PLANNING PROCESS

A. SITUATIONAL ANALYSIS:
Today there are lots of retirees that wanted to seek a place for the time that they
want to settle in, a place where they want to feel that they are belong, a place that
away from pollution and a safe living. Although there are large number of structure
in terms of retirement haven, according to the demographics survey by World
population prospects Philippines is ranked 7th place in terms of fastest growing
population. And that is why we consider a retiring people for their future plans to
settle in. According to the “Forbes magazines” it stated that Philippines ranked from
17th place for the good place for best foreign retirement havens. Because of the
categories that we have in retires haven such as: low-cost living, good scenery,
pollution free, cultural attractions, safety, and comfortable. The site is located at the
Governor’s Rd. along the highway. It has a supporting facilities such as: water
supply line from Mayniland and Meralco for electricity,and a proper drainage system
from the site. The site is along the paliparan HW. It’s adjacent structure will help the
project to it’s needs if ever. From it’s west thay have hospital, grocery store,
commercial buildings. The volume of the population the Dasmarinas, ranging fromn
658,000 from toddler up to elderly.

Strength- The site is along the highway so it is THE SITE


easily to notice or distinguished by the people,
and it’s location is from the Greenfield, where
a lots of natural scenery that can appreciate by
the users.

Weakness- Since it is along the highway possible the noise coming from different
areas in the location.

Opportunity-The location is very large that can expand for future construction or
expansion.
Threat- some of the constraints is the unbalance weather, the possible of establishing
a another retirees haven, possible commercial buildings that will rise up, possible flood
can occur due to uncontrolled rain.

B. GOAL SETTING/S:
1. To design a retires haven that will accommodate the enough facilities for the
elderly people
2. To design a retires haven that will make the users feel comfortable and safe,
by having a good housing that provides the needs of the users.
3. To design a retirees haven that has a open park, for them to engage in
environment, by placing trees, hard cape, and so on.
4. To design a retirees haven that is fully-functional for them to have ease in
their doings/ activities.
5. To design a retirees haven that provides a natural ventilation and natural light,
to lessen the usage of electricity.
6. To design a retirees haven that will help users to engage in physical activities,
by providing a outdoor activities and workshops.

C. POLICY/STRATEGY FORMULATION
According to Dasmarinas city project plan for the retirees haven, it will be going
to fulfil the 80% problem of the retires in the city, which is then said to statement

that it is open for the foreign people. Since Dasmarinas has a large land mass
that can possible to construct a facilities in terms of retirees haven.

D. PROGRAM/PROJECT IDENTIFICATION
For the part of the Site planning in the Dasmarinas, Cavite Paliparan . According
to the Commission on population the number of elderly retirees in the Philippines
was 0.23 percent over 2017. There will be a 5 million will be aged 65- older or 4.7
percent of the country’s population by 2020. Since the site is a government
property, which is easy to construct a facility for the retirees, and it it’s location is
nearly can be seen from the distance, the site is pure in green vegetation where
plant can grow and things. Forbes magazine state that, Subic is top destination
for the retirement people, because of it’s good atmosphere, low-cost living,
medical facilities, close to nature, the sea breeze and so much more. An
attractive site and a good conditioning can lead into a good development.

E. INVESTMENT PROGGRAMING
The said project in the Dasmarinas, Cavite it is a own by a company named
ALEXIS corp. which they are the one will offer the budget for the development of
the project. There is a investment program in the Philippines where they are
bodies of the government and can apply it for the specific project. The investment
program is the basis for programs and projects that are considered or included in
the preparation of the annual plan corresponding budget estimate. Miclat 2005.

F. BUDGETING
The said project will be budgeting by the private company that the project cost
still not yet done estimating. The company will be budgeting a 2 billion for the
housing and facilities in the retires haven. The architectural plans and up to

mechanical plans will be the basis for the budgeting as well to it’s specifications,
permits, zoning, utilities, mobility, suppliers and so forth.

G. IMPLEMENTATION AND MONITORING PHASE


The project will then begin once the construction documents and other form of
paper works included in the project proposal. The operation of the development
will be headed by the contractor and so that it will begin the project, by having a
meeting forum on what are the things to change and consider, if sudden changes
will occur.

H. EVALUATION AND PLAN UPDATE


The project retirees haven will make every users to reduce the physical stress,
will have more physical activities, advance medical facilities, sanctuary park for
the good ambiance. The update will update during the meetings for the
replacement, adjustments, revisions or changes in the project.

SITE PLANNING PROCESS:


A. DATA GATHERING:
The topography feature of the location is in flat terrain, away from the large body
of stone like mountains, rivers, ocean. The typical climate of Dasmarinas
classified as tropical, temperature averages from 26 degree the amount of rain
approx. of 1970mm precipitation. The tpical soil type of the site classified as
vertisol, this can be seen in dry and wet area in alluvial plains or terraces. The
site location is far away from the cavite 9.14km. The land area of the Dasmarinas
has 90.1km2.

B. SITE SELECTION / ANALYSIS


The Project is located at the land of the Dasmarinas, the site has a major road in
front, which is easy to access by feet or by vehicles. The site is also accessible
for the transportation, nearby in the location it has bus transit, jeep, and other
type of service transportation. In terms of traffic, the road is wide for the vehicles
to flow smoothly without obstructions that can lead to traffic, however it is
possible to traffic due to the sudden barangays events, or special occasions.
There is a adjacent hospital which can help those users in the project, and also a
drug store for a quick medications and a number of commercials buildings not so
very far from the locations site. The location is suitable for the project, because of
the scenery in it’s surroundings. During nighttimes, there is no existing structure
that can make a big noise to the location or area subdivisions are far away from
the locations. Curfew arrives in the different area, safety is the one thing they
considering. In terms of utilities, we have the line from meralco and for water

supply maynilad, the site does not require heavy maintenance, in terms of
drainage system. The zoning for the area in the Dasmarinas is for residential,
institutional, subdivisions, and other related to housing. It is a mix of business
and home living zoning area. the soils type is good for the project, and it does not
required heavy pre- engineering structural solutions for the foundations.

C. ORGANIZING CIRCULATION
The users for this type will be based on the characteristics of a person. By
analyzing their pathways, the place where they spent the most. It will be having a
separation of private cars, service vehicle, and the pedestrian. Vehicles involves
in a category of big vehicles such as: trucks, construction vehicles they have
their own entry way. The pedestrian way requires sidewalk of 1.5m wide trough
the entry way of the project. And so that it allows the good flow in the structure
without engaging to accidents and sudden cause of noises.

D. DEVELOPING VISUAL FORMS/ MATERIAL CONCEPTS


The project form will be simple, large and quite clean looking. A form of concept
of irregular shapes, will give the housing unit a wide space, that leads into a good
ambiance/atmosphere for the people has a disability. Avoiding a form of complex
with so much walls in to it, narrow pathways, can lead to bad effects of
satisfaction. The materials is vernacular, that can bee seen in the Philippines,
that includes: bamboo sticks for the interior design, CHB walls, a unglazed tiles
for it’s non-slippery features, the double glazing glass, with low “e” components
that will give users a natural pass of light, with louver type so it can adjust the
view of the users. Paints we use for the interior part, we use a non-harmful to the
users. The tiles are wooden, so it avoids the slippery or lacerations if ever

0.30 mm dia. Cement finished, polished.

E. READJUSTING LANDFORMS
Looking to it’s topography features, the site has a lope of 0% meaning it is a plain
flat terrain. And it will be not needing a heavy solutions in terms of structural
foundations.
