ARCA SOUTH GUIDELINES AND RESTRICTIONS

5.1 Permitted Use. Retail shall be allowed only at the basement levels, ground floor, and mezzanine or
second floor of such buildings.

5.2 Building Density. The gross floor area of the building shall not exceed the prescribed Floor Area
Ratio multiplied by the Lot area. The maximum FAR is ten (10).

5.5 Preservation of Trees and Landscaping. Any portion of the Lot and Podium (if any) or at grade areas
above basement that are not built upon shall be landscaped and, thereafter, maintained and kept in a
clean condition.

5.6 Easement of Light and View. The lot shall not enjoy any easement of light and view over other lots,
unless otherwise provided in this Declaration or the Design Standards and Guidelines.

5.8 Private Pedestrian Links. The owner shall lay, form, provide construct and surface such Private
Pedestrian Links (together with the necessary stairs, ramps, elevators and escalators) at such
position/level/alignment within the lot.

The Private Pedestrian Links shall follow a direct route and shall be so constructed and designed as to:
(a) link up each and every building constructed or to be constructed on the lot; and
(b) link up all the major facilities within the lot including the residential blocks, private open space and
other facilities provided therein.

5.9 Arcades. The owner shall provide arcaded pedestrian walkways within the lot as prescribed in the
individual Lot Information Plan and the Design Standards and Guidelines.

5.10 No Exempt Building. No building or any structure shall be constructed on the Lot of a type that will
make such building exempt or beyond the coverage of the provisions of the National Building Code and
related laws, rules and regulations.

5.13 (a.iv) Water Supply. No owner shall be allowed to drill a deep well within the lot to draw
underground water under any circumstance.

5.13 (c.i) Sewage and Storm Water Drainage. A public sewerage and storm water drainage system
connection shall be provided by the Declarant at the boundary of each lot.

5.13 (c.viii) Sewage and Storm Water Drainage. The owner shall be required to provide a green roof for
the partial or full roofing of the building for the purpose of suppressing storm water runoff from the
buildings to the district-wide storm water systems.

5.13 (d.iii) Solid Waste. The owners shall provide a materials recovery facilities (MRF).

5.15 Signage. Any placard, poster, sign or advertisement within the lot shall conform to the Design
Standards and Guidelines

5.17 Vendors. The owner shall not permit or allow any street, sidewalk or ambulant vendor to carry on
business within the lot or any building constructed on the lot.

5.20 Curb Cuts. No curb cuts shall be provided except as indicated in the Lot Information Plan and
constructed in accordance with the Design Standards and Guidelines.
5.21 Pedestrian Links. Arcades/canopies, and on-grade passageways shall be provided as indicated in
the Lot Information Plan and constructed in accordance with the Design Standards and Guidelines.

5.22 Minimum Residential Unit Size. The minimum GFA of a residential unit of any Residential building
shall be twenty (20) square meters. This shall be applicable to both Residential and Mixed Use Lots.

5.24 (ii) Parking Requirements. The owner shall provide one hundred percent (100%) of the parking
requirements within the lot in accordance with this Declaration and the Design Standards and
Guidelines.

5.24 (v) Space for Parking Service Vehicles. Spaces shall be provided on the ground floor or at the
basement level of any building constructed on the lot for the maneuvering, parking, loading or refuse
collection vehicle or any other service vehicle.

5.24 (vi) Easement Area and Plaza. The owner shall provide on the lot open spaces that are accessible to
the public and which provide a visual or amenity function. These areas are to be referred to as
“Easement Areas and Plazas” as provided in the Design Standards and Guidelines.

2.3.1 General Principles. The owner must use durable materials, properly finished and of a type of
architecture that is in harmony and in context with the concept or theme and surrounding landscape of
the Arca South.

2.3.1 Construction Materials. The owner shall ensure that the building to be constructed on the lot shall
be Leadership in Energy and Environmental Design (LEED)-certified or certifiable or shall abide by an
environmental best practices criteria as determined by declarant.

2.3.2 (a) Easements. Buildings fronting a main street are required to build to the property line, but are
required to provide pedestrian arcade within the property line with a minimum of 3.5 meter clear
pedestrian width. The building face for the succeeding upper levels may be built up to the property line.

2.3.2 (b) 5 meters minimum for the building face fronting a service or secondary road at all upper floors
from the ground level.

2.3.2 (c) Build-to-line is required for common or adjacent property lines

2.3.2 (d) All building facades along the build-to-lines are required to comply with the built-to
requirement of up to 70% of the building face

2.5.1 Architectural Style. The architectural style shall evoke a modern and progressive look consistent
with Arca South’s vision. Consistent with this vision is the use of innovative construction and finishing
material that is not only cost efficient and aesthetically pleasing, but also environmentally friendly.

2.5.2 As a minimum, a 40% fenestration treatment (building skin ratio: 60% non-glazed, 40% glazed) of
the total surface or façade area is required.

2.5.3 Signage shall be limited to the building façade. Free standing signages are not allowed except for
way finding, street signs, and other signage that will be installed by the declarant.
2.6 Eaves, Canopies or Casings. Eaves, canopies, casings, or any other similar architectural or structural
features shall not be allowed to project beyond the property line.

