3 Partition Works
Providing and fixing in position 75mm thick gypsum board partition
as per details given in interior drawing. It shall have 50mm x 32mm
GI channel (India Gypsum make) spaced suitably in both direction
(max 600mm Centre) as per specifications of India Gypsum Board
manufacturer and as shown in the drawings and directed by the
Developer's Representatives. The partition to have polythene covered
32 Kg / Cum density (600 GSM) infill of Rockwool to required sizes
as approved by the consultant. The frame work shall be covered on
both faces with single layers of 12.5mm thick gypboard sheet each
face taped and jointed including applying a skim coat of gyp plaster
(approx. 1.5mm thick) on each side. Framing to be extended upto
roof soffit / false ceiling framework including necessary stiffening
arrangements of false ceiling frame work etc complete. The
Contractors should take care that the plasterboards are raised 3mm
from the floor and in this gap, caulking compound is injected, for
successive layers. Similarly for the section at true ceiling level. The
gypsum surfaces shall then be finished in fiber tape, two coats of
under coatsand finally painted with Plastic emulsion paint of
3.01 approved shade and make. The partition shall also have 75mm high
Aluminum skirting of bottom line make as per the detail drawings.
This also includes providing and fixing in position required thickness
of plywood panels at identified locations to facilitate rigidly fixing
ofwritingboards,softboardsetcasinstructedbyconsultant’sadhering to
detail drawings. Please Note: The partitions shall be measured from
the finished floor slab to the False ceiling Level for the payment.
This also includes necessary cut out required for A/C Ducts, cable
trays, other services which pass through the partitions and seal the
gap with Gypboard and seal the joint with Acoustic / Fire seal as
directed by theConsultant.
 Curved Gypsum Partition 200mm thick - Providing and fixing
partition with 50 x 25mm size, 16 gauge aluminum sections
framework placed at 2' 0" c/c both ways - Two layers with
necessary internal supports. The Aluminum sections shall be
connected by 3mm thick L-cleats with double screws as per the
detail drawing and Architects' instructions. The partition shall
be up to an height of 2400mm.The frame work sections shall
then be cladded with double layer of 9mm thick Flexible gypsum
board with GI edge binder of India Gypsum make. The gypsum
surfaces shall then be finished in fiber tape, two coats of under
coats and finally painted with Plastic emulsion paint of approved
3.02 shade and make. The Contractors should take care that the
plasterboards are raised 3mm from the floor and in this gap,
caulking compound is injected, for successive layers. The
partition shall also have 75mm high Aluminum skirting of
bottom line / equivalent with 10mm grooves as per the detail
drawings. This also includes providing and fixing in position
required thickness of plywood panels at identified locations to
facilitate rigidly fixing of writing boards, soft boards etc as
instructedby

Consultants adhering to detail drawings. Please Note: The partitions

shall be measured from the finished floor slab to the False Ceiling
bottom for the payment.
Partition to be finished in Laminate on both sides. The partition to
have 50 x 25mm size, 16 gauge aluminum sections framework
placed at 2' 0" c/c both ways, extended to the nearest structural
members (continuing up to slab level). The partition to have RP
Tissue covered 32 Kg/Cum density (600 GSM), infill to required
sizes shall be placed in between the plywood and then frame work to
be covered with 12mm ply on both sides and finished in laminate of
approved shade & make on both sides. Necessary cut outs to be made
3.03 for sockets and other electrical points. The partition shall also have
75mm high recessed Laminate skirting with 10mm grooves as per
the detail drawings. Please Note: The partitions shall be measured
from the finished floor slab to the False Ceiling bottom for the
payment. BR of Laminate Rs 28/Sft inclusive of all taxes andduties.

Single Glazed Partition: Providing and fixing in position fully

Glazed Partition with min 33 x 50 mm / equivalent self designed
3.04 top & bottom skirting in extruded aluminum anodized sections
of Alloy / Jeb / equivalent make as per detailed drawing.
 The partition is fitted with 10 mm thick toughened glass with
chamfered polished edges. The linear joints between the glazed
modules are provided with aluminum "H" profiles sealed with high
bonding double – side adhesive tape. The partition is provided with
‘T’ shaped and 2 – 3 ways extruded connections in aluminum
anodized sections. The 60% of Glazed partition shall be frosted with
3M film.

