    1) Architectural Design

    Architecture includes subsystems of Floor Layouts, Elevations, Sections, Conceptualization,


    Visualization, Exterior closures, Special finishes on floors, walls, roofs and ceiling planes and
    all interior spaces:

    a) Architectural Design:
    Concept Design Phase
    Pre Project Design Phase
    Detail Design Phase
    b) Computer Generated 3D Modeling
    c) Approved drawings for RAJUK and other Govt. Agencies.
    d) Architectural Construction Drawings & Documents
    Facade and Fenestration System including clad-in, louver, shading
    Subsystem
    Specialty Feature
    Roof and Wall Civil Systems
    Finish Schedule and details
    Joinery Details
    Ceiling Systems
    Services and utilities
    e) Bid Documents and Analysis, where applicable
    f) Interior Design for the common shared areas and back of the house (BOH)
    g) Landscaping
    h) As-Built Drawing as per requirement
    2) Structural Design and Civil Work Design

    Structure and Civil Works include design and documentation of Foundation, Substructure,
    Superstructure, Roofing and other infrastructure subsystems:
    a) Structural Design & Drawings
    Sub Structure (Foundation & Basement)
    Super Structure (Shell Work)
    Steel Structure
    Internal Road, Drains & other civil infrastructure
    b) Structural Design Calculation Method, Analysis Technique and Documentation
    c) Documentation of Computer Modeling of the Structure
    d) Specialized Analysis of the Structure on Seismic/Earthquake, Wind Load
    e) Design Report Preparation as per BNBC Code 2006.

    3) Electrical, Telecom Systems Design
    System includes all electrical energy distribution subsystems including lighting, backup
    sourcing and support for other infrastructural systems integrate, Electrical System
    Design incorporating Lighting, Air-Conditioning, Sanitary, Fire-protection and
    Architecture, Lighting Protection System:

    a) Sub-station, Power distribution and lighting system


    b) HV/LV supply & distribution system in/c transformer, AVR, HV Switchgear, LV
    distribution system, Genset distribution in/c all sorts of cabling/Bus-trucking
    c) Luminaries and lighting system
    d) Emergency power system
    e) Lighting protection and grounding system
    f) Infrastructural support for all other distribution system

    4) Mechanical Systems Design


    a) Conveying System (if applies)
    Intelligent and computerized Lift and Escalator operation (as applies)
    Vertical Transportation system
    Horizontal Conveying (as applies)
    Service Transportations
    b) Fire Safety and Security System
    System includes intelligent fire safety and Security System integrated to the BAS
    terminals to detect and fight the fire as per BNBC Code 2006

    Fire fighting and protection system


    Auto Sprinkler System (if required)
    Fire Detection system and Alarm System (if required)
    Smoke and Heat Detectors in strategic public and service areas
    Fire barrier system (if applies)
    Water reservoir and connection system to fire engine

    c) Sanitary Engineering System


    System includes all water and gas distribution subsystems including plants, pumps,
    distribution pipe works, valves etc.
