NOTE:
All materials are of standard class yet ECONOMIC. Improvement on the quality of materials above
what is necessary or as stated herein shall be upon prior approval of the owner, with full understanding
of the cost adjustments.

DIVISION 2: SITE WORKS


Staking- use 2” x 2” good lumber with pointed edge as stakes.
Earthfill- locally available “panambak” which is composed mostly of earth and least amount of sand
shall be deemed acceptable as earthfill. Use “escombro” if available. “Mixed” river sand shall also be
allowed but see to it that it is properly compacted. The rubble to be recovered from the subsequent
demolition of the existing building shell at the site shall also be used as “backfill”. See compaction.
Backfill- the soil from excavation of additional columns to accommodate the second floor structure shall
be used as backfill materials. See compaction.
Termite control- Use Chlordane brand, Solignum brand or equal for soil poisoning. Submit alternative
samples for approval.
Compaction: see Supplementary Specs

Gravel Bedding: see Supplementary Specs

DIVISION 3: CONCRETE
Lumber Forms: Use only 2” x 3” coco lumber forms or larger. DO NOT ACCEPT 2” x 2” for whatever
reason.
Plyforms: shall be 18mm to 25mm thick of marine type or phenolic form boards. Submit samples for
approval.
Release- agent: shall be a derived from petroleum products at a specified mix (see Supplementary
Specs)
Common Wire Nails: locally available CWNs are acceptable.
Scaffolds: H frames, A-frames, metal adjustable shoring jacks shall be provided as necessary.
Slab form: N/A
Stair Forms: N/A

Rebars
Grade: All the reinforcement bars shall be of approved type and quality. Submit samples for approval.
Brands: N/A
Sizes: Use 10mm diameter for stirrups and ties and CHB walls (Do not accept 9mm). Use 12mm
diameter for slabs (do not accept 10mm). Use 12mm diameter for beams, columns and stiffeners.
Additional short rebars at support and at midspan shall be of the same diameter as the long bars.
Rust: Do not accept rusted rebars.
Anchors: use anchor bolts with corresponding plating. Alternatives are allowed. Submit alternative
samples for approval. Anchors embedded in the concrete shall be a minimum of 12mm diameter bar
buried 0.60m in concrete, and shall be full-welded to adjacent rebars. Bend the end of anchor bars at
least 150mm.
Portland cement
Brands: Portland cement from manufacturers such as Holcim cement brand, Eagle Advance cement
brand, Northern Cement brand, Republic cement brand, La Farge cement brand are all acceptable.
Packaging: Use cement in 40kgs packaging. Apply waterproofing admixture such as Sahara
Waterproofing (ratio 1:1) for exposed suspended slabs and toilet and bath suspended slabs, following
the recommended application.

Cast-in-place concrete
Concrete Mix. Use ONLY Class A concrete for beams, slabs, columns, and all members subject to
bending stresses. Usage of Class B mix shall be allowed for members NOT subject to bending stresses.
Usage of Class C mix is strictly NOT allowed. The usage of higher class concrete for lower class
applications is NOT prohibited and is a matter of taste for the Contractor to decide.

Cement. Use Holcim Brand Cement (see Cement brands for alternative), Type IA Normal, which
comes in 40kgs bags. See to it that the cement is properly stored and handled, avoiding damp and

moisture by elevating the stack of cement in storage as prescribed by the manufacturer, and prohibiting
laborers from suddenly dropping the bags. Under NO circumstances shall the bags be allowed to drop
while handling, even when blending the mix.

Aggregates. Use washed (stock-piled) sand and gravel, Crushed or processed rock aggregates are
preferred. Locally sourced river quarry shall be accepted also.

Mixing Method- Use machine mixing method to prepare the cast-in-place concrete/ Hand Mixing may
also be allowed.

DIVISION 4: MASONRY WORKS


CHB Locally available custom made CHB are allowed. Submit samples for approval. Reject batches
that crumbles at rate of 1 per 100 during transport and handling.
Bond: Use running bond, unless in such case where the design warrants otherwise (spec. stack bond)
such as concrete mullions, and the like. The exception to this is IF the vertical reinforcement to be used
is spaced at every 400mm interval, then STACK bond may be used instead.