Providing and fixing partition above false ceiling 50 x 32 mm GI

channel (India Gypsum make) spaced suitably in both direction (max
600mm Centre) with RP Tissue covered 32 Kg/Cum density (600
GSM), infill to required sizes and with Gypsum covering on external
faces as approved by the Architects. The rate shall include all
necessary cut for A/C ducts, for other services as mentioned in detail
drawings or as directed by the Architect. Note: The above ceiling
3.05 partitions shall be forall types of partitions provided with necessary
additional frames / plywood supports to ensure that the glass
partitions sections shall be properly held/supported to the GI sections
of the above ceiling partitions for stability. Note: The partition shall
be measured from false ceiling level to the true slab forpayment.

Providing and fixing in position Laminate finished portals in

rectangle shape made in necessary frame work covered with19mm
3.06 thick plywood boxing to profile and shape as per the detail drawings.
The Portal shall
be supported to partitions with necessary framework and also to
accommodate Glass panels with aluminum sections as per the detail
drawings. All the exposed wooden shall be stained to shade as
directed by consultant. Necessary cut outs to be made for sockets and
other electrical points as per detail drawing. (BR of Laminate Rs
28/Sft inclusive of all taxes andduties.)

Supply and installation of 75mm high proprietary anodized

aluminum skirting section of Bottom line or approved equivalent
make fixed to the existing masonry walls, columns, partitions etc.,
including chipping the masonry wall so as to get flush with
masonry/partition surface with grooves to pattern, installed as per
3.07 manufacturers specifications adhering to the detail drawings. The
cost to include supply and installation of skirting section with
capping strip and corner stake accessories as specified by the
manufacturer adhering to the detaileddrawings.

Supply & fabrication extruded aluminum top track for holding the
partition panels; with necessary rectangular / flat sandwich plates as
required, with special extruded aluminum profiles on both ends; with
3.08 stiffeners (horizontal) so as to form a rigid non deflecting framework
duly fitted with extending rubber gaskets (seal) at the top & at the
bottom level; filling the framework with fiber glass.
 Each framework will be fitted with a SHEET OF TECHSOUND
50 and finally laid on with DECOBOARD (18mm) Panels and
supplied in a SEMI FINISHED CONDITION. The cost to
include for above false ceiling partition provided with 12mm
thick Plywood above the partitioning area filled with Hessain /
Fiber glass above the Top Track in between the beam and the
partition top track etc..The cost also to include for Extension
panel mechanism fitted with imported German telescopic Gear
mechanism with all incidentals as required to complete the job.

4.00 Column Cladding Works

Providing and fixing 50 x 25/ 50.8 x 25.4mm, 16swg (1.626mm
thick and consider the tolerance range of 1.60 ~1.65mm) aluminum
tube section framework to the columns to create the square /
rectangular shapes with grooves as per the detail drawings. The
frame work shall be covered with 12.5 mm thick Gypsum board with
edge binder of India Gypsum make. The gypsum surfaces shall then
be finished in paper tape, two coats of under coats and finally painted
with two coats of plastic emulsion paint of approved
4.01 shade and make. The column cladding shall also have 75 mm
high proprietary make Aluminum skirting section of Bottom line or
approved equivalentmake as per manufacturers specifications at the
bottom on all sides flush with gypsum board surface with grooves as
per the detail drawings. Note : Elevation area shall be measured for
payment.

Providing and fixing 50 x 25/ 50.8 x 25.4mm, 16swg (1.626mm

thick and consider the tolerance range of 1.60 ~1.65mm) aluminum
tube section framework to the columns to create the Circular shapes
with grooves as per the detail drawings. The frame work shall be
finished with 6mm thick MDF over Flexi plywood of 6mm thick
with grooves and skirting matching the profile and shape as per the
4.02 detailed drawing. The MDF surface shall be finished with two coats
of under coats and finally painted with two coats of Duco paint of
approved shade etc. All other things shall comply with above item.
Note : Elevation area shall be measured forpayment.
 Providing and fixing 50 x 25/ 50.8 x 25.4mm, 16swg (1.626mm
thick and consider the tolerance range of 1.60 ~1.65mm) aluminum
tube section framework. The aluminum sections shall be placed at 2'
0" c/c both ways and rigidly connected together using 3mm thick
aluminum L- cleats fixed/ fastened to aluminum section with double
screws as per the detail drawings and Consultants' instructions. The
framework shall be cladded with 12mm thick plywood and finished
4.03 in laminate of approved shade. The column cladded shall have 4" x
3/4'' wooden skirting at bottom on all sides as per the detail
drawings. All the exposed wooden surfaces shall be stained to shade
as directed by Engineer in charge and finished in water based
polyurethane coat with approved texture. Note : Elevation area shall
be measured forpayment.

