Deed of Absolute Sale

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale made and executed by and between:

LEANDRO D. ENRIQUEZ, of legal age, Filipino Citizen, single and with residence at 28 Cliff
Drive Blue Ridge, Quezon City, hereinafter referred to as the SELLER;

-and-

Sps. HERMINIO CASTILLEJOS LINDO and EVELYN BARREDO LINDO, Filipinos, of legal
age, married and with residence address at #27 Gov. Drive, Brgy. I-A Ternate, Cavite, herein referred
to as the BUYER;

WITNESSETH: That

WHEREAS, the SELLER is the owner of a parcel of land without improvement, more
particularly described, to wit:

Transfer Certificate of Title No. T-363434

A parcel of land (lot 529-C of the subd. Plan Psd-59841, being a portion of Lot 529 of the
cadastral survey of Ternate, L.R.C. Cad. Rec. No. 1331) situated in the BO. Of San Jose, Mun. of
Ternate, Prov. Of Cavite. Bounded on the S.E., along line 1-2 by Road on the S.W., along lines 2-3-4
by Lot 529-B of the subd. Plan; on the N., along line 4-5 by San Juan River; and on the N.E., along
lines 5-6-7-1 by lot 530 of Ternate Cadastre. Beginning at a pt. marked “1” on plan, being N. 22 deg.
02’E., 821.05 m. from BLLM 3, Ternate Cadastre; thence S. 54 deg. 48’ W., 50.89 m. to pt. 2; thence N.
23 deg. 55’E., 26.49 m. to pt. 3; thence N. 18 deg. 19’ W., 115.88 m. to pt. 4; thence S. 76 deg. 53’ E.,
60.97 m. to pt. 5; thence, S. 13 deg. 28’ E., 32.49 m. to pt. 6; thence, S. 42 deg. 19’W., 6.94 m. to pt. 7;
thence S. 25 deg., 58’E., 60.45 m. to the pt. of beginning containing an area of FIVE THOUSAND
EIGHT HUNDRED EIGHTEEN (5,818) SQUARE METERS. All pts. Referred to are indicated on the
plan and are marked on the ground as follows: points 2,3, and 4 by PS cyl. Cone. Mons. And the rest
by Old corners; bearings true; date of the original survey, July 10-Spet. 10, 1929 and that of the subd.
Survey, Sept. 29-30, 1960. Approved on Feb. 2, 1961.

WHEREAS, the SELLER is selling the subject property and the BUYER is interested to buy
the same;

NOW THEREFORE, for and inconsideration of the sum of ONE MILLION FIVE HUNDRED
THOUSAND PESOS (P 1,500,000.00), Philippine currency the receipt of which in full is hereby
acknowledged by the SELLER from the BUYER to his entire satisfaction, the said SELLER do hereby
SELL, TRANSFER, CONVEY the aforesaid parcel of land, unto and in favor of the BUYER, his
successors and assigns, free from any and all liens and encumbrances of whatever kind or nature.

The SELLER shall execute, deliver and submit to the BUYER any and all additional
documents that may be required to complete the title of the BUYER to the above-described Property,
so that the same may be registered in the name of the BUYER;
