property on the date of the inspection. Conditions can change and equipment can fail at any time.
This report should not be construed as a guarantee or warranty of the premises or equipment.
There are several factors that go into determining the condition of a home. The age, the
materials used in construction and the construction process itself. The upkeep by the
previous owners can also be a factor. My objective is to help you determine the condition
of the property you have selected to purchase. I hope you will find this report informative
and a usefull tool in helping you make sound decisions on your investment.

Report Terminology
Satisfactory: On the day of the inspection the component is in working order and showing
normal wear and tear for its age.
Orange sentences: Unsafe or Significantly Deficient. The component did not work using
normal controls or was unsafe at the time of the inspection. The component needs to be
repaired prior to the close of escrow.
Make sure to collect receipts for repair work performed. This inspection company will not
guaranty work performed by others. If you have a concern you will want to contact the
company that performed the repairs.

This report is intended only as a general guide to help the client make his own evaluation of the overall condition
of the home and is not intended to reflect the value of the premises, nor make any representation as to the
advisability of purchase. The report expresses the personal opinions of the inspector, based upon his visual
impressions of the conditions that existed at the time of the inspection only. The inspection and report are not
intended to be technically exhaustive, or to imply that every component was inspected, or that every possible
defect was discovered. No disassembly of equipment, opening of walls, moving of furniture, appliances or stored
items, or excavation was performed. All components and conditions which by the nature of their location are
concealed, camouflaged, or difficult to inspect are excluded from the report.
Systems and conditions which are not within the scope of the building inspection include, but are not limited to:
formaldehyde, lead paint, asbestos, toxic or flammable materials, and other environmental hazards; pest
infestation, playground equipment, efficiency measurement of insulation or heating and cooling equipment,
internal or underground drainage or plumbing, any systems which are shut down or otherwise secured; water
wells (water quality and quantity); zoning ordinances; intercoms; security systems; heat sensors; cosmetics; or
building code conformity. Any general comments about these systems and conditions are informational only and
do not represent an inspection.
The inspection report should not be construed as a compliance inspection of any governmental or
nongovernmental codes or regulations. The report is not intended to be a warranty or guarantee of the present
or future adequacy or performance of the structure, its systems, or their component parts. This report does not
constitute any express or implied warranty of merchantability or fitness for use regarding the condition of the
property, and it should not be relied upon as such. Any opinions expressed regarding adequacy, capacity, or
expected life of components are general estimates based on information about similar components and
occasional wide variations are to be expected between such estimates and actual experience.

entire body of the report in detail and make decisions only upon trusted advice of Family Members, Your
REALTOR and Outside Consultants, including Financial Advisors. It is in your best interest to follow up on any
recommendations made by the Inspector prior to making a final purchasing decision. Purchasing a home for
your family is a major financial decision, and it is one not to be made hastily or under rushed circumstances.

shrubs need to be trimmed away from the structure at least 2 inches. This
space is needed to prevent direct access to the structure by insects and to keep
the bushes from damaging the siding.
Trees Condition: Satisfactory - The trees on the site all appear to be alive and in acceptable
condition. Trees overhanging the structure need to be trimmed so that limbs,
leaves, and rain will not drop off the tree onto the roof covering and clog the
gutters, damage the roof, or promote moss growth. Trees that rub against the
roof can cause severe damage and can drastically reduce the life of the roofing
material.

the surfaces weathertight. These repairs should be scheduled soon to prevent
further deterioration.

Doors: Satisfactory - The outside entry doors are in satisfactory condition as noted from
the exterior. There are deadbolts installed on the entry doors and they are
operational. This is a recommended safety feature.

Condition: Satisfactory - The window framing and glass are in a satisfactory condition. It is
very important that all windows in your home are in working order at all
times, this will allow a second way out in case of an emergency. Special
Note: If your home is older you may consider installing newer insulated
glass windows to enhance efficiency.

Storm Windows: Satisfactory - There are storm windows installed, and they are functional.

Clearance: Satisfactory - There is adequate clearance between the earth and the wood.

Caulking: Satisfactory - The structural caulking is in satisfactory condition. Caulk should
be applied to areas where brick and wood siding meet, trim around window
frames or doors, and piping and service penetrations. Also, any cracks that
allow moisture or wind entry should be caulked to prevent deterioration.

Type of Fireplace: Metal Firebox - There is a masonry fireplace installed with a metal formed
firebox.
Fireplace Fuel: Gas - The fireplace is designed to use gas fuel only. There is a log set installed.

Condition: Satisfactory - The firebox is sound and useable in its current condition. There is
a set of glass doors installed. Used correctly, these will help minimize heat loss
when the fireplace is not in use. They also eliminate burning embers from flying
into the room during a fire and reduce the volume of room air sucked up the
chimney.