The column shall be provided with 25 x 25 x 1.5mm thick

Aluminium corner edge beading with grooves to pattern either
recessed / to flushed with gypsum surfaces as per the detail drawings.
Aluminium channel of required size shall be embedded in grooves

with edges neatly finished with India Gypsum make veneer gyp-
plaster as per the detail drawings. The cost to include for all
incidentals required to complete thejob.

5 Doors
Providing and fixing single / double leaves door made of 10mm
toughened glass of approved make, supported on brushed finished
stainless steel top and bottom hung patch fittings and Floor spring of
Dorma / Sevax or equivalent make. The glass panel edges shall be
properly machine polished. The 60% of the glass shall be covered
5.01 with 3M film for frosted / etched effect to the pattern as indicated in
the detail drawings. This also includes providing necessary hardware
like handles, glass to glass patch fitting, patch fitting, patch lock etc.

Providing, fabricating and fixing single leaf door made of 35mm

thick flush shutter to shape and size as per the detail drawings to
overall finished size of 38mm thick. The shutter on both the surfaces
shall be finished in laminate of approved shade with grooves to
pattern as indicated as per the detail drawing with Teak wood lipping
of size ( 38 x 10mm ). The shutter shall be fixed to Aluminum frame
of Alloy / Jeb / Equivalent of size 75 x 50mm to shape & pattern as
per the detail drawings. All the exposed wooden surface shall be
5.02 finished in Duco paint of approved shade. This also includes
providing and fixing in position necessary hardware like handles,
heavy duty door closer, locks etc. of DORMA / SEVEX / HAFELE /
equivalent make with provision for fixing Access control readers/
locks as recommended byConsultant.
 Providing & Fixing 38mm thick Solid shutter made of marine ply, of
size as specified in drawing (including the frame) door finished in
Laminate on both sides with fixed louvers of size 1'6" x 1'0" in a cut
out of size 1'6" x 1'0". It should be provided with a ss mortise lock .It
should have a 2" wide teak wood beading as lipping on all four sides.
This also includes providing and fixing in position necessary
hardware like handles, door closure, locks etc. of approved make.
5.03 The door should have a door closer of DORMA, HAFELE /
Equivalent make. The door frame of size 120mm x 50mm to be of
solid wood section of Slawood /
Hardwoodantitermite/Antifungaltreaterandfinalypaintedwith duco
paint to match the Laminate shade of shutter etc, BR of Laminate Rs
28/Sft.

6.00 Paneling works

Gypsum paneling - Providing and fixing 50 x 25/ 50.8 x 25.4mm,
16swg (1.626mm thick and consider the tolerance range of 1.60
~1.65mm) aluminum tube section frame work to the walls / partitions
to create the shapes with grooves as per the detail drawings. The
frame work shall be covered with 12.5 mm thick Gypsum board with
6.01 edge binder of India Gypsum make. The gypsum surfaces shall then
be finished in paper tape, two coats of under coats and finally painted
with two coats of plastic emulsion paint of approved shade and
make. Note: Elevation area shall be measured forpayment.

Lacquered glass paneling - Providing and fixing in position 6mm

thick edge polished, Lacquered glass panels to the existing back
6.02 partition/ Masonry wall surfaces with necessary plywood backing of
12mm thick fixed with double sided 3M tape as per the
detaileddrawings.

Mirror Paneling- Providing and fixing flawless 8mm thick mirror of

approved quality with necessary bevelling as per the detail drawing.
6.03 The mirror shall be fixed on 12mm thk plywood boxing with
stainless steel studs/ stainless steel "L" running clips/3M double
sided tape as per detaildrawings.

Writing Surfaces Paneling- Providing & Fixing Writing film from

3M or equivalent on existing Partitions / walls pre finished to receive
6.04 the Writing film as per detailed drawing and as per instruction of
architects etc complete. Basic rate of Writing Film is 280/sft.

Soft Board - Providing and fixing fabric warped soft board with
6.05 12mm thick ply backing on walls/ partitions etc as per detailed
drawing
 Pelmet - Providing and fixing pelmet made in 19mm plywood to
enable fixing of blinds along the window and other area as directed
by the consultant. The pelmets shall be supported from the true
ceiling with necessary plywood intermediate supports. The exposed

plywood surfaces shall be finished with laminate of approved shade
and make & all exposed wooden surfaces shall be stained to shade as
directed by Consultant/Engineer in charge