Rebar: The reinforcement of each and every wall, unless otherwise stated, shall be as follow: 10mm
diameter DSB spaced at a 600mm x 600mm grid. Use 400mm x 600mm grid where common sense
dictates.
Short bent bars: Use 10-12mm short bent bars to reinforce each corner of all fenestrations (doors and
windows).
Plastering works: use 1:2 cement to sand ratio (by volume) for plastering or as deemed necessary.
Mortar topping shall be at a ratio of 1:3 cement to sand ratio (by volume). Mortar topping or binder
must be laid in such thickness that will ensure 200mm spacing of each component blocks of successive
masonry courses. This is about 10-25mm in most cases.

DIVISION 5: METALS

ROOF TRUSSES and ACCESSORIES

Use only 50mm x 50mm x 5mm thick angle bars for both top and bottom chords. Use 50mm x 50mm x
5mm able bar for web members and as compression struts. Gusset plate may or may NOT be used.
Use 9-12mm diameter smooth round bar as sag rod. Use 9-12mm diameter smooth round bar as
diagonal bracing and provide turnbuckles of appropriate size to apply correct amount of tension to the
system.
Use 50mm x 75mm x 1.2mm C-Purlins.
Use Boysen Red Epoxy Primer for corrosion protection of assembled structure.
Use Nihonweld, CIGWELD brand welding rods or equal. Submit alternative samples for approval.
Apply full weld when and where necessary.

DECORATIVE METAL WORKS


All decorative metal works including railings and fence shall be of tubular/ sectional steel construction.

Stainless steel sections, if used, shall be welded with special rods intended for stainless steel.

SECURITY GRILLES (additional item)


All metal security grilles shall be owner-supplied, and minimum of such sturdy construction fit for its
intended function. Verify contract (particularly BOM) if such features are included.
All security grilles located on the front façade shall be mounted inside, everything else may be mounted
outside. All security grilles must be operable.
If security grilles are to be installed, non-operable steel security grilles are EXTREMELY
DISCOURAGED due to the risk of occupants being trapped in a possible fire.

DIVISION 6: WOOD AND PLASTICS


All plywood to be used for cabinetries at the ground floor level shall be 18mm thick plywood/plyboard,
as deemed necessary by architect. Brands: Use of any brand such as Nebraska brand, Agusan brand,
Shuta brand, Zamboply brand or equa are all accepted. Submit alternative samples for approval.
All backer boards shall be 6mm thick marine plywood with plastic laminate finish or painted.
Melamine laminate: Use painting for cabinet finishes. If applicable, laminate shall be 3mm to 18mm
thk. Use Bostik brand rubber cement adhesive to apply the laminate finish to the plywood substrate.
Plastic laminate thinner than 3mm is allowed for dirty kitchen’s cabinet. Submit alternative samples for
approval.
Plastic edging: Use PVC plastic edging for all cabinet door faces 1-4mm thk or as deemed
appropriate by architect. Use Bostik brand rubber cement adhesive to apply. Submit alternative samples
for approval.

DIVISION 7: THERMAL AND MOISTURE PROTECTION


ROOFING SYSTEM
Roofing sheet- use 0.4mm thick Union Galvasteel brand corrugated (Dura-Corr)/ rib-type (Dura-rib)
roofing sheet, or equal. Alternative brand are COLORSTEEL, DN, etc. Submit alternative samples for
approval. Reflective insulation is NOT included but may be added as per owner’s request.
Bended metal accessories except gutter flashing- use 0.4mm thick 4’ x 8’ pre-painted plain sheet from
Union Galavasteel or equal. Submit alternative samples for approval.
Gutter Flashing Use bended gutter flashing from 0.4mm thick 4’ x 8’ GI color plain sheet. Submit
alternative samples for approval.
Tekscrew Use 2 ½” tekscrew as roofing sheet fastener. VERIFY SIZE
Blind Rivet Use 5/32 x 7/16” blind rivet as bended metal accessory fastener. VERIFY SIZE
Sealant: Use Super Vulcaseal brand as sealant, especially in inside the gutter applications. DO NOT
use silicone sealant to pre-painted roofing, and DO NOT use the Vulcaseal where it is prominently
exposed- such as the outside of gutter. Submit samples for approval.
Touchup paint Use color-matched touch-up paint to hide the heads of fasteners and sealant. Submit
sample for approval.
Gutter drain screen: use matching drain screen such as perforated PVC pipe or manufactured GI drain
screen.