Condition: Satisfactory - The flue damper is functional and fully adjustable.

from Firebox: Satisfactory - The visible portions of the chimney flue are satisfactory. The
inspection is limited to the visible portions of the fireplace flue. Drop light,
mirrors, and smoke testing are not a part of the inspection. A majority of the
flue, smoke shelf and other features are not visible and conditions are unknown.
A level 2 inspection is recommended by a qualified chimney sweep when a
home is sold or changes hands.This recommendation is made by the NFPA.
Additional concerns may be found during that level of inspection. The level 2
inspection should be performed on an annual basis.
Smoke Chamber: Satisfactory - The smoke chamber walls are sloped towards the flue.

From Roof: Satisfactory - The fireplace flue, as viewed from the roof, is in satisfactory
condition.

Material: The exterior fireplace stack material is made of metal.

Condition: Satisfactory - The exterior stack is in satisfactory condition.
Flue Lined: Yes - The fireplace flue appears to be lined with metal.
Rain Hat: Yes - There is a metal rain hat installed. It will help keep rain from entering the
flue.
Spark Arrestor: Yes - There is a metal spark arrestor installed. In addition to preventing fires, it
will also keep animals and birds out of the flue.

and Clearance: Yes - The chimney installation appears to meet clearance requirements.
Flashing: Satisfactory - The installed flashing around the chimney stack is functional.

Combustion Air: Room air is used for combustion in the fireplace. It would be best to have a
window open while using since a roaring fire consumes approximately 300 to
400 cubic feet of air per minute.
Hearth Condition: The hearth is in satisfactory condition. The hearth extends at least 16 inches in
front of the firebox and extends at least 8 inches to either side.
Mantle: Yes - There is a mantle installed, and it meets the 12" minimum clearance
above the firebox.

Windows: There are basement level windows. The windows as installed are not egress
accessible. As a result of the lack of egress, the areas should not be
considered as living space nor used as a sleeping area for safety reasons.

Condition: Satisfactory - The staircase to the basement level is functional. There is no
handrail installed. This is an unsafe condition. The handrail should be installed
directly above the highest step riser and end above the lowest step riser. The
staircase is lighted.

basement walls at the time of the inspection.

Type: A forced air furnace is installed as the primary source of heat. The furnace is a
very high efficiency type furnace using a fan to push the burnt exhaust gases
out of the plastic flue pipe.
Fuel Source: The fuel source is natural gas. There is a drip leg installed on the incoming gas
line to the furnace. This will help keep debris from entering the gas valve at the
front of the unit. There is a cut off gas valve installed on the incoming gas line to
the furnace.
Model/Serial
Number/Size: Brand -Goodman ; Model #123456789 ; Serial #123456789 ; This unit was
manufactured approx. 1998. The average service life for a forced air natural gas
furnace is 18 - 20 years. The average service life of the furnace can be
extended with annual servicing by a reputable licensed HVAC contractor.
Flue Type: The flue pipe is plastic from the furnace to the exterior.
Flue Condition: Satisfactory - The exposed furnace flue as installed is in satisfactory condition.
Portions of the flue are not visible at the time of the inspection and therefore are
not included as part of the report.
Unit Tested: Yes. The heating system performed satisfactory at the time of the inspection.
Heat Exchanger
Inspected: No. The heat exchanger is a high efficiency 90% sealed combustion chamber.
Therefore, there is very limited visibility. Most furnaces have an inspection
glass of only 2 inches in diameter or less which makes inspection limited.
Carbon Monoxide
Tested: No. Carbon Monoxide Detectors need to be placed within 15' of every
bedroom. If you have bedrooms that are located in different areas/levels of
the home, more than one detector will be needed. Illinois law effective
January 1st, 2007.
Draft Hoods/
Draw: Satisfactory - The draft hoods on the gas-fired appliances are secure, and each
gas appliance appears to be drawing as expected.

Vents: Satisfactory - The visible portions of the flue/vent system are installed correctly
and appear to be functional.
Secondary Air
Adequacy: Satisfactory - Availability of secondary air for combustion and flue draft appears
to be adequate; however, no calculation was performed by the inspector.
Secondary air is the air required in fossil fuel-fired appliances to mix with the
products of combustion and for removal of the products of combustion up the
flue.

Condition: Satisfactory - The blower assembly is performing as expected.

Filter Condition: The filter is in need of cleaning or replacement. It is recommended that the
filter(s) be changed or cleaned every 30 to 60 days for best performance.
Recommend purchasing filters at the beginning of each year and dating them
with change dates. This will help with the efficiency of your furnace and remind
you when to change your filters.

