assumptions, deviations, omissions or exclusions from your requirements
they will be described in this proposal offer.

Following is the brief summary of the project:

1. Building-1: Width: 24.390m (80’-0”), Length: 76.196m (250’-0”), Clear


Height: 6.096
2. Proposed Frames are Clear span without intermediate column in
the width of the building.
3. 0.5 mm thick pre painted sheet without insulation is applicable at roof.
4. 0.5 mm thick pre painted sheet without insulation is applicable at
walls (above masonry level).
5. In building accessories 10 Nos. R. Vents and 20 Nos. Skylights are
included.
6. Our quotation would be revised, for any particular standard requirements
regarding Health & Safety, Dispatch & Packing, Crane, Labors,
Scaffolding, Safety Standard Kits, etc.

Special Inclusions & Important Notes:

1. This quotation is based on assumption that client has both NTN &
STRN. In case otherwise in the absence of both or any one of it,
quotation will revise accordingly.
2. All above mentioned points are integral part of "Section 10" of this
quotation.

Section 5: Steel Work Finish

1) Primary Steel

All primary steel members will be cleaned and painted at our factory with one coat of epoxy
based primer.

2) Secondary Steel

All secondary steel members such as purlins, girts, eave struts, gable angles and base angles
are made of Pre-galvanized steel coils. Choice of material will depend on availability.

3) Panel Colors

Panel colors will be as per the latest TBT standard. Other colors may be accommodated on
Buyer’s request, where extra charges and delivery time may apply.

Section 6: Changes and Revisions

 Any change and/or revision to the above stated scope of supply may lead to variation in the
price and the delivery period. A change must not hold payment for work completed in the
original contract.
 A detailed Change Order Contract will be signed by both parties mentioning summary of
changes in technical, financial and delivery commitments.
 TBT reserves the right to change any of its product design or details, in the process of
continued enhancement.
 TBT shall be compensated for any change in building parameters and extra works.

Section 7: Supply Material Dispatch (Delivery) Schedule

7.1 Dispatch Trigger Date

Material will be dispatched at the end of 10 weeks from TBT’s factory (or as agreed by both
parties) from the Dispatch Trigger Date (DTD), which is the date of receipt and acceptance of
the following at The Building Technique (Pvt.) Ltd. It can be the same for all buildings in this job
or different for each building in this project.
a. Signed contract (All pages and hand written notes to be initialed by both parties.)
b. Down payment
c. Final change order
d. Signed final "approved as noted" or approved as in Approval Drawings
 Please allow a minimum of 1-2 weeks for Approval Drawings submittal.
 Buyer must return approval drawings to TBT's Head Office within 2 weeks of receipt. Any
delay may result in a change to our delivery commitment.

Section 8: Proposal Validity

8.1 This proposal is valid for 14 days from the above noted date. Any extension of validity by
TBT must be in writing.

8.2 If the job (project) is not “Released for Production” within 20 days from the date of entering
into Contract, it will be subject to delivery change and price change in accordance with the
prevailing delivery schedules and prices at the end of the above noted period. “Released
for Production” means that the Approval Drawings have been returned by the buyer
“Approved as Noted” or “Approved as Is”, the agreed upon payment terms, as per Section
12, have been fulfilled by the buyer and the job has been released for final engineering
production and fabrication at TBT.

8.3 That portion of this order that is not released for production as per section 8.2 and not
shipped within the maximum committed delivery period as per section 7.1 of this proposal
will be subject to a price change in accordance with the prevailing prices posted at the end
of the above noted time period. However, if that portion is not shipped due to any issue at
TBT’s end, no price implication will be applied.

Section 9: Assumptions, Deviations, Exclusions and Omissions

The Building Techniques has attempted to incorporate all your scope & technical requirements as
obtained from you or from the Consultant Drawings. If we have made any assumptions, deviated
from your exact requirements or excluded any item from our supply, we should have noted them in
this section. Please help us by reading this proposal thoroughly and giving us your feedback to
ensure that we have not overlooked anything.

