to be implemented by any organisations for their building such as:
i. Corrective maintenance
-It is required when an item has failed or worn out
ii. Planned maintenance
-It is a scheduled service visit carried out by a competent
iii. Predictive maintenance
-It is prediction when maintenance should be performed
iv. Preventive maintenance
-It is performed specifically to prevent faults from occurring
v. Proactive maintenance
-It is a maintenance strategy for stabilizing the reliability of equipment
vi. Condition based maintenance
-It is the work initiated after inspection
vii. Day-to-day Maintenance
-Its involve maintenance that been carry out with daily.
Objectives of Building Maintenance are such as:
i. To extend the useful life of the buildings and prevent premature capital outlay for
replacement
ii. To satisfy occupants/tenant, to provide a safe, secure and efficient working & living
environment and to avoid deterioration of physical assets
iii. To maximize the aesthetic and economic values of a building as well as increase the
health and safety of the occupants
iv. The improved condition of the building gives positive effect to the users resulting in
lower staff turnover, better customer relation and public image