10 False ceiling
Providing and fixing suspended false ceiling which includes providing and
fixing GI perimeter channels of size 0.55mm thick having one flange of
20mm and another flange of 30mm and web of 27mm along the perimeter
of the ceiling, screw fixed to brick wall/ partition with help of nylon
sleeves and screws, at 610mm centres. The suspended GI intermediate
channels of size 45mm, 0.9mm thick with two flanges of 15 mm each from
the soffit at 1220 mm centres with ceiling angles with ceiling angle of
width 25mm x 10mm x 0.55mm thick fixed to soffit with GI cleat and steel
expansion fasteners. Ceiling section of 0.55 mm thick having web of
51.5mm and two flanges of 26mm each with lips of 10.5mm are then
fixed to the intermediate channels with help of connecting clips and in
direction perpendicular to the intermediate channel with centres 12.5mm
tapered edge gypboard (Confirming to IS-2095-1982) is then screw fixed
to ceiling section with 25mm dry wall screws at 230mm centres. Screw
fixing is done mechanically either with screw driver or drilling machine
with suitable attachment. Finally the boards are to be joined and finished
10.1 so as to have a flush look which includes finishing the tapered and square
edges of the board with joining compound. paper tape and two coats of
primer suitable for Gypboard (As per the recommendations / practice of
India gypsum or equivalent). The false ceiling surfaces shall be prepared
tothesatisfactionoftheConsultant,andshallbeappliedwithtwocoats of primer,
two coats of putty and touch up putty if required to achieve smooth finish.
The surface shall be painted with two coats of Plastic emulsion paint of
approved make to the satisfaction of Architects.Note:There will not be
separate measurements for the vertical drops up to 2'-0" high, double level
ceiling, vaulted ceiling, curved ceiling and indirect lighting made in
gypsumboard.False ceiling rate quoted shall include providing necessary
cut-outs for fixing Light fixtures (Inclusive of all sizes), AC diffuser, AC
dampers, AC linear grilles for (supply and return air), smoke detectors,
speakers etc., as directed by the Architects.( No additional rates will be
given for thecut-outs)
 Same as item no .10.01 but to Fabricate and install 12mm thick
gyp board designer ceiling with shape and design as per
detailed drawing at diifereing levels having provision for coves &
niches as dirested by architects supported by appropriate
reinforcement with suitable G.I. channel frame supportsincl.
soffits, diffuser grille box, light fixture box, cutting, remaking &
finishing with taped joints and joint compound as recommended
by the manufacturer. Also to include finishing with Paint of
approvedshade. .Note:1) There will not be separate

level ceiling, vaulted ceiling, curved ceiling and indirect lighting
made in gypsum board. False ceiling rate quoted shall include
providing necessary cut-outs for fixing Light fixtures (Inclusive

15.1 Modular False Ceiling

TILES:Modular false ceiling tiles shall be of the following
material composition and specification of recommended

Composition: Homogenous mineral fiber comprising slag wood,
starch, clay, Guar gum. SUSPENSION SYSTEM AND
PROCEDURE OF WORKS:Supply and installation of
suspension grid system with main Tee and cross Tees to provide a
stable suspension system for quick laying of acoustic ceiling tiles
of nominal size 600 mm x 600 x 19/ 15 mm. The width of flange
of all Tees shall be 24 mm as per the
 manufacturer’s specification. The Tees shall be double webbed
with bake enameled fascia cap and all other exposed surfaces
galvanized or suitably treated against corrosion. Free ends of tees
shall be mounted with quick release high tensile spring steel clips
to provide a plug-in positive-lock for easy removal without tools.
Suspension points shall not exceed center-to-center distance of
1200 ~ 1250 mm and shall be professionally executed with twin 4-
mm GI suspension rod and adjustable suspension (butterfly) clip
of spring steel. The entire grid system shall be designed to bear a
distributed load of minimum 18 kg/sqm. Design of grid layout
shall be produced with co- coordinating suspension points in
tandem with other serviceduct/ cable tray layouts. The grid
layout is to be superimposed on the ceiling.NOTE:The rate
quoted for any of the Modular false ceiling system shall include
providing necessary cut-outs for all Light fixtures (all sizes), AC
diffuser, AC dampers, AC linear grilles, smoke detectors,
speakers etc., and any other openings to be made in the false
ceiling as directed by the Architects. Please note there will not be
additional rates/ measurements for the above cutouts to be
provided in the ceiling. This also includes providing 12mm thick
plywood backing for all types of cut-outs. The exposed edges of
the tiles shall be treated with poly vinyl acetate sealant and
finished inpaint.

the Architects

15.3 Metal ceiling - perforated - Wet areas

Supply and Installation of Proprietary make, pre-fabricated Metal
False ceilings with necessary grid systems and channel sections of
Armstrong or AMF make as per detaileddrawing.
