CONSTRUCTION METHODS.
o PLOT FRONTAGE SHOULD NOT BE LESS THAN 25M (40 M FOR CATEGORY III BUILDING).
o MAXIMUM PERMISSIBLE FAR RANGES FROM 1.50 TO 2.50 DEPENDING ON THE CATEGORY OF THE
BUILDING. FOR HOSPITAL BUILDINGS, AN ADDITIONAL 0.25 FAR IS ALLOWED.
[BUILDINGS ARE DIVIDED INTO 3 CATEGORIES - CATEGORY 1A, 1B, II, AND III]
o MAXIMUM HEIGHT FOR BUILDINGS IN CATEGORY IA: G + 6 FLOORS OR STILT + 7 FLOORS, SUBJECT
TO A MAXIMUM HEIGHT OF 24M. FOR CATEGORY IB: G + 8 FLOORS OR STILT + 9 FLOORS, SUBJECT
TO A MAXIMUM OF 30M. FOR CATEGORY II AND III BUILDINGS: A MAXIMUM HEIGHT OF 60M WHERE
THE WIDTH OF THE ABUTTING ROAD IS A MINIMUM OF 18M; IF IT EXCEEDS 60M, THE WIDTH OF
ABUTTING ROAD SHOULD BE A MINIMUM 30.5M.
o MINIMUM EXTENT OF PLOTS IN AREAS SHALL BE 1,200 SQ.M. (FOR BUILDING CATEGORY I), 1,500
SQ.M. (FOR CATEGORY II), 2,500 SQ.M. (FOR CATEGORY III), AND 4 GROUNDS (9,600 SQ.FT.).
o MAXIMUM COVERAGE SHALL BE BETWEEN 30% AND 50% DEPENDING ON THE CATEGORY OF THE
BUILDING.
o INTERNAL VEHICULAR ACCESS WAY WITHIN THE SITE SHALL HAVE A CLEAR WIDTH OF 7.2M.
o IN CASES WHERE THE EXTENT OF THE SITE (WHERE THE PROPOSED RESIDENTIAL OR
PREDOMINANTLY RESIDENTIAL DEVELOPMENTS) EXCEEDS 10,000 SQ.M. (1 HECTARE), THE
DEVELOPER SHALL RESERVE A MINIMUM 10 PER CENT AREA (EXCLUDING ROADS IF ANY HANDED
OVER TO LOCAL BODY), AND PROVIDE HOUSING FOR LOWER INCOME GROUPS WITH DWELLING
UNITS NOT EXCEEDING 45 SQ.M. IN FLOOR AREA EACH, EITHER WITHIN THE SITE PROPOSED FOR
MSB DEVELOPMENT OR IN A LOCATION WITHIN A RADIUS OF 2KMS FROM THE SITE UNDER
REFERENCE.
o PREMIUM FSI OF 1 OVER AND ABOVE THE PERMISSIBLE FSI IS ALLOWED SUBJECT TO ROAD WIDTH
PARAMETERS.
o FOR SITES EXCEEDING 2500 SQ.M., A SITE PLAN ENSURING 10% OF THE LAND AS OPEN SPACE
RESERVATION LAND SHOULD BE CONTIGUOUS.
o RAINWATER HARVESTING AND SOLAR WATER HEATING SYSTEMS SHOULD BE SHOWN IN THE
APPROVED DRAWINGS.
o DETAILS LIKE THE SOIL TEST REPORT FROM A REPUTED FIRM, STP REPORT WITH DETAILED
CALCULATIONS AND DRAWINGS SHOULD BE FURNISHED.

MEANS OF ACCESS
o A BUILDING SHALL ABUT ON A STREET OR STREETS OR UPON SPACES DIRECTLY CONNECTED
FROM THE STREET BY A HARD SURFACE APPROACH ROAD, WIDTH OF APPROACH ROAD IS NOT
LESS THAN 9 METERS,
o IF THERE ARE ANY BENDS OR CURVES ON THE APPROACH ROAD, A SUFFICIENT WIDTH SHALL BE
PROVIDED AT THE CURVE TO ENABLE THE FIRE APPLIANCES TO TURN, THE TURNING CIRCLE
BEING AT LEAST OF 9.0 M RADIUS. WHERE ENTRY TO THE PLOT IS THROUGH A SLIP ROAD THE
GATE WIDTH SHALL NOT BE LESS THAN 6 M FOR ENTRY OF THE FIREFIGHTING APPLIANCE.
o THE APPROACH ROAD TO THE BUILDING AND OPEN SPACES ON ITS ALL SIDES UP TO 6 M WIDTH
AND THE LAYOUT FOR THE SAME SHALL BE DONE IN CONSULTATION WITH CHIEF FIRE OFFICER,
FIRE SERVICE AND THE SAME SHALL BE REINFORCED TO ENSURE SAFETY OF THE FIRE EQUIPMENT
AND CAPABLE OF TAKING THE WEIGHT OF FIRE ENGINE, WEIGHING UP TO 45 TONNES) THE SAID
OPEN SPACE SHALL BE KEPT FREE OF OBSTRUCTIONS AND SHALL BE MOTORABLE.
o MAIN ENTRANCES TO THE PREMISES SHALL BE OF ADEQUATE WIDTH TO ALLOW EASY ACCESS TO
THE FIRE ENGINE AND IN NO CASE IT SHALL MEASURE LESS THAN 6 M. THE ENTRANCE GATE
SHALL FOLD BACK AGAINST THE COMPOUND WALL OF THE PREMISES, THUS LEAVING THE
EXTERIOR ACCESS WAY WITHIN THE PLOT FREE FOR MOVEMENT OF FIRE SERVICE VEHICLES. IF
ARCHWAY IS PROVIDED OVER THE MAIN ENTRANCE THE HEIGHT OF THE ARCHWAY SHALL NOT BE
AT A HEIGHT LESS THAN 5M.
o FOR MULTISTORIED GROUP HOUSING SCHEMES ON ONE PLOT, THE APPROACH ROAD TO THE SITE
SHALL BE MINIMUM 18 M IN WIDTH.
o THERE SHALL BE A SPACE OF 6 M ALL AROUND UP TO 40M HEIGHT AND AFTER THAT A SPACE OF
9M ALL AROUND SHOULD BE PROVIDED
PARKING SPACES
o THE PARKING SPACES SHALL BE PROVIDED AS PER THE PROVISIONS OF MASTER PLAN OR ZONAL
PLAN AS PREVALENT. THE LOCATION OF PARKING SPACES SHALL BE WELL VENTILATED.
