hen preparing a property


for sale, remember

that
buyers are smart. They
will see any obstacles
which promptly give them negotiating
power. Obvious obstacles that can break
a sale are uncleanliness, clutter, odors,
disrepair and lack of maintenance. Even
if your house is spotless, fresh and uncluttered, you should address additional
obstacles to glean top dollar.
How a home presents reflects how
well it has been maintained. A wellmaintained property is an asset. A house
that reflects disrepair and deferred
maintenance makes potential buyers
wonder what else has not been cared
for properly. They will assume that the
sellers only tended to problems instead
of preventing them.

Other obstacles that influence the


sale are any perceived work inside and
out, taste specific dcor, an outdated
property, problem spaces and the inability to understand how to use a room.

This includes lack of maintenance to
the home as well as the property. A yard
screaming for attention, a fence or deck
in need of staining, cracked and chipped
stucco and peeling paint are potential
projects that stand out to buyers. Even if
the exterior is well maintained, buyers will
identify with the exterior updates they
prefer, such as improving the landscape
and changing the paint color. If buyers
dont like what they see outside they certainly will not schedule a visit inside.

If you do not tackle obstacles ahead


of time, buyers will either walk away or
overinflate actual costs to compensate
for each item that doesnt meet their
needs. Therefore, if something needs
work, fix it. It is not worth the risk of limiting your buyer pool or losing multiple
times the cost of the actual repair.

update spaces
Some properties have areas that made
sense in the past, but no longer resonate
with todays buyers. Think of small choppy rooms and a kitchen disconnected
from the rest of the house. Some houses
have spaces that are difficult to understand how they can be used. Others have
an elephant in the room like a hot tub in
the living room or wild colors.

It is tempting to think that bringing


in new furnishings will distract a buyer
from seeing the obstacles, but remember, buyers are smart. You are selling the
property, not the furniture. A professional can use your furnishings to market the
features of the house and show buyers
how to use those funky spaces. Where
the pro places items is more important
than the pieces themselves. Add value
by improving the property rather than
renting furniture.
In summary, if something is broken,
fix it. If it yells for attention, address it.
Get professional advice on what updates
and solutions are worth the effort and
how to accomplish them without overspending. The ultimate goal, after all, is
to maximize your return on investment
and attract buyers.

follow these steps to quickly get rid of rug stains and smells

brighten our days, lift us up


when our spirits are down,
and make our homes feel
complete. Unfortunately, accidents are
inevitable and even the best dogs and cats
will occasionally have an accident on your
best area rugs. Below are a few quick steps
you can take to help prevent damage and
odor from pet urine. These steps can be
effective at removing urine from your wallto-wall carpet as well.

step 1
If the spot is still wet, poultice the area.
If it is already dry, move on to step 2. The
first thought a lot of folks have is to wipe
the area up with a wet rag. A much more
effective method is poulticing. To poultice
a spot, take a dry rag or paper towels and
apply downward pressure on it. The
moisture will soak into the rag and get

"sucked" out of your rug. A poultice is


more effective because it doesn't spread
the spot around and removes a much
greater quantity of moisture. If you own
good wet-vac that is capable of removing moisture, you can use that instead
of poulticing the spot.

step 2
Apply white vinegar. White vinegar
is great for eliminating the odor of most
pet urine. It also helps to keep the dye in
your rug set, preventing color migration.
Pour enough white vinegar directly onto
the spotted area to soak it. While the
odor of the vinegar is intense, it will fade
quickly as the area dries out.

urine in place. This is especially important
if you are dealing with cat urine as it tends
to have oils that need to be broken down.

Poultice out the white vinegar. Much
like step 1, use a poultice to remove the
white vinegar.

Smell the area, possibly repeat steps
2 through 4. Take a quick smell of the
area. If you can still smell the urine over
the vinegar, repeat steps 2 through 4.
Otherwise, move on to step 6.

