This DEED OF ABSOLUTE SALE, made and executed this ____ day of

ADELA DEL ROSARIO, of legal age, Filipino citizen, married to Victorino Mendoza
and a residents of Poblacion, Pandi, Bulacan, hereinafter referred to as the “SELLERS”;

-AND-

VICTORINO DEL ROSARIO JR., , of legal age, Filipino citizen, married to Jasmine
Ignacio Mendoza and a residents of Poblacion, Pandi, Bulacan, hereinafter referred to as the
"BUYER".

WITNESSETH;

That the SELLERS are the absolute and registered owner of a parcel of land more
particularly described as follows:

Transfer Certificate of Title No.

A parcel of land (Lot 2-A-1-A of the subd., plan Psd-03-178339 being a portion of Lot
2-A-1, Psd-03-142638 LRC Rec. No.) situated in the Barrio of Poblacion, Municipality of Pandi,
Province of Bulacan. Bounded on the SW., along line 1 to 4 by Lot 2-A-1-B of the subdivision
plan ; on the NW., along line 4-5 by Lot 2480 Sta. Maria de Pandi Estate; on the NE., along
line 5-6 by Lot 2468 –C (LRC) Psd-37314; on the SE., along line 6-7 by Loty 2-B; along line 7-
1 by Lot 2-F (Road Lot) both of Psd-03-016003. Beginning at a point marked “1” xxx xxx
containing an area of EIGHTY FOUR (84) SQ. METERS more or less xxx xxx xxx

That for and in consideration of the sum of _____________________________

2. To pay the necessary fees and charges of the capital gains tax, documentary stamp
tax and transfer tax with the Bureau of Internal Revenue;

3. To pay the necessary registration fees with the Registry of Deeds Province of
Bulacan and any other government agency;

4. To follow-up, receive (CAR & Title), execute and sign all the necessary records and
documents as may be required by the BIR and the Registry Province of Bulacan.

HEREBY GRANTING unto our representative full power and authority to do and
perform all and every act and things whatsoever, requisite and necessary to be done in
and about premises as fully to all intents and purposes as we might or could do if
personally present, with all power of substitution and revocation and hereby ratifying and
confirming all that our said attorney or her substitute shall lawfully do or cause to be done
by virtue thereof.
