That I, AGRICULA B. PIEZAS, of legal age, Filipino single and residing 25-C
Gen. Lim SFDM Brgy. Sta. Cruz Quezon City, hereinafter referred to as VENDOR, am the
absolute and registered owner of a parcel of land, without improvement, situated at Lot 44 B,
Diliman Quezon City Covered by TCT No. N-187890 and measuring an area of EIGHTEEN
SQ. METERS & SIXTEEN SQ. DECIM (18.16) more or less;

WHEREAS, the VENDEES has offered to buy and the VENDORS have agreed to sell
the property, particularly the land and the improvements therein, under the terms and conditions
herein below set fourth;
A PARCEL OF LAND (Lot 44 B-2 of the subd. Plan Psd-00-042893, being a portion of
Lot 44-B, (LRC) Psd-306556, L.R.C. Rec. No. 5975) situated in the Dist. Of Diliman, Quezon
City Metro Manila of Luzon XXXXXXXXXX AS FOLLOWS XXXXXX
NOW THEREFORE, for and in consideration of the Total Price of TWO HUNDRED
THOUSAND PESOS ONLY (Php 200,000.00) Philippine Currency, and of the covenants
herein after set forth the VENDORS agrees to sell and the VENDEE agrees to buy the aforesaid
property subject to the following terms and conditions:
2. VENDOR vouches to the VENDEE that the Title of the Property is free from any Liens and
Encumbrances.
3. Capital Gains Tax ,Documentary Stamps Tax, Transfer tax, Registration Fee,
Registration Expenses, and all other Miscellaneous Fees and other expenses shall be
for the account of the VENDEE;
4. VENDOR vouches to the VENDEE that the Title of the Property with improvement.
