INTRODUCTION

Building maintenance is responsible for a property's upkeep, including structural, electrical,


and plumbing systems. The main goal is to manage a building and its grounds, as well as
customize needs for the facility. Responsibilities can vary from building to building. It can
include everything from leaky faucets to major repairs. This may include obtaining outside
contractors to resolve major issues. Around the building, responsibilities can include lawn
maintenance and sprinkler repair, electrical problems, and trash disposal. Because building
maintenance encompasses so many things, companies choose to outsource to building
maintenance companies. Thus, it is the combination of technical and administrative actions to
ensure the items and elements of a building in an acceptable standard to perform its required
function

Under building maintenance there 7 types of classification for maintenance that are very vital
to be implemented by any organisations for their building such as:

i. Corrective maintenance
-It is required when an item has failed or worn out
ii. Planned maintenance
-It is a scheduled service visit carried out by a competent
iii. Predictive maintenance
-It is prediction when maintenance should be performed
iv. Preventive maintenance
-It is performed specifically to prevent faults from occurring
v. Proactive maintenance
-It is a maintenance strategy for stabilizing the reliability of equipment
vi. Condition based maintenance
-It is the work initiated after inspection
vii. Day-to-day Maintenance
-Its involve maintenance that been carry out with daily.
Objectives of Building Maintenance are such as:

i. To extend the useful life of the buildings and prevent premature capital outlay for
replacement
ii. To satisfy occupants/tenant, to provide a safe, secure and efficient working & living
environment and to avoid deterioration of physical assets
iii. To maximize the aesthetic and economic values of a building as well as increase the
health and safety of the occupants
iv. The improved condition of the building gives positive effect to the users resulting in
lower staff turnover, better customer relation and public image

Significant of building maintenance are such as:

i. It was important that buildings continue to be properly maintained to ensure that they
can function as efficiently and effectively as possible.
ii. The deterioration of buildings due to the lack of maintenance could lead to future
financial burdens, pose legal and other industrial relations issues and affect the
delivery of services.
iii. Identifying building problems and understanding of building materials and its
mechanical and electrical systems are aspects of the process of preserving and
conserving building quality and to ensure the efficiencies of the facilities