9.1 General

i. This proposal includes only the area defined in this document and shown in drawings.
Please read carefully the sections 1 to 5 for the building parameters, accessories, design
loads and materials used in this offer. It has been attempted to keep these sections as per
Buyer requirements, however any special requirement of Buyer mentioned in Request for
Quotation (RFQ) but not mentioned in this document is not included in this offer.

ii. Detailed Fabrication drawings preparation, manufacturing and supply will be initiated only
after receipt of complete approval package duly approved by Buyer or his consultant.

iii. Both parties agreed that the price quoted in this quotation is based on a lump sum basis
calculated according to the building descriptions as well as the required loading and codes
shown above and not as a re-measurable basis. Hence, the project weight given at the
quotation stage is only indicative and no claim will be entertained in case of a reduction or
addition in the building weight after the final design or the shipment. However, should there
be any revision to the scope of the work after signing of the contract which may result in an
increase or decrease in the contract value, then it is subject for a ‘contract change order’ as
per Section 9 (amendment to the contract value) reciprocally agreed by TBT & the Buyer.

9.2 Exclusions

The following are always excluded from our scope as a general practice.

 Doors, windows, partitions etc. unless specifically mentioned in this proposal


 Non-shrink epoxy grouting under steel columns
 Maintenance works
 Provision of all civil, mechanical and electrical works.

Section 10: Other Terms and Conditions

 This offer does not include any structural designing, testing and / or demolishing of existing
structure, execution and / or supervision of civil works to be executed at site.
 TBT is responsible for supplying Anchor Bolts and not for their grouting in civil foundation and
supervision.
 TBT is not liable for any signs of rust, color fading or dirt stains that might appear on the steel
during long storage (exceeding two weeks), because of the buyer, on site / at factory.
 Any additional charges to hold the shipment at TBT premises for more than 15 days, partial
shipment, idol labor etc. due to delay in payment from the Buyer or as per the request of the
Buyer, shall be paid by the Buyer.
 The Buyer shall provide authorized access (gate pass) to site for TBT and /or its erection team.
 The Buyer shall maintain clear and uninterrupted access to the site and building area for the
vehicles and equipment of the erection team all the time during the execution period.
 The Buyer shall insure continuous uninterrupted work to maintain proper sequence of erection.
 The Buyer shall provide the erection team the building foot print and a 10-meter-wide perimeter
leveled and compacted for free maneuverability of equipment vehicles and/or scaffoldings.
Failure to do so can result in Price impact.
 The Buyer shall provide a lay down area for storing and offloading material necessary for the
erection activities within the building foot print plus 10m wide perimeter around the building.
 The Buyer shall provide domestic water and power supply for the temporary offices and
buildings, and the required water for water test (including tools and equipment).
 Health & Safety considerations will be as per our Standards. For any special requirements
regarding Health & Safety, our quote will be revised.
 In case of PEB structure resting on / connected to / leaned to a pre-existing structure, TBT is
not liable for the structural stability and integrity of that pre-existing structure/building.
 All arrangements for boarding, lodging etc. of the installation team shall be arranged by the
buyer free of cost.
 The buyer shall be responsible for the safety and security of our equipment and staff onsite. An
undertaking from the Buyer shall be requested if needed.
 If contract is cancelled at any stage, for any reason, Buyer agrees to pay TBT a cancellation fee of
15 % of contract price or actual costs incurred up to time of cancellation, whichever is higher.
 TBT is not liable for delays or failure to perform its obligations if Force Majeure conditions
prevail
 Upon completing execution, the Buyer shall issue an “Erection Completion Certificate”.

Section 13: Governing Laws and Arbitration

 This agreement shall be governed by, and construed in accordance with the Laws of the
Islamic Republic of Pakistan.
 Any dispute arising hereunder or from or in connection herewith shall be resolved amicably
by discussion between the parties hereto, failing which the parties shall submit the matter in
dispute to be finally settled pursuant to the Pakistani Arbitration Regulations. The arbitration
shall take place in Karachi, Pakistan.