Gutter leader/ downspout: use 3” diameter PVC pipe as downspout conductor, embed in concrete-
works if possible. Spray paint finish if exposed, verify architect.
Spandrel: (optional) Use only minimum of 0.4mm thick spandrel from Union Galvasteel brand, APO
Galfan Brand, or equal as substitute for exterior plaster board ceiling system.

WATERPROOFING SYSTEM
For waterproofing, use Pioneer 101 4.54kgs pack waterproofing, WATERTITE 102 4.54kgs or equal
brand. Apply waterproofing 300mm from floor finish around the perimeter of the room to be
waterproofed. Waterproof balconies, toilets, canopies, etc. as per plan. Use Sahara waterproofing
admixture if said brand is not available.
Brands: SUPER THOROSEAL brand, MASTERSEAL 450 slurry, Dr.Seal Membrane, XYPEX brand,
VANDEX brand, OWENS CORNING brand, SIKA brand, BETONIT brand, SAHARA brand, BETONIT
brand, SEALCRETE cementitious waterproofing system, etc. Submit alternative sample for approval.
Silicone Sealant: Use ABC brand glaze grade silicone sealant to caulk windows. Shelley’s Silicone
Sealant is acceptable more expensive replacement. Submit alternative sample for approval.
Roofing Sealant- Super Vulcasel (see above).
INSULATION
Insulation is NOT included within the scope of the project. If added as per owner’s request. Use 12mm
thick 1-sided reflective roof insulation from UNION GALVASTEEL brand or equal. Generic alternative
are allowed, submit alternative sample for approval.

DIVISION 8: DOORS AND WINDOWS


Schedule of Doors and Windows shall prevail.
Doors- all bedrooms shall be installed with solid wood panel doors, as per Schedule. Refer to Schedule
for further information.
Door frames- all metal door frames shall be +1mm thk steel jamb from MAXSTEEL, or from other
equally trusted manufacturer, save for unknown manufacturers but with thicker sections.
All wood door frames shall be delivered prior to and dry-fitted with ongoing masonry works. It shall be
handled and stored in such careful manner that will prevent distortion that may translate if fitting issues
later on. It shall also be painted during the finishing work so as to avoid damage if painted earlier.
All door hardware shall be of appropriate type for its intended usage and shall be of quality make.
Verify architect for approval. Brand: All door hinges shall be from Sentry brand, Faultless, Amerilock or
equal. Use minimum of three pieces per door panel.
Windows- all bedrooms shall be installed with analok-type aluminum sliding window, as per Schedule.
Insect screen shall be included as per owner’s request only. The large panel windows in the façade
shall be aluminum type. Verify Architect.
All bathroom windows shall be awning-type aluminum frame window, as per Schedule.

