SCALE OF PROFESSIONAL FEES

•Typically the first question from potential clients is


“How much do you charge for…?”
• Architects typically develop their fees based on the services
required of them.
The fees paid to the Architect are for:

•The efforts involved in preparing designs,


•The cost involved in making drawings and other documents,
•The cost of supervision in terms of time of the Architect,
•The fees paid to the different Consultants appointed by the
Architect, and
•Adequate compensation for responsibilities undertaken by the
Architect.
This fee would not include ….
•specialized design consultants required for Needs
Assessments, Programming,
•Acoustical Engineering,
• Interior design,
•Landscape Architecture,
•Civil Engineering,
•Food Service of commercial kitchen planning and design and
• Construction Cost Estimating.
Architect’s fees may be structured as…..
1. A percentage of the cost of construction. However, this type of
fee may not be appropriate for all types of projects and is
typically utilized on larger projects.
2. Smaller projects, projects with a limited scope of work or
projects of a specialized nature may utilize either a
“negotiated” or “stipulated sum” fee, an “hourly” rate fee for
services rendered or a “cost plus” fee.
PROFESSIONAL FEE :

In consideration of the professional services rendered by the


Architect, he shall be paid professional fee and other charges in
accordance with the Scale of Charges.
• Any tax levied by law, such as Service tax, etc. contingent to
professional services rendered by the Architect, shall be payable
by the Client, over and above the gross fees charged by the
Architect in relation to the services provided.
HOW MUCH FOR ONLY DESIGNS ?...

An Architect’s work is broken into 3


stages.
1. Design and planning.
2. Detailed working drawings, tender Fees-
drawings and tendering. what you get for your money-
-you get what you pay for…….
3. Construction administration and
supervision.
HOW MUCH FOR ONLY DESIGNS ?...

So if a Client wants only designs and planning only, the fees will be
approximately one third of the full fees.

If the Client wants only the design and working drawings


necessary for his Contractor to construct (and does not require
the Architect’s supervision), then the fees will be
approximately half of the full fees.

The fee payable to the Architect shall be computed on the
actual cost of works on completion. The payment due to the
Architect at different stages be computed on the following
basis:
Some key points….
•No deductions shall be made from the fee of the Architect on
account of penalty, liquidated damages, part rates or other sums
withheld from payment or recovered from contractors/ suppliers.
•the percentage fees shall be calculated as if the work had been
executed wholly by the contractor supplying all labor and new
materials.
•The actual cost of the completed works shall include cost of
execution of assigned works, referred to in Scope of ….but
excluding the cost of land.
REIMBURSABLE EXPENSES :
In addition to the amounts reimbursable against site visits by the
Architect/ Consultant, the Client will reimburse the Architect the
following expenses incurred by him for discharge of his
obligations:
•Actual cost of travel (to & fro), boarding & lodging and local
transport for any visit made by his staff to the site or such other
place as may be necessary in connection with the execution of
work and in connection with the performance of duties referred
to in this agreement.
REIMBURSABLE EXPENSES :

• presentation models,
•computer simulation,
•presentation drawings, etc., prepared at the instance of the
Client for purposes other than the Design and execution of the
project.

TIME SCHEDULE :

The Architect shall, in consultation with the Client, prepare a Time


Schedule in respect of various services to be rendered and
discharge of Client’s obligations.

EXTENSION OF CONTRACT AND REIMBURSEMENT FOR THE SAME


ARBITRATION :
All disputes or differences which may arise between the Client
and the Architect under “Conditions of Engagement and Scale
of Charges” with regard to the meaning or interpretation or
matter or things done or to be done in pursuance hereof, such
disputes and differences shall be referred for arbitration to the
Council of Architecture.
ARBITRATION :
•The arbitrator shall be appointed by the President, Council of
Architecture.
•The arbitration shall be conducted as per the provisions of the
Arbitration and Conciliation Act, 1996.
•The decision and award of the arbitrator shall be final and
binding on the Architect and the Client.

Individual / independent house – 7.5% on the cost of works assigned.
Single block housing and sites upto 0.5 hectares – 5.0% on the cost of works assigned.
Sites more than 0.5 hectares and upto 2.5 hectares – 3.5% on the cost of works assigned.
Sites more than 2.5 hectares and upto 5 hectares – 2.5% on the cost of works assigned.
Sites more than 5 hectares – 2.0% on the cost of works assigned.
All projects other than housing: 5.0% on the cost of works assigned.
Repetition of building in same campus: 2.5% on the cost of works assigned.
Repetition of building elsewhere: 3.5% on the cost of works assigned.
Site development: 2.5% on the cost of works assigned.
Architectural conservation, retrofitting, additions and alterations: 7.5% on the cost of
works assigned.
Interior architecture, signage, graphic design: 7.5% on the cost of works assigned.
Landscape architecture: 7.5% on the cost of works assigned.
Urban design: 1.0% on the cost of works assigned.
Advisory consultancy charges: rs 10,000/- per day for outstation project, rs 4,000/- per
day for local project.

3. CALCUALTE THE TOTAL FEE PAYABLE TO YOU AS PER THE PROJECT TYPE.
4. MAKE A SCHEDULE OF PAYMENTS BY CALCULATING THE AMOUNT AT
EACH STAGE.
5. ADD EXTRA COSTS LIKE SITE VISIT ETC. AS PER ACTUAL LOCATION OF SITE.
6. COMPILE AND PRESENT TO THE CLIENT

DATE OF SUBMISSION: AFTER , WITH OR BEFORE THE PREVIOUS TWO SUBMISSIONS.