Let it sit for three to five minutes. We


call this "dwell time". The white vinegar

Getting your rug dry quickly and effec-

tively is a big part of keeping the bacteria


in the urine from heavily reproducing.
Air flow is key here, so using a fan to
blow over the wet area will go a long
way toward this. If you can expose both
the top and bottom of the rug to that
air flow, it will speed up the process
tremendously. You can prop books up
underneath your rug or even drape it
over a chair to achieve this.
Once dry, you have done all you can
to treat the spot. In most cases, you
will find that the smell is gone and the
staining reduced. It is important to note,
that while this helps the appearance
and smell of your rug, it does not really
disinfect it. If disinfection is what you
are after or if problems still persist, it is
probably time to have your rug washed
professionally. Full immersion cleaning
is by far the most effective technique for
eliminating and disinfecting urine.

empire. But after taking a chance
on doing sunrooms a business
that did not exactly take off, but rather was
seized by his investors Chavez quickly
forgot about his accounting career and
forged ahead. Jump ahead 26 years and
DreamStyle Remodeling is now operating in five states, all run from its gleaming,
$4.5 million showroom and offices that the
company opened in 2014.
The big thing was 10 years ago when we
became the Renewal by Andersen affiliate
here in New Mexico, Chavez said from his
window-lined corner office that frames the
Sandias.That has become our core business. Now DreamStyle Remodeling owes
some 80 percent of its business which is
expected to gross between $80 and $100
million this year to Andersen, he said.

Very quickly, it became purchasing the
land and building this building. It has
turned out to be a major resource for us,
both for our showroom operation and
being able to centralize a lot of our activities. We do all our marketing for all of our
out-of-state divisions here. The call center
is here. We have human resources here.
And our consumer finance, which is a very
important function.

The real secret success, however, is
pretty simple, he said.The key is having
good products and having happy customers, Chavez said.Thats our goal every

day is to have happy customers. And weve


gotten pretty good at it. Creating happy
customers starts with people they meet on
the floor, he said.

and we have a real nice product offering.
Everything we do enhances the value of
someones home. Its not uncommon for
people to have us do some limited work
when they go to sell their home. And
theres a big tie in with the home-buying
economy, Chavez added.
It is very frequent that somebody who
purchases a home maybe likes the style,
location, and so forth, but that they intend to
renovate it to suit their own needs and tastes.
Thats where we work hand-in-hand with the
real estate industry to help people improve
and modify their home that they purchased
to meet their needs and own tastes.

The company continues to grow, as well,
adding a sixth market soon in Santa Barbara, Calif., which ultimately helps the local
economy, Chavez said. Our main business
continues to be Renewal by Andersen but
we are growing other aspects of the company, he said. And were pretty proud
that we have a good number of the jobs
here that are serving our out-of-state markets. So our success in out-of-state markets

is creating good paying jobs here in New


Mexico. We need more of that around here.
We spend lots of money here to support
our business out of state. We buy vehicles,
computers and various services here. So we
really help the local economy with our success in the out-of-state markets.
The company also supports a number
of local causes, like Animal Humane of
New Mexico, New Mexico Boys & Girls
Club, University of New Mexico Childrens Hospital, the Jewish Community
Center, the Mayors Ball, and the Lobo
Club. Whats more, DreamStyle recently
began a $350,000 renovation of the UNM
football teams offices, with the company
chipping in $100,000 and Rick Galles,
president and CEO of Albuquerques
Galles Motor Co., also adding a chunk
of cash to the project. All the money will
come from private donors.
Were completely giving the UNM
facilities a facelift with some modern stuff,
Chavez said.The building down at the
south end of the stadium was built in the
early 90s and its never been updated. The
carpet is worn out.
Another interesting aspect to the
company, he noted, was its diversity.Im
the CEO, and the No two, there and four
people are women, he said.Its a construction company with executive leadership of
women who do a fantastic job. Were real
proud of that.