DIVISION 9: FINISHING
PAINT

All painting works for this project, except as herein specified, shall be done with the use of Boysen
Pacific paint products, Davies Paint or equal.
The painting subcontractor shall supply all labor, paint materials, tools, staging, and equipment
necessary, and shall perform all painting and finishing work for this project.
The painting subcontractor shall store his materials in one place in the building to be kept neat and
clean, care being taken in the storage of paints, oils, etc. to prevent danger of fire. Oily rags shall be
kept in metal containers and shall be removed from the building every end of the working day. Failure to
comply shall be noted as safety violation.
Upon completion of the painting works, the painting contractor shall remove any paint spots from all
finished work. He shall present his work to the Architect/ engineer-in-charge of construction, free from
blemishes and rubbish generated by his workers. The architect shall then promptly, as in immediately,
inform the owner about this progress and that he is already satisfied, or not.
It shall be the painting contractor’s responsibility to protect his work and those of other contractors
during the time his work is underway. He shall be responsible for any damage to the work or property of
others caused by his employees or by himself.
Before any painting is done, all surfaces shall be cleaned, smoothed and freed from dust, dirt, grease,
oils, loose mortar, rust and other foreign substances that may contaminate the paint and compromise
the finish. All parts where paint remover has been used shall be washed off with paint/ lacquer thinner.
All paint shall be spread/ applied evenly and carefully.
All paint and paint materials shall be delivered to the building site in unbroken packages, bearing the
marks of the specified brand. No adulteration of specified paints with other brands shall be allowed.
INTERIOR MASONRY: 3-coat paint system, base coat: Boysen Permacoat flat latex, top coats: Boysen
Permacoat Matte/ Semi-gloss. Use 16-liter packages.
Alternative: Davies brand paint, ACE brand paint. Do not accept paints from lower quality brand.
EXTERIOR MASONRY: 3-coat paint system, base coat: Boysen Permacoat flat latex, top coats:
Boysen Permacoat Semi-gloss. Use 16-liter packages.
Alternative: Davies brand paint, ACE brand paint. Do not accept paints from lower quality brand.
Elastomeric finish may also be substituted in place of acrylic finish.
INTERIOR CEILING: 3-coat paint system, base coat: Boysen Permacoat flat latex, top coats: Boysen
Permacoat Matt/ Semi-gloss. Use 16-liter packages.
Alternative: Davies brand paint, ACE brand paint. Do not accept paints from lower quality brand.
EXTERIOR CEILING: 3-coat paint system, base coat: Boysen Permacoat flat latex, top coats: Boysen
Permacoat Semi-gloss. Use 16-liter packages.
Alternative: Davies brand paint, ACE brand paint. Do not accept paints from lower quality brand.
FENCE: use Elastomeric paint from Boysen Pacific Paint brand or Davies Paint brand. Follow
recommended usage. Use 16-liter packages.
TRUSS: use red epoxy primer from Boysen Pacific Paint brand or equal. Apply QDE topcoat. Use
Boysen brand QDE or equal.
METALWORKS: use epoxy primer as base coat, apply QDE topcoat. Use Boysen Brand or equal.
RAILINGS: use as recommended by paint manufacturer. Verify Architect.

ROOF: N/A. Roof must be pre-painted.
GUTTER: N/A. Gutter must be pre-painted.
DOOR FINISH: Apply 2-3 coats of epoxy primer before applying the topcoat. Verify color architect.
NEUTRALIZER: shall be from Boysen Pacific Paint Brand or equal.
PAINT REDUCER shall be from Boysen Pacific Paint Brand or equal.
PAINT THINNER shall be unspecified.
AVOID using paint products from different manufacturers, Use All Boysen or all Davies as much as
possible.

TILES
FLOOR TILES Use 600mm x 600mm homogenous tiles (more economical choices over
expensive ones) for larger area, strictly follow the tile layout plan and verify color to Architect.
FLOOR TILES (bathroom): Use 600mm x 600mm or 300mm x300mm homogenous tiles (aka
“porcelain”) or vitrified tiles, strictly follow the tile layout plan and verify color to Architect.
WALL TILES (bathroom): Use 600mm x 300mm, 600mm x 200mm and/or 200mm x 300mm
decorative ceramic wall tiles, strictly follow the tile layout plan and verify design and color to
Architect.
TILE ADHESIVE: Use ONLY tile adhesive for setting the tiles. NEVER use Portland cement.
Use ABC brand, Baufix brand, Master Brand, Betonit brand, or equal. Apply as is and do not
mix with Portland cement.
TILE GROUT: Use ABC brand, Betonit brand, NOVTEK brand or equal. Apply as is. Do not
mix the grout with Portland cement. Clean ASAP.
TILE GROUT SEALER: Use Betonit brand or NOVTEK brand tile grout sealer, apply as
recommended by the manufacturer.
GARAGE FLOOR
The garage floor shall be prepared to receive 300mm x 300mm garage tiles. Garage tiles shall be
owner-supplied. Not applicable .

SUSPENDED CEILING SYSTEM- LIGHT METAL FRAME

Carrying and Furring Channels- Use standard carrying channels in combination with
standard furring channels. Submit samples for approval.

