity bills exceeding the monthly deposit rate will be subject for service interruption and
will only be restored until full settlement with proof of payment is shown.

PROPERTY MAITENANCE, REPAIRS , IMPROVEMENTS, AND REMOVAL OF PERSONAL PROPERTY - major repairs on the
house structure like walls, ceiling and roof is shouldered by Lessor/Landlord. Minor repairs/replacements due to wear
and tear of kitchen and sink accessories, bathroom fixtures, bulbs, windows and doors accessories is shouldered by
Lessee/Tenant. Improvements and removal of personal properties installed in the house shall be with guidance and
approval of Lessor/Landlord.

SECURITY DEPOSIT - the one month security deposit is non-refundable if contract is cancelled by the Lessee/Tenant
before the one year renewable contract ends or when there is default and termination due unpaid monthly rent and
utility bills or due to grave offense made by the Lessee/Tenant. The security deposit cannot be used as payment on rental
for delayed payment on monthly due date. Upon Lessee's /Tenant's notice on or before 120 days before the contract
ends, the security deposit can only be used if the contract is not going to be renewed. On Clearance date, the
Lessor/Landlord may ask for the Lessee's /Tenant's personal valuables as collaterals in case of unpaid bills and other
unfixed property damages. The said personal valuables cannot be used as payment and will be returned upon
settlement of unpaid rent/bills.The unpaid rent/bills and unfixed damages should be settled on or before end of contract
date.

TERMINATION, DEFAULT, AND MORATORIUM - there is a three (3) day moratorium on delayed monthly rental payment.
Lessee/Tenant should notify the Lessor/ Landlord at least seven (7) before due date for a delay in payment. Delay in
payment for a period of more than seven (7) days is a ground for contract default and termination.The contract can also
be terminated on grounds of breach on any stipulation in this contract. Prior to termination there will be due diligence on
a seven (7) day notice to settle damages and unpaid bills and other concerns.
CONTRACT RENEWAL - the Lessee/Tenant shall notify the Lessor/Landlord on a 120 day notice before the contract ends
for their contract renewal.

OTHER TERMS AND CONDITIONS

Access to Premise - Lessor/Landlord may conduct random unscheduled or scheduled visit to the premise of
the house.
Notices - all notices and communication should be directly coordinated to the Lessor/Landlord only on
personal basis or via mobile email or chat.
Restricted - pets, illegal and immoral activities, hazardous garbage, unreasonable noises and any other action
that breaks peace and order.
Occupancy -maximum occupants allowed is six (6) persons only.
Visitors - visitors maximum of two (2) persons are allowed to stay for a maximum of one week.

THIS CONTRACT ENTERED INTO AGREEMENT ON MAY 20, 2019 AT CAVITE CITY
