1.0 General Overview


The main purpose of the investigation was to undertake Soil Infiltration tests in accordance
with CIRIA and Building Regulations Approved Document H (2010).
The proposed development consists of the erection of a new dwelling on the site of the
existing surgery.
See location plan and proposed site plan Appendix (A)

Existing Drainage on Site:


When visiting the site, it was observed that there were a number of drainage manholes
present.
A simple survey was carried out and it was found that a 225mm diameter main sewer that
runs across the site (running parallel to the surgery) with connections leading from the
surgery and the neighbouring property.
There is also a 450mm diameter main surface water drain leading from the neighbouring
Exchange property (running parallel to the surgery) to a manhole located on the site, adjacent
to the main highway.
Unless an easement (from centre of pipe) of 3m can be maintained from the 225mm sewer
drain and 4.5m from the surface water drain then an application should be made to the WWA
for S185 (diversion) agreements.

2.0 Site Conditions


The excavation area consisted of average 300/350mm thick topsoil with a stone/clay mix
subsoil beneath which continued beyond the base of the excavation.

Tial Pits:
On the 17th September 2016, two trial pits were excavated.
TP1 was excavated to a depth of 1350mm below ground level.
TP2 was excavated to a depth of 1300mm below ground level.
The depth of the trial pit included a hole at the base 300 x 300 x 300mm depth.

3.0 Soil Infiltration Results

The data from the soakaway trial pits can be found in Appendix (D&E)

TP1 : Average 350mm thick topsoil with a stone/light clay mix layer beneath, which
continued beyond the base of the excavation.
TP2 : Average 300mm thick topsoil with a stone/light clay mix layer beneath, which
continued beyond the base of the excavation.
No groundwater was encountered.

4.0 Conclusions

Surface Water:
The findings indicated that the infiltration value of the ground was adequate to accept a
soakaway as a medium for discharging surface water run-off from the proposed dwelling and
drive.
See Appendix (D) for infiltration calculation data.

The calculations are based on 1 in 100 year return storm with 30% CCF.
The result for the worst case infiltration result (TP2) has been taken for the calculations.
Areas:
Drive catchment area of 93m2.
Roof catchment area 100m2.

The calculations show that a blanket soakaway 7.5m x 7.5m x 0.20m depth is sufficient to
accommodate surface water run-off from the drive and the dwelling.
It is recommended however, that the entire drive area be utilised as a blanket soakaway.
This will provide greater storage over and above that required by calculation.

Terram (or other approved geotextile) to be placed over the base of the excavated soakaway
area and taken up the side of the pit and then lapped over the clean stone after placement.
The porous pavior finish can then be constructed over the soakaway (to manufacturer’s
instructions).
The pipework leading to the soakaway will be solid 110mm dia. underground pipework with
110mm dia. perforated underground pipework laid within the blanket soakaway.
The perforated pipework will allow for an even distribution of the surface water through the
soakaway.
The surface water run-off from the roof of the dwelling will be discharged into a manhole
soakaway located between the dwelling and the access road.
Care to be taken that no tree roots are damaged in the excavation.