2.7 Porte Cochere or Covered Walks. Porte cochere or covered walks from the main entrance of the
building proper to the street curb may be allowed, but shall, in no case, be permanent in nature or be
considered an appropriation of the air space so as to serve as a basis for prescription.

2.8 Public Utilities Easement. The building shall be subject to a permanent easement in favor of duly
authorized public utility or service entities and their successors and assigns for the installation of electric
poles, metal alley arms and all the accessories and appurtenances connected therewith for the exclusive
purpose of carrying utility lines.

2.9 Service Entrances. All service entrances for utilities shall be conducted into the building by means of
underground conduits or pipes from the main service lines.

2.11.1 Building Character. Building character relates to the range of exterior visual patterns expressed
through cornices, columns, glazing and variations in massing, colors, texture, and materials.

2.11.2 The expression of building character shall include horizontal and vertical banding and rhythm,
storefront cadence and lintel, cornice and molding, and the organization of glazing.

2.12.1 Façade. All building walls, including parking structures, shall be designed with sufficient
architectural details to create a distinct identity and still be consistent with the character and context of
other buildings in the same block.

2.12.3 Relentless grids and “eggcrate” fenestration shall be avoided.

2.12.4 Balconies are allowed and encouraged.

2.12.5 Buildings shall have a minimum of 40% glass to solid structure ratio.

2.13.1 Building Entrance and Storefront. The main entrance to a building shall be clearly defined by its
size and form as well as in the use of colors, texture, materials and lighting.

2.13.2 The main entrance doorway shall be recessed into the façade and/or located under an arcade or
canopy.

2.14.1 Walls/Fences. Fences are permitted only in areas where vehicular access is allowed; provided
that, the fence is integrated to the building façade.

2.14.5 A percentage of 60% see-through is required on fence design.

2.14.7 No part of the fence shall exceed two (2) meters from ground line measured vertically from the
top-most tip of the fence.

2.14.8 Fences shall be constructed of permanent and durable materials. Concrete or hollow block fences
shall be plastered and painted at a minimum.

2.14.9 Billboards and other marketing advertisements are not allowed to be installed on perimeter
fences or any portion thereof.
3.1.2 Vehicular and Pedestrian Access. Vehicular curb cuts shall at least be 6 meters away from the
corner of the property line as indicated in the Lot Information Plan. Curb cuts for mixed-use
developments must be no greater than 12 meters wide. No more than two (2) curb cuts may be
combined.

3.1.4 The main pedestrian access shall be located fronting the street. Auxiliary access can be located
elsewhere as service access to the building.

3.2.1 Loading and Unloading Requirements. Loading and unloading requirements must be provided
within the lot boundary.

(a) Office/Retail Developments. The point of access for loading/unloading activities shall not interrupt
any main shopping frontage.
(b) Hotels/Others. Loading/Unloading bays shall be located close to the service entrance.

3.2.2 Wherever possible, loading/unloading activities shall be accommodated underground.

5.2.4 General Restrictions. All signs are restricted within the property line except for retail tenants
identification, which are allowed to project beyond the property line.

6.2.1 Private Open Space. Publicly accessible landscaped areas within the lots are encouraged,
particularly, in all large scale developments.

6.3.3.1 Technical Criteria. The owner shall avoid the use of trees with invasive root system near utilities,
pavements, curbs, walls and other structures.

7.2.2 Water Supply. The service must be connected to storage tank/s provided by the owner within the
lot’s property limits.

7.2.3 No water pumps directly connected to a water main of the declarant shall be permitted.

7.2.4 The owner shall provide a minimum storage for potable water equal to the average day use for
domestic use in the lot and/or buildings.

7.4.1 Sewerage and Storm Water Drainage. A minimum of 15% water retention shall be required within
the lot.

7.5.2 Solid Waste. The solid waste strategy shall consider implementation of an obligatory garbage
segregation, recycling program or resource recovery at source and point of disposal.

8.2.4 Site Logistics. To avoid site congestion, there will be a need to avoid certain access routes to ARca
South. Access for contractor’s deliveries will be determined by the declarant or its authorized
representatives.

9.2.1 Emergency Access. Emergency exit doors when opened must not project beyond the property line.

9.2.3 Service access points for garbage trucks must be located away from the emergency exit areas.
SUSTAINABLE BUILDING GUIDELINES

1.2 Landscape Design. The owners are required to landscape a minimum of 10% of the lot area, net of
the building footprint.

1.3 Heat Island Effect. The use of light colored roofing materials with solar reflectance and green roofing
systems is highly encouraged. The use of energy efficient glazing and shading materials is encouraged.

1.5 Light Pollution Reduction. The owners are encouraged to use LED lighting fixtures for all their
external lighting fixtures.

2.1 Water Efficient Landscaping. The owners are encouraged to use plants that require minimum or no
irrigation (xeriscaping) in the landscape design

2.3 Rainwater Harvesting. The owners are encourages to install rain water harvesting systems and
storage facilities.

5.1 Environmental Tobacco Smoke (ETS) Control. The owners are required to prohibit smoking inside
the building. They are also required to locate any exterior designated smoking areas at least 25 feet
aways from the entities, outdoor air intakes and operable windows.

6. Innovation and Design Process. The use of innovative design elements such as, but not limited to,
vertical landscaping systems is highly encouraged.