Type: Public Sewer System: This inspection merely identifies the type of sewage
waste disposal system. It does not comment on the adequacy or effectiveness
of the system. The sewage line under the home that connects to the city main
sewage line at the street is buried and cannot be viewed directly. No video of
the interior of the sewage line was performed at the time of the inspection.
Although water is ran from faucets and fixtures at the time of the inspection, the
volume of water is limited and will not determine if a branch or main line is
clogged at the time of the inspection. If you have further concerns, it is
recommended that you hire a company to do a interior video inspection of the
sewage line to prevent possible costly repairs in the future.

Gas Valve: Satisfactory - There is a gas valve cutoff installed adjacent to the hot water tank.

Pipe Condition: Satisfactory - The exhaust flue is correctly installed. The exhaust flue pipe is
metal.

Condition: Satisfactory - The incoming and output piping is installed correctly.
Water Heater Fill
Valve Installed: Yes - There is a fill valve installed on the incoming water line. This valve can be
used to cut off the water supply to the water heater.
Temperature
Controls: Satisfactory - The thermostat and temperature controls are functioning normally.
Temperature controls for the most economical and relatively safe condition
would be set at 120 degrees F. Temperatures in excess of 120 degrees F. are
not recommended for both economic and safety reasons. Checking water
temperatures is beyond the scope of this inspection, but it can be determined by
the use of a simple cooking thermometer. Additional Information: Second and
Third degree burn times to adult skin: 160 degrees: approx. 1/2 second. 150
degrees: approx. 11/2 seconds. 140 degrees: approx. 5 seconds. 130 degrees:
approx. 30 seconds. 120 degrees: approx. 5 minutes.
Drain Valve: Yes - There is a drain valve installed on the lower side of the water heater.

entrance to the structure appear to be correctly installed.

unallowable splices.

Type: Copper - The structure is wired using plastic insulated copper single conductor
cables commonly referred to as Romex.
Circuit Wiring
Condition: Satisfactory - The exposed wiring is in satisfactory condition including
connections, routing, fasteners, and insulation. All missing cover plates at light
switches and outlets need to be replaced for safety reasons and reduce the
chance of electric shock. All metal and plastic junction boxes need to be
covered to prevent the chance of electric shock or the spread of fire should one
ignite inside a box.

Outlets: This structure predates the requirement for newer construction of Ground Fault
protected outlets. For safety reasons, they should be installed in the following
locations: Any outlets within 6' of a water source, all circuits in the kitchen
(except refrigerator), all exterior locations, any non-dedicated outlets in the
garage, and any outlets in an unfinished basement.
Main Service
Ground Verified: Yes - The main service ground wire was located by the inspector. Copper wire
was noted. The grounding conductor to the water service line was noted, and it
is correctly connected to the street side of the main water line.

Routing: Satisfactory - Visible wiring is installed in an acceptable manner.
Smoke Detectors: Yes - The structure is equipped with smoke or heat detectors. They should be
tested periodically in accordance with the manufacturer's specifications. This

Disclaimer - The existing smoke detectors were not tested, but they are
only noted as to presence. I do not test the smoke detectors because
they may work today but not work when you need them to work. This is

Washer & Dryer A washer and dryer are installed. Testing of either is not included as a part of
this inspection.
Washer Hookup: There is a connection box installed in the wall with both hot and cold water and
a drain pipe. The drain pipe was not flood tested. Recommend installing the
braided metal supply type washing machine hoses. The black rubber supply
type hoses have been known to rupture and cause water damage.
Dryer Hookup: Yes - There is a 220-volt outlet provided for an electric dryer. If you intend to
use a gas clothes dryer, you will need to have a gas line installed.
Dryer Ventilation: Satisfactory - The dryer ventilation as installed is adequate. The vent hood
outside is clean, and the flapper is functional. The existing vent hose is the
ribbed type. This type of vent hose has been known to trap lint and cause fires.
Recommend replacing the ribbed vent hose with a smooth metal vent hose for
safety reasons. Each joint along the pipe needs to be secured with an approved
HVAC type tape and not screws.
Area Ventilation: Satisfactory - The area ventilation seems adequate.
Laundry Basin: Yes - There is a laundry basin installed. The unit is functional. No leaks were
noted.

layers. Shingles installed as a second layer over other shingles generally have a
shortened service life, a result of deterioration which occurs as a function of
heat retention of the shingle mass. Second layer shingles usually wear out 2-3
years sooner than shingles installed as a first layer.
Electric Service
to Garage: Satisfactory - The electrical outlets in the garage tested as correctly grounded.
The garage electrical outlets are not protected using Ground Fault Circuit
Interrupters. For safety reasons, they are recommended for use in garages for
all circuits except dedicated circuits. Do not use a Ground Fault Protected outlet
for either a food freezer or a refrigerator. Should the outlet cut the power to the
appliance, you may not be aware that the unit is off and possibly ruin the
contents.
