STAGE 1: PROJECT PROPOSAL

FADE IN:

OFFICE TOWER (SUBANG SQUARE TOWER) DAY


Client walks to the office tower.
QUICK PAUSE - APPEARANCE
SHOKOFEH VALIPOUR, a young yet wise lady. As filthy as she is,
she always demands for perfection in everything.

Shokofeh goes to--

THE ASSISTANT COUNTER (ALFA COLLEGE 11TH FLOOR)


And approached the assistant.

SHOKOFEH
Hi, Ive made an appointment to meet with the project manager,
Ms Ling.

ASSISTANT
Okay, please wait for a moment ya.

Assistant makes a call to Project Manager.

PROJECT MANAGERS OFFICE ROOM (DONUTES BAKERY)


The phone RINGS.
PAUSE QUICK APPEARANCE
LING HUA YIN, a successful chic lady, known for her capability
in managing all sorts of projects. Ranked top as clients
favourite.

And Hua Yin answers the phone.

INTERCUT PHONE CONVERSATION

VOICE
(overphone)

ASSISTANT
Ms Ling, your client Ms Shokofeh is here to meet you.

HUA YIN
Okay, please invite her to the meeting room. Ill be there in
five minutes.

The assistant invites the client into the meeting room--

ASSISTANT
(Serves drink)
Heres a cup of tea for you. Ms Ling will be here in two
minutes time.

Hua Yin calls up Architect.

HUAYIN
Agnes, can you go to the meeting room now?

ARCHITECTS OFFICE ROOM (ALFA COLLEGE LIBRARY)


PAUSE QUICK APPEARANCE
AGNES, a talented and recognized architect, being the asset to
the company. She loves living in her world of imagination and
creativity.

The phone RINGS.

Hua Yin and Agnes walk to meeting room--

MEETING ROOM (DONUTES BAKERY) DAY

HUA YIN
Hi, Ms Shokofeh. (Shakes hand) Sorry to keep you waiting. Meet
my architect, Agnes.

SHOKOFEH
(Shakes hand) Its okay.

AGNES
Hi, Miss. Nice to meet you. (Shakes hand)

SHOKOFEH
Hi. Nice to meet you too. (Shakes hand)

HUA YIN
So, Ms Shokofeh, what can we do for you? What new development
do you want to propose?

SHOKOFEH
I want to propose a 99-storeys mixed-use skyscraper at
Precinct 2, Putrajaya. I would like to have commercial,
perhaps a shopping mall and hotel and also, offices in the
skyscraper. My budget for this project is RM99 million. You
see, my lucky number is 9. (laughs)

HUA YIN
Okay... (takes note)

AGNES
(nods)(sketching)(shows draft) How about something like this?

SHOKOFEH
I am expecting you and your team to come out with something
different to impress me at the end of the day. Can I see the
progress from your whole team a month later?

HUA YIN
We will do our best not to disappoint you, Ms Shokofeh. Sure,
Ill ask my assistant to arrange the schedule with you. See

AGNES

SHOKOFEH

STAGE 3: CONTRACT (DOCUMENTATION)

The chosen contract is agreed between the client and contract.

Thank you for trusting me. May I know what type of contract
are we agreeing for this project?
SHOKOFEH
I will fix my budget at RM99 million so, Lump Sum Contract.
Heres the contract. Please read through it before you sign
the agreement.

Lump Sum Contract is a FIXED PRICE CONTRACT where the contract
sum is determined before construction work is started.
(Writes RM99,000,000)
The contractor undertakes a defined amount of work in return
for an agreed sum.
(Writes PROFIT)
For the Standard Form of Contract,
(Writes JKR Contract)
JKR Contract is used for the project. JKR Contract is used for
(Writes government and public projects)
government and public sector project and in this contract
covered all building and engineering works.

STAGE 4: SITE POSSESION


FADE IN.
SITE DAY
The client, project manager, architect, quantity surveyor and
contractor visits the proposed site. A formal handover meeting
is hold between the client and contractor at the site.
SHOKOFEH
I, hereby hand over this site to you, Ms Quah. You are now
responsible to the site.
Contractor hoes the site ground.

STAGE 5: PRE-CONSTRUCTION
FADE IN.
SITE DAY
The contractor gives instruction to his sub-contractors and
workers at site. The process of clearing site is undergo. The
contractor prepares all machineries, equipment and facilities
needed for construction work.

STAGE 6: CONSTRUCTION ON-GOING


FADE IN.
SITE DAY
Progress meeting is hold weekly among the project management
team to keep in progress of the construction work.
HUA YIN
May I know how the construction stage on-going for this week,
Ms Quah?
QIU YU
We have completed the foundation of the skyscraper and will be
working on the columns and beams this week...

We are currently on track with the schedule.

Good. I will update the client. Thats all for todays

STAGE 7: PROJECT COMPLETED

COMPLETED SITE PROJECT (EMPIRE SHOPPING MALL & THE OLIVES
RESIDENCES) DAY
The client enters and checked the newly constructed
skyscraper.
An official launch is hold upon completion of project.
The whole project management team cheers and celebrates the
end of the project.
