A701 Instructions to Bidders


- Establishes project needs for contractor to submit a bid
- Used with A201
- Provides procedures, bonding requirements, for bidders to follow when peparing &
submitting bids

A133 (Owner+Construction Manager as Constructor)


- Large project
- Where construction manager is the constructor
- Cost plus with guaranteed maximum price (GMP)
- Used in conjunction with A201, General Conditions

A195 (Owner-Contractor for Integrated Project Delivery (IPD))


- Large, transitional, Integrated project delivery (IPD)
- Adopts A295 general conditions

B series (Architect centric):


B101 (Owner-Architect)
- Large project
- Maybe used with different payments:% of the budget for construction cost &
stipulated sum.
- Used in conjunction with A201 (General Conditions)
- Basic, supplemental & additional services
- Basic (5 phases: SD, DD, CD, Procurement, construction)

B195 (Owner-Architect Integrated Project Delivery)


- Large, transitional, Integrated Project Delivery (IPD) project
- Used in conjunction with A295, General Conditions

C Series (Architect- Consultant):


C401 (Architect-Consultant)
- For an architect obtaining consulting services
- all types of consultants, including consulting architects
- variety of compensation methods
- assumes and incorporates by reference a pre existing owner/architect agreement
known as the “prime agreement” and “flows down” the provisions of the prime
agreement.

G Series (Compensation centric):


G701 Change Order
- Any size project
- Amends an owner/contractor agreement
- Use when parties agree to the terms of the change

G702 Application and Certificate for Payment


- Any size project
- Contractor applies for progress payment to an owner
- Architect certifies

G703 Attachment for G702


- The forms require the contractor to show the status of the contract sum to date,
including the total dollar amount of the work completed and stored to date, the
amount of retainage (if any), the total of previous payments, a summary of change
orders, and the amount of current payment requested.

G704 Certificate of Substantial Completion


- Any size project
- Parties agree that the project is substantially complete
- The contractor prepares a list of items to be completed or corrected following
substantial completion, and the architect verifies and amends this list. If the architect
finds that the work is substantially complete, the form is prepared for acceptance by

the contractor and the owner, and the list of items to be completed or corrected is
attached.
- In G704, the parties agree on the time allowed for completion or correction of
outstanding items; the date when the owner will occupy the work or designated
portion thereof; and a description of responsibilities for maintenance, heat, utilities,
and insurance.
