Macapagal Boulevard. Strengths enumerate the potential and assets of the site, while the weaknesses pinpoint the deficiencies, yet opportunities that can be further
improved. On the other hand, opportunities and threats are future challenges architectural design will face for the
STRENGTHS
The site is situated in a clear commercial zone, away from overly congested areas; therefore, noise and air pollution is barely visible.
The site is a corner lot, thus having access to both roads of Coral way and Diosdado Macapagal Boulevard.
Although located near seaside, the area where the site is located has a low frequency of flood.
Has a steady flow of vehicular traffic regardless of the time
The zone where the site is located in is a C-3 zone, wherein high-rise buildings are preferably built on.
WEAKNESSES
Minimal vegetation is currently present on site, and its surroundings.
Slightly away from available transportation options like bus and jeepney terminals, and the nearest train stations.
OPPORTUNITIES
The site is surrounded by modern contemporary buildings paving the way to blend the proposed BPO center with the adjacent structures.
Opportunity to install glass curtain walls to make use of the relaxing view of the sea.
Accessible to other commercial structures due to the area’s well-planned development and tailored for commercial structures.
THREATS
The soil present in the site has a high liquefaction potential, moreover it is several kilometers away from an area where a liquefaction incident happened in 1990.
Since the area where the site is located is a developing commercial area, future BPO Centers near the vicinity may be the cause for competition within the area.
The site is near a river which may cause unpleasant odor around the area.