Wall angle. Provide prefabricated (bended) 50mm x 30mm wall angle from 0.5mm thk pre-
painted plain sheet metal in lieu of the standard 25mm wall angle. Use of concrete nail for
fastening the wall angle to the concrete wall is encouraged.

W-clips. Use W-clips for fastening furring channels to the carrying channels. Alternate the
orientation of W-clips with respect to the adjacent clips around it.

Hanger/ suspender. Provide 6m 9mm diameter DSB as hanger rod or the more expensive
standard hanger rod with standard adjustment clip that comes along with the system. In the
absence of all aforementioned suspension systems, the contractor may use carrying channels

fastened on C-purlins instead. In case of the latter, the carrying channels must be oriented
parallel to the purlins so that the hanger channel lay flat with both purlins and carrying
channels. Provide cross-bracing.

Fastener. Provide all the necessary types and numbers of fasteners, unless otherwise stated
in Plans or other pertinent documents.

Gypsum Plaster Board- Provide gypsum board from either any of these brands: ELEPHANT
BOARD brand ceiling panels by SIAM GYPSUM, BORAL brand gypsum board, THAILAND
brand, SHEETROCK brand, SHERABOARD brand, GYPROC brand (or equal local brand) 10-
12mm thk gypsum board as the ceiling panel.
Use Moisture-proof “Green” wallboard as ceiling panel for areas subject to moisture such as
toilets and exterior applications. Use black screws for fastening, submit alternative samples for
approval. Endure that the head of any fastener lay flush with the surface or slightly burrowed
within the material so that gypsum putty may have something to hold on to.

Gypsum Joint Tape- the contractor shall provide the gypsum tape, be it gypsum mesh or joint
tape made of construction grade Kraft Paper. The tape must be completely concealed by the
compound when rendered.

Gypsum Putty/ gypsum compound. Provide the necessary gypsum compound, preferably
from Betonit, Novtek, Certainteed or equal. Submit alternative samples for approval.

Do NOT use gypsum compound that has outlived its prescribed working time. Dispose of it
properly as specified by manufacturer and NEVER mix it in newer batch. Smooth the joint with
progressively finer abrasive sand paper. Painting may NOT commence until the Architect or his
duly assigned representative has inspected and is satisfied with the surface preparation of the
ceiling.

Ceiling White Paint

Type. Use flat wall enamel by Boysen or equivalent by Davies paint. Submit alternative
samples for approval. Do NOT use cheaper “Economical” alternatives.

Finish. The default ceiling finish shall be Flat Wall Latex from Boysen Paint over properly
prepared surface of the suspended Gypsum Board Ceiling System. Verify manufacturer for the
proper and correct application of the paint finish.

Number of Coats. The coating of the ceiling finish shall be as follows: Flat Wall as base, and
two succeeding coats from same manufacturer as top coats. The surface of the ceiling shall be
cleaned free of any contaminants prior to application to ensure good adhesion.

Application. Verify manufacturer.

DIVISION 10: SPECIALTIES


GRAPHICS, FIREPROOFING is NOT included within the scope of the project.
FIRE EXTINGUISHER (additional item): shall be owner-supplied. Use appropriate type of FE.
FIRE ALARM and DETECTION: N/A

Fire Alarm (additional item): generic


Smoke Detector (additional item): generic

DIVISION 11: EQUIPMENT


Ventilators and Exhaust fans: shall be owner-supplied. Steel grille protection shall be provided by the
contractor. Metal type wall-mounted exhaust fans are preferred for kitchens. Ceiling-mounted exhaust
fans are preferred for each CR.

Exhaust fans, type (additional item): Exhaust fans can be anywhere from 12” up to 17” and may be of
plastic make. Use wall-mounted 1 heavy-duty metal exhaust fan with automatic dampers for the daily
kitchen. The use of plastic is NOT allowed for this particular area. Submit samples for approval.

Exhaust fans, power connection (additional item). The exhaust fan shall be wired directly to a
control switch. In the case of toilets & baths, wire the exhaust fan together with the main light such that
only a single switch controls both a light and the fan.

Water-heater: are owner-supplied.


Waste- disposer: shall be owner-supplied.
Pressurized water tank: shall be owner-supplied.

