    DEED OF CONDITIONAL SALE

    KNOW ALL MEN BY THESE PRESENTS:

    That I, XXXXXXX, married, of legal age, Filipino citizen, and resident of XXXXXXXXXXXX, hereinafter
    referred to as the VENDORS;

    -in favor of-

    XXXXXXXX, single, of legal age, Filipino citizen, and resident of XXXXXXXXX, hereinafter referred
    to as the VENDEES.

    WITNESSETH That:

    That, the VENDORS is the son of the owner of parcel of land covered by TRANSFER CERTIFICATE
    OF TITLE NO. XXXXXX located at XXXXXXXX containing an area of ONE HUNDRED EIGHTY EIGHT (188)
    SQUARE METERS more or less.

    That for and in consideration of the sum of ONE MILLION SIX HUNDRED THOUSAND PESOS
    (P 1,600,000.00) in Philippine Currency, the VENDOR do by these presents CONVEY, SELL, TRANSFER and
    CEDE, in a manner absolute and irrevocable, unto the said VENDEE her heir, successor, and assign the
    above-described parcel of land with the following terms and conditions, to wit:

    1. That upon signing this contract the VENDEE shall pay the VENDORS the amount of ONE
    HUNDRED THOUSAND PESOS (P 100,000.00), Philippine Currency as a non-refundable
    reservation fee or shall be applied as a partial payment of the abovementioned parcel of land
    once the total contract price has been paid in full; (Completed on February 1, 2019).
    2. That upon signing this contract the VENDEE shall pay the VENDORS the amount of ONE
    MILLION PESOS (P 1,000,000.00), Philippine Currency as a partial payment of the
    abovementioned parcel of land once the total contract price has been paid in full; (Completed
    on March 12, 2019).
    3. That the remaining balance of FIVE HUNDRED THOUSAND PESOS (P 500,000.00), Philippine
    Currency shall be paid by the VENDEE on or before MARCH 31, 2019.

    That it is understood that Capital Gain Tax, Documentary Stamps Tax, Transfer Tax, and
    Registration Fees and other miscellaneous fees or expenses for the transfer of the title in the name of the
    VENDEE shall be for the exclusive account of the VENDEE.
