Lease Agreement

This agreement is entered into on 04/08/2015 between --- hereinafter referred to as landlord,
and ----- referred to as tenant. Here the tenant is responsible for the rent payment and enjoy the
right to use the premises when the rent payment is in good standing.
1.
PREMISES. Landlord rents to tenant the second room from north on 2nd floor in
the property of ----- And related common area (cooking facilities, laundry facilities and
bathroom) For use and occupancy as a residence for above stated individual only. No other
persons may occupy the premises without the permission of the Landloard in advance. Said
tenancy shall start on May. 1st 2015 and continue as a month to month lease and either
party have the right to terminate the agreement at a one calendar month advanced notice
to other party.
2.
Rent. Tenant shall pay to landlord rent in the amount of $470 in advance on the
first day of each calendar month. Rent could be adjusted according the market with a 30
days advanced notice. May rent is not prorated. Last month rent will not be prorated.
3.
LATE CHARGES. In the event the rent shall not be paid in full by the first day of
the month, or in the event that a check tendered for the rent shall be for any reason
dishonored, then in either of those events, a late charge shall accrue in the amount of $47
be due and payable forthwith in the addition to any rent unpaid.
4.
SECURITY DEPOSIT. Tenant will deposit with landlord the sum of $400 as and
for a security deposit. Said deposit may be applied by landlord to any purpose permitted by
law and upon termination of this accounted for according to law.
The landlord should refund the remaining security deposit balance to the tenant within one
week after the tenant move out above premises. $50 carpet steam clean fee will be
deducted if the tenant choose not to do the steam clean by himself.
5.
UTILITY. The monthly rent includes the following utility cost: Gas, Electricity,
Garbage collection, Water and Sewer. The tenant need to pay its own telephone bill include
the installation cost.
6.
SUBLEASE: Tenant cant sublease the premises or part of the premises.
7.
MAINTENANCE AND REPAIR: During the life of this agreement, tenant shall
keep the premises clean and sanitary condition; dispose of all rubbish, garbage and waste
promptly and in a clean and sanitary manner; properly use and operate all electrical, gas
and plumbing fixtures and keep the same in clean condition; not permit any person in or
about the property with tenants permission to deface, damage or remove any part of the
structure of the property or the facilities, equipment. The tenant shall responsible for all
expenses in connection with any repairs caused by tenants failure to comply with the
foregoing condition. Turns off all of electronic equipment and lights in the room and
common area when leave the house. Notwithstanding the foregoing, it is landlords
obligation to maintain the property in a habitable condition. However, landlord is not
responsible for defective conditions caused by tenants wrongful or negligent actions for
inactions or those of any person upon the premises with tenants permission.
8.
USE OF THE PREMISES. The premises are rented to tenant for residential
purposes only. Neither tenant nor any person on the premises with his permission shall

disturb, annoy, inconvenience or endanger other tenants in the property. Tenant shall
perform no alterations or redecorations of the premises without landlord prior permission.

PET. No pet allowed in this property the premises located.

SMOKING. No smoking allowed in the property the premises located.

PERSONAL PROPERTY. When the tenant move out, all of the personal property
belongs to the tenant should be taken by the tenant. Nothing shall be left on the premises
without landlord permission. All left personal property without landlord permission will be
disposed at renters expense.
12.
COMMON AREA. The tenant should keep the common area clean and in good
shape and responsible for clean up his or her own mess after each use. And empty the trash
can when it is full. If the tenants failed to maintain the common area clean, the landlord can
arrange other to clean the common area. In that case all of current tenants will share an
equal share of the clean fee added to their next month rent payment or deducted from the
security deposit.
When all of tenants agree the following common area cleaning schedule should be
followed:
Each rooms tenant make turns to clean the common area include the
bath and toilet. Each room's tenant is going to be on duty for a week. A
token hung on the room door which is used to indicate the rooms tenant
is on duty for cleaning common area for the week. After the tenant in
that room cleaned the common area he need to find a time to hand over
the token to the next rooms tenant in person and have both people
check out the clean work and make sure the clean is well done. Then the
next room tenant will on duty for the next week and repeat the process
from week to week.
If the room's tenant is on duty but don't want to do the wok he can talk
to other roommates to see if anyone can to job for the guy who is on
duty and between the two tenants can come up some deal to pay the
one who do the work some money to compensate the job done for the
other person.
13.
GUEST VISIT. As a general rule no overnight guest is allowed.
Since this is a shared environment everybody have their own schedule
and everyone should use common sense to keep the place quiet all the
time and respect everyones privacy. All visit guests should leave before
11pm. There is no party should hold in the common area. And no one is
allowed sleep in common area.