DIVISION 12: FURNISHINGS


Save for built-in kitchen cabinet and nook, plus built-in closet for each main rooms, Furniture and
appliances are NOT included within the scope of this project.

DIVISION 13: SPECIAL CONSTRUCTION/ ASSEMBLIES

DIVISION 14: CONVEYING SYSTEM
Conveying Systems are NOT included within the scope of this project.
DIVISION 15: MECHANICAL
AIRCONDITIONING SYSTEM is NOT included within the scope of this project. Air-conditioning shall be
owner-supplied and installed. Air-conditioning subcontractor shall coordinate roughing-in, as plumbing
system shall include air-conditioning requirements. Exposed refrigerant lines are NOT acceptable.
FIRE-SPRINKLER SYSTEM is NOT included within the scope of this project. FSS shall be owner-
supplied and installed. FSS subcontractor shall coordinate roughing-in. Exposed FSS lines are NOT
acceptable.
PLUMBING (see Supplementary Specs)
Pipes and accessories: Verify architect for approval.. PPR waterline may also be allowed as more
expensive alternative. DO NOT accept cheaper alternative for use in waterline. Cheaper alternatives
ARE allowed as per architect’s approval.
Cast Concrete Pipe: N/A
Floor drain, CR: Use SS (stainless steel) floor drain.
Grease trap: Cast-in-place concrete, with steel grating cover, fabricate on site

Panel Board: Use American brand or equal. Use of Ever brand or equal shall also be allowed. Verify
architect.
CCTV system: shall be owner-supplied and out of the scope of the project.
FIRE EXTINGUISHER (additional item): shall be TYPE C for electrical fires.

Additional Items: are NOT included within the scope of the project, shall be owner-supplied and/ or
installed.

Substitutions of specified material: Substitution is generally not allowed save for special
circumstance. Substitution to a lesser specification shall not be allowed. Submit samples for other
alternatives (same specification, different brand), subject for Owner’s approval.

Switches

Switches shall be installed in exact location as described in the plan. Each switch shall only serve the
particular fixture as described in the plan.

Switches shall be of quality and approved type and make such as Anam brand, Bticino Brand,
Schneider Electric Brand, Schneider Electric brand, Panasonic National Brand, where exposed (i.e. use
decorative switch plates/ sets), and/or Royu, Omni, Eagle Brand (or equal) where inconspicuous.
Present sample/s to Architect for approval when using other option.

Convenience Outlets

Shall be of quality and approved type, and make such as Panasonic National Brand, or equal where
exposed, and/or Royu, Omni, Eagle Brand (or equal) where inconspicuous. VERIFY BILL OF
MATERIALS as to the final type and make. Use only universal types for new installations. DO NOT
locate any convenience outlet within the compartment for the LPG tank (inside the kitchen’s base
cabinet) nor directly underneath an angle valve (such as inside base cabinet underneath kitchen sink).

Mount the CO at a minimum height of 0.30m O.C. from the finish floor level. Mount the CO at least
150mm O.C. from countertop height or desk height it serves. Where CO’s will be located outside, refer
to the next:

Special Outlets (VERIFY PLAN FOR LOCATION)

Weatherproof Convenience Outlets: Where CO shall be located on the outside of a wall, it shall be
weatherproof (with covers) and of quality and approved type and make, such as Eagle Brand or
Panasonic or equal.

Air-conditioning Outlets: Shall be of quality and approved type and make, such as Eagle Brand or
Panasonic.

Data Outlets: telephone and TV cable outlet shall be of quality and approved type and make, such as
Eagle Brand or Panasonic. Cheaper alternative such as Royu is allowed.

All air-conditioning units shall have a separate circuit and NO other appliance/s of any sort is allowed to
share the circuit.

Wires/ Conductors.

Under in no circumstances shall wiring installation allowed to be exposed. The conductors shall be
housed inside approved conduit intended for electrical applications. Verify load schedule for the correct
resize of wire.

Use Phelps Dodge brand for the main runner and main distribution lines. Use Phelps-Dodge brand or
Columbia brand (or equal) for the rest, such as for lighting and power distribution
