Chilled Water System Sequence of Operation

The chilled water system uses a constant primary variable secondary configuration. It will start an additional chiller when the secondary loop flow exceeds 95% of the primary loop flow for 10 minutes. It will stop the most recently started chiller when the primary loop flow minus the design flow of that chiller exceeds the secondary flow by 25% for 10 minutes. The system stages chillers of different capacities based on a user-defined order and allows designation of chillers as out of service.

Chilled Water System Sequence of Operation:

Chilled Water System: Constant Primary / Variable Secondary System

Comparison of primary and secondary chilled water flow rate shall be the preferred method of deciding

when to start an additional chiller.

Sequence of Operation:

I. Air Cooled Chiller Control:

A. The comparison of primary and secondary chilled water flow rate shall be the preferred method

of deciding when to start an additional chiller.

1. Start an additional chiller when the secondary loop flow exceeds 95% of the primary loop flow

continuously for a period of 10 minutes.

Another possible control sequence can be to calculate the building tonnage using the measured

secondary loop flow rate and supply and return water temperature of secondary loop, according

to this tonnage, the chiller can be started and dropped as required.

2. Backup method: (To be used when above method fails to generate start command)

This method shall start an additional chiller whenever reverse flow is sensed by the bi-

directional flow meter in the decouple pipe. (Reverse flow means when chilled water flows from

return pipe to the supply pipe via a decouple pipe).

If the backup method is invoked, the DDC shall alarm and print a statement notifying the user

that a lag chiller was started using a backup method and the cause needs to be investigated.

Anytime the lag chiller is started, the system shall printout the following parameters

a. Actual temperature difference across the secondary loop

b. The design temperature difference across the secondary loop

c. The calculated building load from the measured secondary flow and temperature

difference.

d. The total chiller capacity on line before the lag chiller was started.

B. Stop the lag chiller most recently started when

1. The primary loop flow minus the design flow of the most recently started chiller exceeds the

secondary loop flow by 25 % continuously for a 10 minute period.

2. Backup method: This method stop the most recently started chiller when the temperature

drop across the primary loop the building load can be carried without this chiller i.e. the

delta-T is less than 5 F. If the backup method is invoked, the DDC shall alarm and print a

statement notifying the user that the lag chiller was dropped off line using the backup

method and the cause of this action needs to be investigated.

C. The DDC system shall be programmed to stage chillers of different capacities and accommodate

user assignment of the order in which the multiple chillers are to be staged. The system shall

also be programmed to permit the user to designate any chiller as being “out of service “without

effecting system’s ability to stage the remaining chillers automatically based on secondary loop

load.

D. The automatic chiller staging process does not attempt to start any chiller the user has

designated “Out of service” but shall start the next chiller in the user defined lead/lag sequence

of operation.

E. The DDC system shall start the next chiller in the user defined sequence in the event a required

chiller fails.

II. Chilled Water Pump Control:

1. The constant primary pumps will be running continuously irrespective of the cooling

load.

2. The secondary chilled water pumps are energized through action of H-O-A switch

located on the VFD cover when in hand position and by DDC when in auto position. In

hand position, pump motor speed is controlled by manual switch.

In auto position, pump speed is controlled by DDC to maintain set differential pressure

as sensed differential pressure is located at the top of the riser. The two pumps shall be

alternated and staged on depending on the demand when the load is sensed through

the VFD interface on the two pumps drop below 40% per pump, one pumps will be de-

energized with one pump running if the load on one pump exceeds 95 % of the full load

for a period of 10 minutes, the second pump is energized.
