SPECTRUM OF THE ARCHITECT’S SERVICES

The spectrum of architect’s services extends over the entire range of activities
that proceed from the time the idea is conceived, perfected, transformed into sets of
space/design requirements, translated into structure through design, built, used, and
become a permanent feature of the man-made environment.
The architect’s services consist of the necessary conferences, deliberations,
discussions, evaluations, investigations, consultations, advise on matters affecting
the scientific, aesthetic, and orderly coordination of all the processes of safeguarding
life, health, and property which enter into the production of different levels and
sophistications of man-made structures and environment.
The architect, in the process of translating abstract ideas into meaningful
concrete terms, produces documents in the form of a data base report, an
architectural program, a feasibility study, an appraisal report, an impact analysis
report, a space-organizational set-up report, a site planning analysis and evaluation
report, an operational programming report, building programming and scheduling
report.
SPECTRUM OF THE ARCHITECT’S SERVICES

A complete and detailed documentation of construction or erection


drawings is prepared consisting of the architectural plans, the
plumbing/sanitary plans the mechanical/air conditioning plans, the civil work
plans, the technical specifications and other bid documents.
Aside from these, the Architect can prepare the post-construction
management document, the operating manual, the maintenance manual,
and other form of written and graphical documentations necessary for the
effective and efficient functioning of the man-made structures and
environment.
An appreciation of this scope of services of the Architect will bring into
focus the crucial role that the Architect assumes in the realization of abstract
ideas into tangible and meaningful terms.
Between abstract ideas and the physical world, stands the Architect.

Upon Signing of Agreement = 5%
Upon the Completion of Schematic Design Services = 15%
Upon the Completion of Design Development Services = 35%
Upon Completion of the Contract Document Phase = 50%
The remaining 15% Shall be (10%) for the Architect’s Liability Under the Civil Code and (5%) for the
Preparation of Contract Document Forms and Periodic Visit.
Upon Completion of the Construction Work, Necessary Adjustments to the Professional Fee Shall Take
Effect.

METHOD OF COMPENSATION
Architect on ID = 15% (12%-20% varying on complexity) & 5% if Client pays the ID
On ACE/LD = 10%-15% varying on complexity & 5% if Client pays the ACE/LD
On PP/CP = 50ha (P5T/ha), +50-100ha (+4.500/ha), +100-200ha (+4T/ha), +200ha
(3T/ha)
SCHEDULE OF PAYMENT = 30% for Preliminary Design, 50% for Final Design, and 20% upon
the completion of the project.
SCHEDULE OF MINIMUM BASIC FEE FOR VARIOUS
BUILDING TYPES
*SIMPLE STRUCTURES 6% of the Project Construction Cost
*MODERATE COMPLEXITY 7% of the PCC
*COMPLEX DESIGNS 8% of the PCC
*RESIDENTIAL 10% of the PCC
*MONUMENTAL STRUCTURES 12% of the PCC
*STRUCTURES INVOLVING DETAILED & INTRICATE DESIGNS 15% of the PCC
*REPETITIVE DESIGN
(1st = Full MBF, 2nd = 80% of MBF, 3rd = 60% of MBF, 4th & on = 40% of MBF)
*HOUSING PROJECT (1st = Full, 2nd to 10th = 60% of MBF, 11th & on = 30% of MBF)
*ALTERATIONS / RENOVATIONS 150% of the original MBF
*ARBITRATION (Consultancy = P200 per hr / Expert Witness = P500 per Appearance)
NOTE: Fixed figures shall be adjusted based on value of money in the year 1979

P200M+ to P500M - P9.5M + 3% of the amount exceeding P200M

P500M+ to P1B - P18.5M + 2% of the amount exceeding P500M

Above P1B - P28.5M + 1% of the amount exceeding P1B
