Abstract
This is Study about Renewable Energy in building sector. The study first tries to
understand the need of RE in building sector The study revolves around three
major stakeholders related to building structure i.e Government, Developer and
Purchaser. The study focuses on mentality, approach, options, acceptance,
innovations, problems and effects of Renewable energy in building sector.
The study also tries to understand difficulty in implementing Renewable Energy
systems in building sector . The study also tries to study various schemes by
govt to promote Renewable energy . This study becomes very interesting
because it is very complicated field as every area, every building and every RE
system is different

Introduction

Background

Buildings account for approximately 40% of the worldwide annual energy


consumption . According to the Energy Information Agency, worldwide energy
consumption is expected to increase 1.4% per year through 2035.Fossil fuels
meet a majority of world energy needs and because buildings are a large energy
consumer, they are also a major contributor to global carbon emissions
production. It is now largely recognized that addressing energy use in buildings
can reduce total fossil fuel consumption and associated GHG emissions.
Benefits such as decreased building operational energy costs have prompted
growing interest among policy makers, the technical community, and the
general public in addressing building energy issues and investigating solutions
for decreasing building energy consumption.
India is currently witnessing tremendous growth in the construction sector. With
the inclusion of affordable housing as a part of the infrastructure sector, the
sector is expected to grow even rapidly in the coming decades. However, this
growth comes with huge environmental impacts.

Currently, the building industry accounts for 40% of global energy and water
consumption, and almost 48% of solid waste is generated by building
inhabitants. Since our energy requirements are primarily dependent on fossil
fuels, and water is a scarce resource, it necessitates the buildings in Maharashtra
be constructed in an environment-friendly way. The green concepts and
techniques are aimed to achieve energy efficiency, effective waste management,
and to ensure that minimum stress is being put on natural resources. Green
buildings have tremendous benefits, both tangible and intangible. The most
tangible benefits are the reduction in water and energy consumption right from
day one of occupancy. The energy savings could range from 20 - 30 % and
water savings around 30 - 50%. The intangible benefits of green buildings
include enhanced air quality, excellent day-lighting, health & well-being of the
occupants, safety benefits and conservation of scarce national resources.While
energy efficiency is being incorporated into new construction, existing buildings
account for a majority of the building stock that will be in place in the
foreseeable future

What is Green Building or RE in Building Sector


The green building concept is gaining importance in various countries. These
are buildings that ensure that waste is minimized at every stage during the
construction and operation of the building, resulting in low costs according to
the experts in the technology.

Green buildings are designed to reduce the overall impact of the built
environment on human health and natural environment by:

o Efficiently using energy, water and other resources.


o Protecting occupant’s health and improving employee productivity.
o Reducing waste, pollution and environment degradation.
Following examples can be considered for green buildings:
o Green buildings may incorporate sustainable materials in their construction
(e.g., reused, recycled content, or made from renewable resources).
o Create healthy indoor environments with minimal pollutants (e.g., reduced
product emissions).
o And feature landscaping that reduce water usage (e.g., by using native plants
that survive without extra watering).
o A green building is a structure that is environmentally responsible and resource-
efficient throughout its life-cycle. These objectives expand and complement the
classical building design concerns of economy, utility. Durability and comfort.

What are green features of a green building?
o Minimal disturbance to landscapes and site condition
o Use of non-toxic and recycled / recyclable material
o Efficient use of water and water recycling
o Use of energy efficient and eco-friendly equipments
o Use of renewable energy
o Quality of indoor air quality for human safety and comfort
o Effective controls and building management systems

Government Schemes

The Govt Schemes and subsidies motivates and encourages developers and
investors to make more green buildings

Let us see of the policies

• The Indian Green Building Council (IGBC) Designed and started. The
Leadership in Energy and Environmental Design (LEED – India) system

is called Green Building Rating System. It is an internationally accepted


benchmark for the design, construction and operation of high
performance green building.

• The Ministry of Environment, Forest and Climate Change (MoEFCC),


Government of India, offers fast track environmental clearance for green
building projects which are Pre-certified/ Provisionally Certified by
IGBC.

• All IGBC rated green building projects in the MSME sector shall be
eligible for financial assistance at concessional rates from Small
Industries Development Bank of India (SIDBI).

Government of Maharashtra

The govt of Maharashtra will sign MoU TER- GRIHA(Green Rating for
Integrated Habitat assessment system ) and GBCI LEED ( Leadership in
Energy & Environment design )

Incentives

For Developers
The Govt will give rebate to developers on development cost based on the
rating achieved by above mentioned agency

For Consumers: The Govt of Maharashtra will give rebate to consumers


on basis of ratings achieved by agency. Consumer will get rebate for 5
years on property tax from the date of OC

Method & approaches

Primary Research

Met Mr Mihir Tanna , of Tanna Developers and took his views. He says the cost
increases . Also he raised a very good point saying we work on Demand and
supply

Mr Mehul Sanghvi, of Shreeji Construction was kind enough to take me to his


site and we had thirty five minutes discussion. He shared his views in details
He Said it is just on books, 5% rebate is not at all motivating for developers in
Mumbai. He also said we would rather prefer one window clearance system .
Also development cost is hardly something with compare to other costs

Was lucky to have one client at his site, Savji bhai’s reply was really impressive
he said “Scenario will change when purchasers say we want green building and
not big lobby”

Developer : I really feel developers are interested to make more Green buildings
and RE systems installed but they have many problems. Like Construction Cost
, Technology, Awareness , space, motivation and lack of real rebate .

Government: Government In last decade has taken several steps towards


motivating RE systems in building sector but I feel what is lacking is Method of
Awareness

Customers: The day we ask “Bhaiya acha fal do”..instead of “Bhaiya Meetha
Fal do “will be the day RE systems in building sector will be a reality.
For a customer priority is bigger flat, bigger amenities .
But after interacting with several corporate working youth , it feels time is
changing people are not just demanding but also themselves using appliances
which are saving Energy

Conclusion

To Sum up what I feel is to remove a particular system , one has to first create
alternative and not just alternative but equivalent alternative
There are major three four points on which we as society has to work
1) Awareness
2) Availability of Technology
3) Awareness again
4) Motivation & Compulsion from Govt
5) Awards for same

Recommendations

I recommend three Ideas which are

1) Compulsion on water storage tank with RO purifiers

2) Use of Plastic Roads should be adapted by developers for internal roads and
not just by govt ( Invention of Prof R Vasudevan)
