Almost uninterrupted 24 hours and 7 days power supply for 365 days a year is
reasonably ensured.
Fire fighting and Fire Alarm system.
Close circuit TV in entrance lobby at each floor with monitoring & recording
systems.
Provision of wiring for Public Address & Sound System available at each floor.
(Equipment at Lessee/Tenants accounts).
Provision of wiring for Electronic locking system at Main Entrance in the lobby.

Each floor is provided with separate electricity meters to measure electricity

Building is completely self sufficient for its 100% power requirement, having its
own new direct imported Gas/diesel generators with 100% backup, generators of
equal capacity with automatic changeover. Separate generator set for minimum
night load of about 250 KW. KESC shall also be utilized.
The cost of electricity for lights & equipment shall be borne by the lessee on the
basis of actual consumption @ applicable prevailing KESC/public utility
commercial tariff or backup Generation (subject to change without notice). Every
floor has been provided with an electricity meter for this purpose.
KESC charges are as per KESC commercial tariff, Rs 17 per unit, (Subject to
change without notice).
Generated Power charges are Rs 25 per unit, (Subject to change without notice).
AIR CONDITIONING:
SIGNAGE:
The Tenants name shall be displayed at the directory in the lobby of the Building
by Landlord.
The Tenant shall be entitled to display its name and logo at the entrance to the
Leased Premises.
INSURANCE:
The Tenant / Lessee shall take insurance cover for all its valuables, terrorism, fire,
burglary, theft and to safe guard all its interests Lessee deems fit, at its own cost
and efforts.
PLEASE NOTE:
All alterations, installations, additions and improvements made by the Tenant in the
Premises which are of permanent nature and fixed to the premises such as decorative
tiles, etc and which cannot be removed by the Tenant shall be surrendered free to the
Owner / Lessor on the last day of the term of this lease, or its renewal, leaving the
Premises in tenantable condition.

Rent Rs.175/= per sqft. per month for first and Second Floors.

Rental lease shall start from the date of signing of Lease Agreement and handing

The Tenant / Lessee may start work even at the time of signing MOU with the
Lessor / Owner.
Rent shall be paid 6 monthly in advance.
Fixed security deposit equivalent to 3 months rent shall also be paid by Lessee
without any accruing any interest or profit. Security deposit shall be refundable at
the end of lease term after deduction of amount if any, payable by Lessee.
Rent increase shall be 10% per year.
Rental lease period can be settled by mutual agreement.
Increase in taxes, govt. levies and charges etc., to be proportionally increased in
rental and service charges.
The CVT, stamp duty and registration of rent/lease agreement and other related
charges/expenses are to be borne by lessee at its own cost and efforts.
Water, conservancy, fire and such consumption related charges are payable by
Lessee/Tenant.
Tenant shall also pay Value Added Tax (VAT) or GST.

Air-conditioning from 6:00 p.m. till 8:00 a.m. (after office hours in evening till next
morning) shall be charged on a monthly basis. Separate BTU meters are installed
on every floor to measure actual usage/consumption. Air-conditioning from 8:00
a.m. till 6:00 p.m. on working days (except gazettes holidays) shall be included in
the air conditioning charges.
MANAGEMENT, MAINTENANCE AND JANITORIAL SERVICES / CHARGES RS.10/PER SQ.FT. PER MONTH ALSO PAYABLE BY LESSEE/TENANT
(subject to change without notice)
Together with Lease Agreement, the Lessee will also separately sign a Management
and Maintenance Agreement for providing various services as detailed below:
Maintenance, cleaning & Janitorial services of outside common areas.
Maintenance of the buildings own parking lot in the basement.
Operations & Maintenance of elevators.
Operation & maintenance of Fire Alarms.
Outer Building Security, Surveillance and common areas of Harbour Front Office
Building.
Outside and common areas cleaning.
The building has imported window cleaning system for efficient and modern
cleaning from outside.
Inner Maintenance /cleaning, and inner own security by Lessee/Tenant at its own
cost and efforts, however technical and other assistance can be provided by the
Dolmen Harbour Management (if possible), but responsibility lies with the
Lessee/Tenant.
Equipment service and maintenance.
Generators upkeep and maintenance.
Parking controls and monitoring.
Presently line water is available, however, in case of water tankers purchase,
prorate charges shall be recovered from the tenant.

The entire Clifton and Defence area including Main Roads connecting these areas
to city area are under heavy revamping and planning by KPT, City Government,
DHA.
Many Underpasses, overheads and widening of roads are taking place under
direct supervision of Federal and Provincial Governments.

Karachi developed on the most modern lines.
